House Clearance for Dunkirk homes

Rarely probate. Here it is a void room in a licensed house emptied between tenancies, and the thing that decides whether it happens at all is whether anybody has established a right to dispose of what is still in it.

A clearance in this part of the city is rarely somebody's estate. It is a room, or a whole shared house, being emptied between tenancies: the last occupant's furniture, several previous occupants' furniture stacked behind it, and a kitchen holding six people's pans. Two things follow from that. The first is legal rather than practical, because belongings left behind by a tenant remain the tenant's, and a landlord has a process to go through before anything can lawfully be taken away. That gets settled before a van is booked, not on the morning. The second is that the volume is never in the bedrooms, which empty quickly. It is the cellar, which a good number of these houses have, and which is where broken furniture has been going for years.

Dunkirk sits in NG7, under Nottingham City Council. Boxed in by trunk roads, the hospital site and the edge of the university campus, so it is a small place carrying a great deal of traffic that is not going to it. Road dust and road noise shape more of the work here than the housing itself does.

What we run into on Dunkirk house clearance jobs

The item that costs the time is a flat pack wardrobe built in a top floor room. It went up as a stack of boards that one person carried, it was assembled where it stands, and it will not come back down a three storey stair with a turn at every landing. Chipboard and MDF do not unbolt and reassemble, so it comes apart destructively, on a sheet, in the room, and leaves in armfuls. Two or three of those is most of a morning on its own. The other guaranteed find is a mattress in every void room, and a mattress is a separate waste stream rather than something absorbed into a general load.

How a Dunkirk house clearance job actually runs

The route out decides the day, not the volume. There is no drive to back a van onto, so everything is carried, and the carry is either straight out of a front door onto a pavement that people are walking along on their way to the hospital, or out through the yard and along an entry too narrow for a sofa to turn in. Add two or three flights of stairs with a turn at each landing and you have the reason a modest looking house takes more people than the room count suggests. We walk the route before quoting and tell you which items are coming out in one piece and which are not. The cellar is the item that most often changes the figure, because these houses commonly have one, the steps down are steep stone with nothing to hold, and what is down there has been accumulating through several tenancies. It needs lighting before anybody goes down. Book the clearance and the clean as two visits on two days, clearance first, because an empty room shows what actually needs cleaning and a full one hides it.

Who books it here

On the practical side: Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest. Tell us where a van can legally sit before the first visit, because working from the kerb of a dual carriageway is not an option.

We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.

What we check on every Dunkirk job

The find that matters most in a house like this is paper. The hallway of a let property collects post for a decade of former occupants, and once rooms are emptied there is usually more of it in drawers and on top of wardrobes: bank correspondence, hospital appointment letters, payslips, tenancy paperwork and, more often than people expect, actual identity documents that somebody has moved out without. None of that goes into a van load. Anything carrying a name gets bagged separately and handed to whoever instructed us, along with anything that looks valuable, and the same goes for cash and photographs. We take meter readings and photograph them, and we photograph every room before we start and again when it is empty. You get a written note of what left the property and roughly where each stream went, which is worth keeping if the room is going straight back on the market.

What the house clearance covers

A sample of what is included

  • Before we leave: Meter readings taken and photographed
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
  • Where it goes: Anything you want kept set aside first, in a room you nominate
  • Where it goes: A written note of what left the property and roughly where it went

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Dunkirk

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Dunkirk. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The tenant has gone and left the room full. Can you just take it away?

Not on your word alone, and you should be wary of anybody who says otherwise. Goods left behind by a tenant are still owned by them, and there is a proper notice process a landlord follows before disposing of anything. We need confirmation in writing that you have the right to dispose before we load. Until that exists we can clear the property's own furniture and nothing else.

What should I be asking any clearance firm for?

The waste carrier registration number of whoever is physically taking your waste away, which you can check yourself on the public register, and a waste transfer note afterwards saying what left and where it went. Anyone carrying other people's waste in England has to be registered. If a quote comes without a number on it, ask for one before the van arrives rather than after.

Can you clear it and clean it in the same visit?

No, and it is worth understanding why rather than treating it as upselling. Clearing a room throws a great deal of dust into the air and it takes hours to settle, so cleaning alongside it means cleaning the same surfaces twice. It also hides what needs doing, since marks behind a wardrobe and damage under a bed only appear once they are out. Clearance first, clean the following day, and the second visit is shorter for it.

Some of the furniture is still perfectly good. Where does it go?

Reusable furniture, clothing, books and household bits are offered to reuse and charity outlets rather than tipped, electricals are separated for WEEE recycling instead of being crushed into a general load, and the residual waste goes last because it is the most expensive stream to move. In a shared house a good deal of what is there belongs to the landlord and is staying, so tell us at the walk round which items are going and which are not.

Do you cover the whole of Dunkirk?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Dunkirk?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Dunkirk?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
