House Clearance for New Basford homes

Void terraces for small local landlords, and furnished flats in the mill conversions where a goods lift decides the day. In the terrace everything leaves along the hall and out through a door that opens onto the footway.

Two jobs turn up here and they are not alike. One is a small landlord taking a terrace back, often with a single room's worth of belongings left behind in a house that was let room by room, and a void measured in days rather than weeks. The other is a furnished flat in one of the mill conversions, where everything came in on a goods lift and the real question is whether that lift is available on the day and who has to be told first. In the terrace, everything leaves along the hall and out through a front door that opens straight onto the footway, so the carry, the pavement and where a van can legally stand are what set the length of the day.

New Basford sits in NG7, under Nottingham City Council. Our own postcode, so it is the shortest journey we make and usually the easiest slot to fill at short notice.

What we run into on New Basford house clearance jobs

The loft is the part that gets underestimated on the phone. The hatch is over the landing, it is small, there is rarely a fixed ladder, and the space above is unboarded apart from two or three lengths of timber laid across the joists near the opening. So everything stored up there went down within about a metre of the hatch, and it comes out one item at a time, passed down to somebody standing on a landing barely wide enough for two people to pass on. What is in it is fairly predictable: suitcases, boxed decorations, curtains and paperwork, and the boxes are soft and split at the corners from years of loft damp.

How a New Basford house clearance job actually runs

Plan the day around the front door, because that is the only way anything is leaving. The back gives onto a small yard and a passage with a gate too narrow for a wardrobe, so every item travels the hall and out onto the footway, and the door opens inwards into the room behind it, which means somebody holds it for the duration. The staircase turns at the top under a low ceiling, so anything that was assembled upstairs comes apart upstairs rather than being wrestled round that turn. That is not a problem, it is time, and it is the thing a quote given over the phone usually misses. Where the van stands sets the rest of it. This is a residential street with no drives, so the carry runs from the door to wherever there is a legal space, and a weekday morning generally offers more of the kerb than a Saturday does. Send photographs of the street along with the ones of the rooms. They tell us more about the length of the day than a bedroom count ever will.

Who books it here

On the practical side: Straightforward. On-street parking is usually available and the tram stop makes the whole area easy to reach without a van where a job allows it.

We run New Basford on the same round as Hyson Green, Sherwood and Bulwell.

What we check on every New Basford job

The wardrobes are what to look at before pricing a bedroom here. Every one of these rooms has a chimney breast with an alcove either side, and that is where storage went, so what you have is either a flat pack unit assembled in the room and screwed back to the wall, or a cupboard somebody built on site out of timber and hardboard. Neither leaves through a doorway in one piece. Both come apart where they stand, which is quiet work with a screwdriver rather than anything dramatic, and both leave the same thing behind them: a rectangle of wallpaper nobody has ever redecorated, bare unsanded floorboard where the base sat, and fixings driven into the chimney breast that have to come out and be made good if the room is being relet. We photograph all of that before starting, since a wardrobe coming out reveals it rather than causes it.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
  • Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
  • Everything that comes out: Garden furniture, pots, bagged rubbish and accumulated boxes

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your New Basford property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in New Basford

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in New Basford. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

There is nowhere to park a van outside. How does that work?

It gets priced in rather than discovered on the day, so describe the street when you ask. What matters is how far the carry runs from the front door to wherever a van can legally stand, and whether that route crosses a busy footway. A long carry on a narrow pavement adds real time to a clearance, and it is the main reason two houses holding identical contents do not cost the same to empty.

The flat is in a mill conversion. Is there anything to arrange first?

Ask the managing agent about the goods lift before you book a date. In several of these buildings it has to be reserved in advance, it is not available at weekends, and there are conditions about protecting the shared stair and the lift car while it is in use. We also need to know where a van may stand and for how long. Settling that first is the difference between a day's work and a wasted journey with the flat still full.

Who takes the waste away, and what should I be asking for?

Ask us, and anybody else quoting, for the waste carrier registration number, then check it on the Environment Agency public register and ask for a transfer note for the load. It takes two minutes. The reason it matters on streets like these is that a back passage is exactly where a load gets tipped by somebody who took the cash and not the responsibility, and it is traced back through whatever paperwork is sitting inside it.

A tenant has gone and left a room full of belongings. Can that just be cleared?

Not on your instruction alone. Goods left behind still belong to the former tenant, and there is a notice procedure in England and Wales that has to run before anything is sold or disposed of. Take your own advice, or your letting agent's, on the notice and the timing. What we will do meanwhile is inventory the room, photograph it and move the contents into storage rather than dispose of anything, so the property can be relet while that runs.

Do you cover the whole of New Basford?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in New Basford?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in New Basford?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Straightforward, and we group New Basford with Hyson Green, Sherwood and Bulwell on the rota.
