House Clearance for Carlton homes

The Victorian terraces have cellars reached by steep stone steps, and what is down there predates whoever is clearing it. The semis have a full loft and a sectional garage instead, which is where the asbestos question starts.

Two properties, two clearances. A Victorian terrace on the hill has a cellar, usually reached by steep stone steps behind a door beside the staircase, and it holds whatever every household before this one decided not to carry back up. Head height is low, the light is a single bulb and the steps are why a cellar takes longer per load than any room above it. The interwar semis have no cellar and a full loft instead, plus a garage standing at the end of the drive that is often a prefabricated sectional one with a corrugated cement roof. That is the point where an honest firm stops and says so, because sheets of that kind are the classic place asbestos turns up on a house of this age.

Carlton sits in NG4, under Gedling Borough Council. A lot of the terraced stock is rented, so end of tenancy and landlord turnarounds sit alongside the regular domestic work.

What we run into on Carlton house clearance jobs

Cellar contents in these houses are predictable and heavy. Paint tins gone solid, a stack of unlabelled containers, garden chemicals from decades of different owners, coal dust worked into everything, and cast iron that takes two people to lift. Anything unlabelled, anything liquid and anything smelling of solvent is set aside for you to put through the household hazardous waste route rather than loaded into a van. The other thing a cellar gives you is damp, so boxes of paper have usually gone soft along the bottom and will not survive being picked up as boxes. We bring them out in crates instead, which is slower and the only way that works.

How a Carlton house clearance job actually runs

The van decides the day. On the hill terraces there is nowhere to stand a Luton outside the door for six hours, so we work from the nearest side street and everything is trolleyed, and those side streets fall away from the main road, which means the rear doors open downhill and nothing gets left standing on a tail lift. Two people minimum on a cellar, without exception, because the treads are stone, steep and frequently without a handrail. On the Gedling side the van goes on the drive and the job is straightforward apart from the loft, reached through a small hatch on the landing and usually the fullest room in the house. Timing matters where a tenancy or a sale is attached to it. Clear first, clean the day after, and leave another clear day before any check out appointment or key handover so anything flagged can be put right. Tell us at the quote stage if the property is in probate and whether the executor has confirmed what is going, because a room set aside for keeping is far easier to agree at the start than to reconstruct at the end of a long day.

Who books it here

On the practical side: On-street, usually available. Carlton Hill itself is busy, so we work from the side roads.

We run Carlton on the same round as Mapperley, Sneinton and Arnold.

What we check on every Carlton job

What turns up follows the age of the house. In terrace cellars: coal dust settled into everything, a stone thrall or brick shelf that was the pantry before there was a fridge, jars nobody has opened in years, and bicycle frames. In interwar lofts: suitcases of paper, a water tank that has to be worked around rather than moved, and boarding that stops halfway across with joists beyond it that will not take a foot. In the sectional garages: a workbench, tins, and the roof sheets themselves, which on a garage of that age can be asbestos cement and are left completely alone. Every room is photographed before anything moves and again once it is empty. Documents, photographs, cash and anything resembling a certificate or a deed are bagged and handed over at the end of the day rather than loaded, and in these houses that happens far more often than people expect it to.

What the house clearance covers

A sample of what is included

  • Where it goes: Residual waste last, because it is the most expensive stream to move
  • Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
  • Before we leave: Floors swept through and fixings taken out of walls where asked
  • Before we leave: Bins emptied and left kerbside or back in place

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Carlton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Carlton

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Carlton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Does the cellar go in the same quote?

It has to, and it moves the figure more than its floor area suggests. Pricing follows volume and access, and a cellar is the worst access in the building: narrow stone treads, a turn at the top and no room to swing anything longer than an armchair. Photograph it before you ask for a price, including the far corners and the space behind the steps, because that is the part everybody forgets is there.

Who should I be checking is registered to carry the waste?

Whoever is loading the van. Anyone carrying other people's waste in England has to be a registered waste carrier, and you are entitled to ask for the registration number and check it on the public register before a single item goes in. Ask for a written note of what left and where it went, too. The waste came from your property, so those two minutes are worth spending on any firm you have not used before.

The house is in probate and nobody is local. Can it be done unattended?

Yes, with the ground agreed first. We need written instruction from whoever is dealing with the estate, keys through the solicitor or the agent, and a list of anything that must be kept, which gets set aside in a room you nominate before a single load goes out. Photographs of every room go over before and after, meter readings are photographed, and keys go back where you tell us with the handover recorded in writing.

There are cement sheets on the garage roof. What happens to those?

They stay exactly where they are, and so does anything else we suspect. Asbestos cement roof and wall sheets are common on garages and sheds of that age, along with old vinyl floor tiles and the black bitumen bedding under them, and none of it should be broken, drilled or dropped. Removal is a job for a contractor working to the asbestos regulations rather than a clearance crew. We will clear the contents and leave the structure, and tell you what we think it is.

Do you cover the whole of Carlton?

Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Carlton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Carlton?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. On-street, usually available, and we group Carlton with Mapperley, Sneinton and Arnold on the rota.
