House Clearance for Thorneywood homes

Probate in the semis on the higher ground, voids on the rented terraces below. The volume nobody counts is outside: a brick washhouse and outside WC still standing against the back wall, used as a shed for fifty years.

Two patterns, and they sit at different heights on the map. The interwar semis on the higher ground are mostly probate or a move into care after a very long tenure, so there is a loft, a garage and forty years of accumulation in both. The let terraces below them are voids between tenancies, where the contents are whatever the last household decided not to take and the timetable belongs to a letting agent. Both are estimated the same way, by volume and by how far each item has to travel, and both get underestimated in the same place. The yard. Almost every one of these terraces still has its brick washhouse and outside WC standing against the back wall, and both have been a shed for decades.

Thorneywood sits in NG3, under Nottingham City Council. The gradient decides the job before anyone gets inside. Front doors sit at the top of a flight of steps, back gates open onto a bank rather than a level path, and equipment is carried up or down rather than wheeled. We build that into the time rather than finding it on the day.

What we run into on Thorneywood house clearance jobs

What comes out of those yard stores weighs far more than its volume suggests. Paint tins, most of them dried solid, bags of sand and cement that went off in the bag, and often a heap of coal slack left from when the house burned it. Weight fills a van as effectively as bulk does, so we would rather see a photograph inside the store than open the door on the day. The other thing to look at is the roof. A fair number of these outbuildings, and most of the garages behind the semis, were re-roofed in corrugated asbestos cement sheet. That is not something we move: it stays where it is and we tell you who to call.

How a Thorneywood house clearance job actually runs

Fix the date around two things: who holds the keys and whether there is any power. Probate properties are often standing with the electricity off at the meter, and a house with no light is a half day that quietly becomes a full one, so we bring our own lighting and say so at the quote rather than discovering it on the morning. Winter daylight counts for the same reason, and a clearance that will take two days is better started early in the week than finished in the dark on a Friday. Access we agree in advance. The van stands where it can rather than where anybody would like, and on a street parked along both kerbs that can be a good distance off, so the estimate has to reflect the carry rather than pretend it is not there. Let the neighbours know the date. Walk the property with us first if you possibly can, taking in the loft hatch, the cellar head and every store in the yard, and point out what is staying. Anything being kept gets bagged and put into one nominated room before the first item leaves the house.

Who books it here

On the practical side: Parking is on-street and often round the corner on the level rather than outside the door. The steps matter more than the parking. Tell us how many run up to your door, and whether the back can be reached without going through the house.

We run Thorneywood on the same round as St Ann's, Sneinton and Porchester.

What we check on every Thorneywood job

Lofts in these terraces are the thing that runs an estimate over, and it is not the volume that does it. The hatch is small, usually the original opening on the landing, there is no fixed ladder in most of them and the space is boarded in patches rather than throughout. So everything up there went in through a gap somebody could get a shoulder through, and it comes out the same way, one piece at a time, handed down rather than carried down. Water tanks, suitcases and boxes of paper are the usual find, and the paper is the heavy one. What we look at before agreeing a time is where the boarding stops, because between the joists there is nothing but ceiling, and a foot through a bedroom ceiling turns a clearance into a repair. Where a loft is unboarded and full, we say so at the quote and we work off crawl boards.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
  • Before we leave: Photographs of every room before we start and after we finish
  • Where it goes: Anything you want kept set aside first, in a room you nominate
  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Thorneywood

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Thorneywood. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do I check the waste is going somewhere legitimate?

Anyone carrying waste that is not their own in England has to be registered with the Environment Agency as a waste carrier, and you are entitled to ask for the registration number and check it yourself on the public register before a van is loaded. Ask us for ours in writing and ask anyone else quoting for theirs. Ask for a transfer note afterwards too, because the duty of care sits with you as the householder.

It is a probate clearance and none of us live locally. Can it happen without us?

It happens that way often. We walk the property on video or from photographs first, agree in writing what is being kept and where it will be put, and photograph every room before anything moves and again when it is empty. Documents, photographs and anything that looks like it matters are bagged and held for you rather than judged by us. Meter readings are taken and photographed on the day.

The tenant has gone and left everything behind. Can you just clear it?

Not on our say so. Goods left by a tenant still belong to the tenant, and there is a notice procedure a landlord has to follow before disposing of them, which your agent or a solicitor will set out. What we can do is quote from photographs now and hold a date, so the clearance happens the day the paperwork allows it rather than a fortnight later while the property sits empty.

Do you do the cleaning afterwards as well?

It is a separate booking on a separate day, and the order matters. Floors are swept through and fixings taken out of walls as part of the clearance, but a proper clean cannot happen while furniture is still standing on the carpet. For a void, book the clearance first and the tenancy clean into the following day, and tell us both at once so the two slots sit next to each other in the diary.

Do you cover the whole of Thorneywood?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Thorneywood?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Thorneywood?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Parking is on-street and often round the corner on the level rather than outside the door, and we group Thorneywood with St Ann's, Sneinton and Porchester on the rota.
