House Clearance for The Meadows homes
No vehicle reaches a walkway door, so everything leaving the property travels round the block by hand. That sets the length of the day. Voids are instructed by the landlord rather than the outgoing household, which decides who can authorise what.
A clearance here is decided by the route out rather than by the number of rooms. No vehicle reaches a walkway door, so every item leaves the house on foot, along the walkway, round the block and into whichever court the van is standing in, and that walk happens once per armful. The properties come in three kinds. Probate and downsizing among households who have been in the same house for decades, voids where a tenancy has ended and a landlord or housing provider is instructing rather than a family, and the occasional flat or maisonette near Bridgeway where the carry includes a shared stair. What is missing here is storage. Most of these houses have no garage, a shallow trussed roof with little usable loft, and a cupboard under the stairs doing the work an attic does elsewhere.
The Meadows sits in NG2, under Nottingham City Council. The redevelopment put front doors onto footpaths and cars into rear courts, so nothing arrives at the door on wheels. Everything gets carried in. That one layout decision shapes how a visit runs here more than the number of rooms ever does.
What we run into on The Meadows house clearance jobs
There is a pattern to what gets left behind in a property on this estate, and it matches the walk to the van. People take what they can carry and leave what they cannot. The sofa is nearly always still there. So is the wardrobe that was built up in the bedroom and has never been down the stairs, the chest freezer in the yard, the flat pack drawers that came apart once and would not go back, and a mattress standing against a wall. Curtains and light fittings stay. A clearance here is therefore heavier per room than the volume suggests, and it is weighted upstairs.
How a The Meadows house clearance job actually runs
The van question is the first one and it is worth answering honestly before a date is agreed. A parking court is laid out for cars, and a long wheelbase van standing in one while it is loaded will block the turning space other people need to get out for work. So we plan around it: a smaller vehicle and more runs, or an agreed hour on a road where a van can legally stand and a longer carry from the house. Neither is dramatic, but they are different lengths of day and the quote follows whichever we pick. Timing helps as well. Mid morning, once the run to school and work has gone, is when a court is emptiest and the walkways are quietest for moving furniture along. If the property is a void with a deadline attached, give us the date the keys are due back rather than the date you would like it finished, because a clearance that has to be followed by a clean needs the two booked on separate days and in that order. Nothing leaves the property on the day the cleaner arrives.
Who books it here
On the practical side: Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block. A photograph of the entrance saves us circling. Forest fixtures fill the streets nearest the river.
We run The Meadows on the same round as Nottingham City Centre, Wilford and West Bridgford.
What we check on every The Meadows job
Getting large items out is geometry rather than strength. The stairs are a straight flight with a turn and a doorway at the foot, and the hall beyond is narrow enough that a wardrobe assembled in the bedroom genuinely cannot come down in one piece. It goes apart on the landing instead, back panel first, and that is a task with a time attached rather than a lift. The front door opens straight into the hall with no porch to swing anything in, so a three seat sofa gets measured on its diagonal before anybody picks it up, and where the answer is no, the frame comes apart in the room it is standing in. Yard gates onto the courts are another dimension worth knowing in advance, because a gate narrower than a chest freezer means that freezer leaves through the house and out of the front instead.
What the house clearance covers
A sample of what is included
- Before we leave: Floors swept through and fixings taken out of walls where asked
- Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
- Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your The Meadows property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What house clearance costs in The Meadows
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in The Meadows. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How do we check the waste is being handled properly?
Ask for the waste carrier registration number of whoever takes it away and check it yourself on the public register held by the Environment Agency, which is free and takes a minute. Anyone carrying other people's waste in England has to be registered. You should also expect a written note of what left the property and roughly where it went, because if waste from your address is fly tipped, the trail leads back to you.
We are executors and the house is empty. What do you need from us?
Confirmation of who is instructing and on what authority, keys and access to every space including the yard and the loft hatch, and a room nominated for anything being kept, agreed before the first item moves. Tell us what the family has already taken so nothing gets hunted for. Every room is photographed before and after, meter readings come to you, and keys go back to whoever you nominate rather than to whoever happens to be there.
The tenant has gone and left belongings behind. Can we just clear them?
Not straight away, and not on our say so. Goods left by a former tenant remain their property, and a landlord has obligations about giving notice and allowing a reasonable period before disposing of anything, which is a legal question rather than a cleaning one. Take advice, or use the process your agent already knows. We clear on the instruction of somebody who can establish the right to dispose of what is in the property, and we will ask you that rather than assume it.
Is the cleaning included once the house is empty?
No, it is a separate booking on a separate day, and that is deliberate. A clearance leaves dust, marks where furniture has stood and fixings in the walls, and no cleaner can work usefully around a team carrying wardrobes past them. Clearance first, then the clean. If there is a check out inspection or a sale at the end of it, leave a day between the two, so anything that turns up once the rooms are empty can still be dealt with.
Do you cover the whole of The Meadows?
Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in The Meadows?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in The Meadows?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block, and we group The Meadows with Nottingham City Centre, Wilford and West Bridgford on the rota.
