House Clearance for St Ann's homes

Voids and probate in roughly equal measure, and in both the van waits in the court while the wardrobe travels the walkway. That carry, not the bedroom count, is what moves the estimate here. Photograph the route as well as the rooms.

Two situations produce nearly all of it here. A tenancy ending and a property going into void, where the contents are whatever the last household left behind and the timetable belongs to somebody else, and a probate clearance in a house one family has had for decades. They feel completely different to be in and they price the same way, by volume and by access. Access is what makes this housing expensive. The doors face a footpath at the front, the van waits in the court behind, and every wardrobe, bed and sofa covers that distance on somebody's shoulder. The carry moves an estimate more than the number of bedrooms does, which is why we ask for a photograph of the route as well as of the rooms.

St Ann's sits in NG3, under Nottingham City Council. Almost everything went up in one programme, so the room layouts repeat street to street. What varies is condition: some kitchens and bathrooms are original, others have been replaced twice over. Layout tells us nothing useful about the hours, so we ask about the fittings instead.

What we run into on St Ann's house clearance jobs

Wardrobes are the item that decides the day. A flat pack one built in a bedroom of this stock will not turn at the head of a single straight flight of stairs, so it comes apart in the room rather than coming down whole, and a chipboard carcass that has been screwed together for twenty years does not come apart neatly. Older solid wardrobes up in the surviving Victorian terraces are worse again, because they are heavier and they went in before anybody narrowed a doorway. A wired-in storage heater is the opposite case: it is a fixture rather than contents, it stays where it is, and taking it off the wall is an electrician's job.

How a St Ann's house clearance job actually runs

The day is built around where the van can legally and physically stand, and on this estate that is a parking court behind a row of houses rather than a kerb outside a front door. So we settle the route first: which door we are working from, how far it is to the tailgate, whether a bollard or a barrier sits on the walkway, and whether the court fills up on a weekday. A van occupying a bay that other households park in is a conversation worth having with your neighbours the day before rather than during the morning. Then the sequence. Clearance one day and the clean the next, because a crew carrying wardrobes past a cleaner helps nobody, and on a tenancy leave a further clear day before the inspection so anything flagged can be put right in time. If the property is going back to a housing provider, ask them what they expect to be left in place and what they will take out themselves, because that answer changes the volume and therefore the price.

Who books it here

On the practical side: Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath. Tell us which side your door faces and whether a bollard blocks the route, and we plan the carry in.

We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.

What we check on every St Ann's job

Every room is photographed before anything moves, and so is the route out, because the carry is what the estimate rests on. Documents, photographs, jewellery and anything resembling a certificate are bagged, listed and handed to you at the end of the day rather than loaded, and pockets, the backs of drawers, the undersides of mattresses and the insides of books are checked as we go instead of tipped. We separate what is a fixture from what is contents and say which is which, since a wired-in heater, a fitted cupboard and a bath panel are not ours to remove. Meter readings are taken and photographed. On the waste itself, ask us and anyone else quoting for the waste carrier registration number, check it against the Environment Agency public register, and ask for a transfer note covering the load. That check takes two minutes and it exists for the customer's protection rather than the contractor's.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
  • Everything that comes out: Loft, garage, shed, cellar and outbuildings, which are usually underestimated
  • Where it goes: Anything you want kept set aside first, in a room you nominate
  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in St Ann's

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in St Ann's. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

My father had an allotment plot with a shed on it. Can that be cleared too?

It is quoted separately and two things need settling first. Ask the site association what the plot tenancy requires when it is given up, because some things stay and some must go. Then look at the shed roof, since corrugated sheeting of a certain age can be asbestos cement, and that is a licensed removal rather than a clearance job. There is also no vehicle access to most plots, so everything is barrowed out to the gate.

We only want one room cleared. Is that worth booking?

Yes, and part loads are normal. What is worth knowing here is that the carry does not shrink with the load. One room in a walkway house with the van parked round the back means the same distance per item as a full clearance, so a part load prices closer to a larger job than it would in a house you can reverse up to. Tell us what the room holds and we will be straight with you about it.

Does somebody have to be at the property?

Not for the whole day, but somebody should be there at the start and at the end. At the start to walk the rooms and nominate anything that is not to be touched, and at the end to take the bag of documents and valuables and to look at the empty rooms before we go. If nobody can attend at all, we work from keys and photographs, and everything set aside is handed over separately rather than left sitting in the house.

How do we know what left the property and where it went?

You get a written note of it: what was taken out, what went for reuse or to charity, what was separated for electrical recycling, and what genuinely had to go as waste. Upholstered seating is treated as containing persistent organic pollutants and cannot be mixed into a general load, so sofas and armchairs are listed individually. So are fridges, freezers and mattresses, each of which has its own route and its own per item charge.

Do you cover the whole of St Ann's?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in St Ann's?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in St Ann's?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
