House Clearance for Sneinton homes

The cellar decides the day. Most of these terraces have one, almost nobody has emptied it, and everything in it comes back up a winding flight before it starts the walk across the footway to the kerb.

Clearances here split three ways. A family house that one household has had for decades and is now going through probate, a let that has to be emptied before it can go back on the market, and a first floor flat in a converted terrace where somebody is downsizing and the staircase decides everything. The common factor is that the van cannot get close. There is no driveway and nothing to load through except the front door, so the whole contents cross a public footway to reach the kerb, in whatever order keeps the pavement passable while it happens. That is a real part of the day rather than a footnote, which is why we ask for a photograph of the street and the stairs alongside the rooms.

Sneinton sits in NG2, under Nottingham City Council. Terraces with original quarry-tiled hallways and small yards. Parking is on-street and tight, so we allow for it rather than eating into the cleaning time.

What we run into on Sneinton house clearance jobs

The cellar holds the surprises. Most of these terraces have one under the front room, reached by a winding flight with a low soffit, and part of it usually runs out under the footway to a coal grate that was sealed up decades ago. What is down there is rarely furniture. It is tins of paint, bottles of solvent, a chest freezer somebody carried down when they were younger, bags of coal, and the bicycle frames and cot sides that get put somewhere temporary and stay. The tins and bottles do not go in the van at all. The freezer either comes apart or comes up on its side, and it needs its own route either way.

How a Sneinton house clearance job actually runs

Everything about a clearance here is decided at the kerb. The van stands on the street and every item crosses a public footway to reach it, so the order of the load matters: nothing is left waiting on the pavement, and anything bulky goes out when there is a gap rather than when it happens to be convenient. Two people with the route planned before the first item moves get more done than three improvising. On a probate clearance we want the family to have been through the house already and to have nominated one room for anything being kept, and that room stays shut. On a void the sequence is clearance first and the clean the day after, because cleaning around wardrobes and then paying again once they have gone is the most common waste of money in a turnaround. Where a tenant has left belongings behind, nothing is disposed of on a landlord's word alone. Those goods still belong to the tenant, there is a notice procedure that has to be followed before anything can go, and until it has run we will inventory and photograph rather than load. Take your own advice on the timing.

Who books it here

On the practical side: Tight on-street parking and narrow entries between terraces. Sneinton Market days change the traffic completely.

We run Sneinton on the same round as Nottingham City Centre, Carlton and West Bridgford.

What we check on every Sneinton job

Lofts here are the other volume nobody counts. Access is a hatch on the landing with no ladder fitted in most of these houses, the opening itself is a Victorian one rather than a modern trap, and there are no boards down, so everything up there was passed up by hand and has to come down the same way. What is stored in one is fairly predictable: suitcases, the cartons from appliances long since replaced, artificial trees, and carpet offcuts that have been up there since the last time the stairs were done. The thing to be careful about is older insulation and anything lagging a pipe or a cylinder, which in a house of this age can be a material that must not be disturbed. Where something looks like that it stops being a clearance question and becomes a survey question, and the honest answer is that we leave it alone and tell you who to ask about it.

What the house clearance covers

A sample of what is included

  • Before we leave: Photographs of every room before we start and after we finish
  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Everything that comes out: Loft, garage, shed, cellar and outbuildings, which are usually underestimated
  • Where it goes: Metal, wood, textiles and card segregated at the transfer station

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Sneinton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Sneinton

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Sneinton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Is the cellar included in a whole house clearance?

Only if it was quoted, so say it is there when you ask for a price. A cellar under one of these terraces can hold as much as a bedroom, and every item in it travels up a difficult flight before it even starts the walk out to the kerb. That is exactly the sort of thing that turns a firm estimate into a revised one on the day. Send photographs of the steps as well as of the contents.

How do I know my things are going somewhere legitimate?

Ask before anything is loaded. In England anyone who carries other people's waste has to be registered with the Environment Agency as a waste carrier, and you are entitled to the registration number, which you can check yourself on the public register. Ask for a waste transfer note for the load as well. If your belongings turn up fly tipped, having paid somebody to take them away is not on its own an answer.

We are clearing for probate and nothing has been valued. Should we wait?

Yes, and it is the one mistake here that cannot be undone. Household contents form part of an estate and have to be valued, and once the rooms are empty there is nothing left to look at. Photograph every room before anything moves, get anything that might carry real value seen by a valuer, and let anyone entitled to a keepsake take it first. Then book. The clearance will still be available in a fortnight.

Can you take the carpets and the old cooker as well?

Carpets and underlay yes, and once rolled they usually make more volume than the furniture did. A cooker yes, as an electrical item on its own recycling route rather than in a general load. Fridges and freezers are the ones carrying a separate charge, because the refrigerant has to be removed under a controlled process before the cabinet can be broken up at all. List the white goods when you ask for a price, since each one is its own line.

Do you cover the whole of Sneinton?

Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Sneinton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Sneinton?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Tight on-street parking and narrow entries between terraces, and we group Sneinton with Nottingham City Centre, Carlton and West Bridgford on the rota.
