House Clearance for Mapperley homes

A probate villa on the hill is cleared down its own external flight to a van that cannot park level. Everything is a carry, the loft and the cellar hold most of the volume, and access is what moves the estimate here.

The estimate on a hill property is mostly about the route. Volume is counted the way it is counted anywhere, but every item has to travel from where it sits to wherever the van can legally stand, and on a steep street with parking down both sides that can be a long way below the front door. Add an external flight up from the pavement and the carry is done on steps that stay wet under trees for most of the year. It is why two houses with the same contents price differently, and why we walk the route before quoting rather than counting rooms from a doorway. A garage at road level below the house changes the day completely.

Mapperley sits in NG3, under Nottingham City Council and Gedling Borough Council. Hilly, with a lot of houses on split levels and long flights of internal stairs. Stair carpets are their own job here and are priced separately for good reason.

What we run into on Mapperley house clearance jobs

The volume in these houses sits at the two ends of them. A villa loft is often boarded and reached by a proper flight rather than a hatch ladder, and it holds decades of what nobody wanted to carry back down. The cellar holds the heavy end: a redundant boiler, tins of paint, a chest freezer that was easier to leave than to lift, and coal that was never used after the fire was blocked up. Both get underestimated when a job is described over the phone, and both are where the awkward waste streams turn up, so we ask for photographs of those two specifically.

How a Mapperley house clearance job actually runs

Timing on this work runs off other people. Probate clearances wait on the grant and on the solicitor, and the keys often sit with an agent rather than with the family, so we settle in advance who is opening the house and who is taking the keys back at the end. In a converted villa the day looks different again. There is one flight down past other residents' front doors, no lift, and a fire door at the top with a closer on it that has to be held and released properly rather than wedged and forgotten. We tell the other leaseholders which day it is and keep the landing clear as we go, because a communal stair blocked with somebody else's wardrobe is how a clearance turns into a complaint. There is also nowhere to stage a load. On a narrow hill street the van has to hold the same space for the whole job, so we ask you to warn the immediate neighbours the day before. That costs nothing and it heads off the one conversation that can stop a day dead.

Who books it here

On the practical side: Steep streets and some properties well above road level. Worth telling us if there is a long flight up from the pavement, since it changes how we plan the equipment.

We run Mapperley on the same round as Sherwood, Carlton and Sneinton.

What we check on every Mapperley job

The waste that has to be identified before anything moves is not the same here as on a postwar estate. In a villa the candidates are old vinyl floor tiles in a kitchen or hall and the black bitumen bedding under them, textured coating on a ceiling from a nineteen seventies refit, an insulating board panel behind a blocked fire opening, and a corrugated sheet roof over a lean to or a coal store at the side. None of that goes into a van on a guess. Where we suspect it, we leave it alone, tell you what it looks like and who to call, and clear everything around it. The finds are the other constant. Deeds, share certificates, service records, savings books and photographs turn up taped under drawers, inside books and at the back of an airing cupboard, and every bit of it is bagged, listed and handed to you at the end of the day rather than loaded.

What the house clearance covers

A sample of what is included

  • Where it goes: A written note of what left the property and roughly where it went
  • Everything that comes out: Sofas, armchairs and other upholstered seating
  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Before we leave: Bins emptied and left kerbside or back in place

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Mapperley

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Mapperley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The van cannot get near the house. Does that cost more?

Yes, and it is time rather than a surcharge. A long carry down a hill street with a stair trolley moves a fraction of what a tailgate at the kerb moves, and it usually needs two people rather than one. Tell us the street and whether there is a garage or a drive below the house, because a nearer legal space can take an hour or more off the day. We would rather price the walk properly than discover it on the morning.

How do I know it is disposed of properly?

Ask for the waste carrier registration number of anybody taking your things away, then check it yourself on the public register, which is free and takes a minute. Anyone carrying other people's waste in England has to be registered, and a firm that cannot give you a number should not be loading your van. Ask for a waste transfer note as well. Fly tipped waste traced back to a household is the householder's problem, not only the carrier's.

It is a top floor flat in a converted house. Can that be done in a day?

Usually, though it is a longer day than the same contents at ground level. Everything is a carry down one flight, past a fire door and other residents using the same stairs, so we work in stages and clear the landing between them. Beds, wardrobes and sofas are broken down inside the flat rather than fought around a half landing turn, which is quicker and does far less damage to the communal decoration on the way out.

Can the rubbish go in the building's bin store?

No, and it is worth saying plainly. A shared store is there for the households in the building to put out ordinary domestic waste, and a clearance becomes trade waste the moment a contractor loads it, which puts it outside what those bins are for and outside what the collection will take. Filling a store with one flat's contents also leaves everybody else with nowhere for their own bags. It goes in the van and on to a transfer station.

Do you cover the whole of Mapperley?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Mapperley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Mapperley?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Steep streets and some properties well above road level, and we group Mapperley with Sherwood, Carlton and Sneinton on the rota.
