House Clearance for Mapperley Park homes

Three floors, a cellar and a loft, and all of it comes down to a gate a Luton van cannot get through. What fills a villa here is heavy furniture and books, while the fireplaces, shutters and grates stay because they belong to the house.

Most of this work is probate on a house one household held for decades, with executors who live elsewhere and a solicitor holding the keys. Downsizing is second and it is the harder sort, because a house on this scale holds several times what any flat will take, so half of every room is a decision rather than a clearance. Voids are the third, and here they are flats carved out of the upper floors rather than whole houses. Volume comes from the shape of the building: three floors of rooms, a cellar under the front of it, a loft that was never boarded properly, and a garage or store in the garden. The other thing that separates a house here is what must not leave, which is the original fireplaces, shutters, grates and door furniture.

Mapperley Park sits in NG3, under Nottingham City Council. Scale is the first problem and fragility is the second. These are houses with a full top floor built for live-in staff, so a visit that would cover a semi covers one floor here. Original joinery, tiled paths and cast iron grates then decide which products can go anywhere near them.

What we run into on Mapperley Park house clearance jobs

The carry is the whole estimate, and it starts at the front door rather than at the van. From that door there are usually steps down to a tiled path, then thirty or forty feet to the gate with gravel to either side, and the van on the street because the drive is shared or full. A sack barrow will not run on gravel and should not be run across a tiled path with open joints, so boards go down and most items become a two person lift. Then the top of the house: wardrobes carried up when the place was built do not come back down the turn in one piece, and they get taken apart on the landing.

How a Mapperley Park house clearance job actually runs

Two things about the day are decided by the street rather than the house. First, where the vehicle stands: many of these roads are permit controlled, the drive is often gravel and often shared, and a Luton needs a straight run to the gate rather than a space it has to reverse into past a wall. Second, whether a skip is wanted at all, because one needs a permit and a place to stand, and while it is there the drive is out of use for everybody who shares it. Inside, the volume is nearly always underestimated, since a cellar, an unboarded loft and a garden store hold more between them than a bedroom does. Sequence matters as much as access. On probate, the contents are valued for the estate and anyone entitled to a keepsake takes it before we start, because neither can happen once the house is empty. Then the clearance, then the clean the following day when every surface can actually be reached. In a converted flat, everything travels down a communal staircase past other residents' doors, so the hall cannot be used as a staging area and a time window is agreed with the neighbours first.

Who books it here

On the practical side: Most houses have a drive, often gravel and often shared between flats, so we ask which space is yours rather than guessing. The front door is usually a long way up from the gate, and that carry decides what equipment comes off the van.

We run Mapperley Park on the same round as Mapperley, Sherwood and St Ann's.

What we check on every Mapperley Park job

Books are what surprise people about the volume in a house of this age. A villa held by one household for decades usually has full height shelving in two rooms and more in a bedroom, and books are the heaviest thing per box in any clearance, so the boxes have to stay small enough to carry down two flights and there end up being far more of them than the shelf run suggests. Most have no resale value, which is not at all the same as no reuse value, so they go to charity and book reuse routes rather than into a general load. The other quiet volume is the linen press on the half landing, a full height cupboard of slatted shelves still holding sheets, blankets and eiderdowns from a household that never threw anything away. Textiles have a separate recycling route and it is worth insisting they go down it.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Everything that comes out: Sofas, armchairs and other upholstered seating
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
  • Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Mapperley Park

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Mapperley Park. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

Do the fireplaces and shutters go with the contents?

No. Those are fixtures rather than contents, so they belong with the house and pass to whoever buys or inherits it. We photograph them at the start and again when the rooms are empty. It is worth saying plainly that original grates, fire surrounds and door furniture are exactly what disappears from a period house standing empty, so get the doors and the ground floor windows secured for the gap between the clearance and the sale.

What should we require of any firm before they load a van?

Their waste carrier registration number, which begins CBDU, checked against the Environment Agency's public register while you are standing there, and a waste transfer note for the load. You are the person handing the waste over, so the duty to check sits with you, and paying somebody is no defence if your paperwork turns up at a fly tip. Ask for room by room photographs before and after as well, particularly if you are an executor acting for others.

The cellar and the loft have not been opened in years. Do we need to look first?

Yes, at least with a torch, and tell us what you saw. Those two spaces hold most of the volume in a house like this and they are also where the items nobody can take away turn up: gas cylinders, old paint and solvents, unlabelled tins, and in a garage or shed of a certain age, corrugated asbestos sheet. Each of those has its own licensed route and none of them goes into a van load. Named in advance they are planned for rather than discovered.

It is a flat on the second floor of a converted villa. Does that move the price?

It does, and access moves a clearance estimate more than the number of rooms ever will. Everything comes down a communal stair on shoulders, there is no lift, the turn at each half landing limits what can go down whole, and nothing can be stood in the shared hall while the rest comes out. Send photographs of the stair and the street with the room photographs and you will get a firm figure instead of one that gets revised on the day.

Do you cover the whole of Mapperley Park?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Mapperley Park?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Mapperley Park?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Most houses have a drive, often gravel and often shared between flats, so we ask which space is yours rather than guessing, and we group Mapperley Park with Mapperley, Sherwood and St Ann's on the rota.
