House Clearance for Calverton homes

Almost none of this is a void. It is probate and downsizing, in houses held by one family for a lifetime. What fills the van sits outside it: the brick coal house, a sectional garage, the long back garden.

Almost every clearance here is one of two situations: a house emptied after a death, or somebody who raised a family in it moving to something smaller in the same village. Both mean decades in one property, and that length is what sets the size of the job rather than the number of bedrooms. It also means the people standing in the hall on the day are family, not an agent, so nothing leaves until somebody has said it can. We work a room at a time with a set aside area you nominate, photograph before and after, and anything that looks like it matters, paperwork, photographs, keys, jewellery, gets bagged and handed to you rather than judged by us.

Calverton sits in NG14, under Gedling Borough Council. Several miles of farmland sit between this village and anywhere else, with one road in and no railway, so a visit is a journey rather than a call. We hold a block of one day for Calverton and fill it with work here, which is why the date gets agreed early.

What we run into on Calverton house clearance jobs

The rooms are rarely the problem. The estate gardens run a long way back, and there is a brick outbuilding attached at the rear, built as a coal house and used ever since for whatever had nowhere else to go: tins, tools, a bicycle, bagged fertiliser, the kitchen that came out in the eighties. Past that is a sectional garage or a shed, and often a greenhouse with a floor of pots. Every bit of it comes back up the path to the drive by hand, one load at a time, and that walk is the honest reason a clearance here runs longer than the room count suggests it should.

How a Calverton house clearance job actually runs

The van standing on the drive is the one thing that makes a clearance here straightforward, and nearly every house has a drive to put it on. What is long is the route rather than the parking. On the estate the outbuilding, shed and greenhouse sit at the far end of a garden that runs a good way back, and every load walks up a path to the tailgate. In the old core the reverse applies: the van is on the street and the property has narrow doorways and a stair that turns, so furniture comes apart rather than round. Flat pack gets broken down where it will not go whole. The day itself has a hard finish, because the transfer station is a drive of some miles away and it shuts in the afternoon, so a load that misses the cut off sits on the van overnight. That is why we would rather start early and why an honest description at the quote stage matters more here than anywhere else. Meter readings get taken and photographed before we leave, and keys go back to you, or to the solicitor or agent in town, with the handover written down.

Who books it here

On the practical side: Parking is the easy part: drives on nearly everything. Mud is the awkward part, since farm vehicles leave it on the lanes and it goes up the drive on tyres. A postcode covers a lot of ground here, so name the property too.

We run Calverton on the same round as Arnold, Burton Joyce and Bestwood Village.

What we check on every Calverton job

Two things turn up on properties of this age that stop the job rather than slow it. The first is the roof of the sectional garage or the old shed. Corrugated grey cement sheet from that period very often contains asbestos, and so do some flat lining sheets inside a garage and the artex on a hall ceiling. The second is under the kitchen or back room floor covering, where nine inch thermoplastic tiles and the black bitumen bedding beneath them are the same story. None of that goes into our van. We stop, photograph it, tell you what we think it is and leave it for a licensed contractor to test and remove properly. The coal house adds its own list. Old tins with no labels, part used solvent, a gas cylinder from a caravan and garden chemicals from decades ago all need separating out, and none of them is general waste.

What the house clearance covers

A sample of what is included

  • Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
  • Everything that comes out: Loft, garage, shed, cellar and outbuildings, which are usually underestimated
  • Before we leave: Meter readings taken and photographed
  • Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Calverton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Calverton

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Calverton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do we know where it all ends up?

Ask before you book, of anybody you use. In England the person who carries waste away from your property must be a registered waste carrier, and you are entitled to see the registration number rather than take it on trust. Beyond that, reusable furniture, clothing and books go to reuse and charity outlets, electricals are kept separate for recycling, and you get a written note of what left and roughly where it went.

The loft is full and there is no ladder to it.

Say so when we quote rather than on the day, because a landing hatch with nothing under it changes the pace of the whole job. Loft contents come down one armful at a time through an opening built for a person, not a wardrobe. If the space is unboarded, everything sitting between the joists comes out slowly and carefully, since nobody is putting a foot through your bedroom ceiling to save twenty minutes.

Do you clean the house afterwards as part of it?

It is a separate booking on a separate day, and out here that means a second journey, so the two dates are worth setting together at the start. There is a practical reason for the gap as well. Floors under furniture that has stood still for thirty years look nothing like the rest of the room, and you cannot see what a property actually needs until it is empty. We sweep through and take fixings out of walls where asked.

The tenant left everything behind. Can you just clear it?

Not on the strength of an empty property. Where nobody can establish a right to dispose of another person's belongings, there is a process to follow first and it is a landlord obligation rather than something a clearance firm can wave through. Talk to whoever manages the tenancy, get the position in writing, and then we clear it. Probate is different again, and the executor is the person who can instruct us.

Do you cover the whole of Calverton?

Yes, all of NG14 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Calverton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Calverton?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Parking is the easy part: drives on nearly everything, and we group Calverton with Arnold, Burton Joyce and Bestwood Village on the rota.
