House Clearance for Bingham homes

Clearance splits with the town. On the new plots it is a part load out of a garage that was never a garage, packaging and the furniture from the last house. Behind the Market Place it is a full probate house with a cellar.

Both halves of the town generate clearances and they are not the same job. Behind the Market Place it is the full thing: a house somebody lived in for forty or fifty years, with a cellar, a proper loft hatch, an outbuilding in the yard, and an estate going through probate around it. On the newer plots a clearance is usually a part load, and it is almost always the garage. New houses have no cellar, a trussed roof with no boarding and very little cupboard space, so everything that has nowhere else to go ends up in a garage narrow enough that nobody was ever going to park in it, and it fills within a year of moving in.

Bingham sits in NG13, under Rushcliffe Borough Council. A market town where a large share of the housing is younger than the person living in it. The middle is old brick and stone round a market place; the edges are estates handed over in the last few years. Those two halves fail in opposite directions and want opposite methods.

What we run into on Bingham house clearance jobs

What comes out of one of those garages is remarkably consistent. Flat pack packaging and polystyrene kept in case something has to go back, the appliance boxes, part tins of the developer paint colours, spare floor tiles and carpet offcuts left behind by the fitters, a bag of the original jointing sand, fence panel offcuts, and the furniture from the previous house that turned out not to fit anywhere in this one. The loft is the other place to look, and it wants care. A trussed roof is not designed to be stood on or loaded, and boxes get put straight onto plasterboard between the timbers.

How a Bingham house clearance job actually runs

The route out of the property prices this, not the number of bedrooms. On the newer plots the van stands on the drive and the difficulty is entirely internal: a staircase that turns twice with a half landing, a fixed handrail through the turn, and standard width internal doors. A good deal of the larger furniture in those houses went in before the internal doors were hung or the stair balustrade was fitted, so a three seater or a wide wardrobe genuinely will not come back out whole and has to be broken down in the room. Where the garage sits in a block across a parking court, everything from it is barrowed rather than carried. Behind the Market Place the problem moves outside: a front door opening onto the footway with a step, an enclosed stair with winders and a door at the bottom, a cellar reached by a narrow flight with low headroom, and an outbuilding in the yard reached through the house. On a probate clearance, nothing should be loaded until a valuer has seen the contents and the family have taken their keepsakes, since an empty house cannot give either back.

Who books it here

On the practical side: On the newer estates the road is often unadopted and missing from a satnav, so a plot number and a description of the house find us the door faster than a postcode. In the centre, avoid the market place on a market morning.

We run Bingham on the same round as Radcliffe on Trent, Cotgrave and Burton Joyce.

What we check on every Bingham job

The cellar in a house behind the Market Place is not a loft with a floor, it is a room that was used, and it clears differently from anything on the estates. There is usually a stone thrall along one wall, a chute or a grate where coal came in, and the accumulated contents of a household that had somewhere to put things and therefore never threw any of them away. It is cool and damp, so cardboard has collapsed, paper has gone soft and anything with a steel base has rusted to the floor. Everything comes up one item at a time on a narrow flight with no room to turn. The brick outbuilding in the yard is the other one to check before booking. A corrugated sheet roof on a store of that age may well be asbestos cement, and it is not ours to disturb or carry. We stop, say so, and tell you who removes it.

What the house clearance covers

A sample of what is included

  • Before we leave: Photographs of every room before we start and after we finish
  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
  • Before we leave: Keys back to you, the agent or the solicitor, with the handover recorded

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Bingham

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Bingham. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

It is only the garage. Is that worth calling anyone about?

It is a part load rather than a clearance, and it is priced that way, on volume and on how far things have to travel to the van. Garages on the newer estates are frequently in a block across a parking court rather than attached to the house, which means everything is barrowed rather than carried a few feet, and that is the part worth telling us at the quote stage. Photographs of the inside with the door up get you a firmer number.

Can you take what is in the loft as well?

Yes, with the hatch and the access checked first. A modern trussed roof has close spaced timbers, a small hatch and no boarded floor, so what is up there is usually sitting on plasterboard and has to be passed down one item at a time rather than carried. Older houses in the centre are the opposite problem: a bigger loft that has been filling since the fifties, reached by a narrow drop down ladder over a stairwell. Both are quoted on what is actually there.

What should I ask a clearance company for before they load anything?

For the waste carrier registration, and then go and check it. Carrying waste that is not your own is a registered activity in England, and the register sits on the Environment Agency site where anyone can search a name or a number beginning CBDU. Ask for paperwork covering the load as well. Handing your rubbish to somebody unregistered leaves you exposed if it is later found dumped, and having paid for the collection is not on its own an answer.

A tenant on one of the estate plots has gone and left everything. Can it just go?

Not on the landlord's decision alone. The belongings are still the former tenant's property, and there is a notice procedure to run first, set out in the Torts (Interference with Goods) Act 1977. Get advice from your solicitor or letting agent on the notice and how long it has to sit before anything moves. Check for items on hire purchase or rental too, since anything hired rather than owned cannot be passed on at all. We will list and photograph in the meantime.

Do you cover the whole of Bingham?

Yes, all of NG13 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Bingham?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Bingham?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. On the newer estates the road is often unadopted and missing from a satnav, so a plot number and a description of the house find us the door faster than a postcode, and we group Bingham with Radcliffe on Trent, Cotgrave and Burton Joyce on the rota.
