House Clearance for Sherwood Rise homes
Two jobs here and they are not the same. A void flat with a former tenant's goods still in it, which needs a notice served before anything moves, and the cellar under the whole building, full of things nobody will claim.
Who is entitled to empty a room is the first question here, and it is not always the person ringing. Three situations turn up. An executor dealing with a leasehold flat, where the service charge and the ground rent carry on running while probate does. A landlord taking a flat back with the last tenant's belongings still in it, which is the one carrying a legal procedure: goods left behind still belong to the person who left them, and disposal in England and Wales runs through the Torts (Interference with Goods) Act 1977, which sets out a notice to be served first. And a long standing resident downsizing out of a flat they have owned for decades. The first two are the common ones, and neither can start on the day somebody asks.
Sherwood Rise sits in NG7, under Nottingham City Council. Almost every large house has been cut into flats, so the front door opens onto a staircase that four or five households use and none of them own. That common hall is where the dirt collects, and it is usually nobody's job until a letting agent asks.
What we run into on Sherwood Rise house clearance jobs
The cellar is where the volume actually is. A villa cut into flats usually keeps its cellar as one undivided space reached by a steep stone stair off the common hall, and over decades every household in the building has put something down there and left it. Bicycles with flat tyres, a chest freezer that stopped working, tins of paint from a decoration nobody remembers, and cardboard boxes that have stood on a stone floor long enough to wick up moisture and go soft, so they collapse instead of lifting. There is one way in and out, no daylight, and nothing can be dragged, because the stair turns. It comes up by hand, in the order it can be reached.
How a Sherwood Rise house clearance job actually runs
Almost everything about the price here is the route, and the route has two hard points. The first is the turn in the staircase, where a wardrobe or a three seater does not go round. Anything that came in flat packed leaves the same way, taken apart in the room it stands in, and what will not come apart is measured against that turn before it is lifted rather than after it sticks. The second is the front steps. A sack truck is no use on stone treads, so the last stretch is carried, and the van sits on the gradient wherever the kerb allows, often not outside the door. Then there is everybody else. A clearance is a full day of two people going up and down the only staircase there is, so the other flats get told the day before, the hall gets sheeted where it needs it, and nothing is left standing on a landing over lunch. Photographs of every room, plus the cellar, the hall cupboard and the stair itself, get a much firmer figure than a bedroom count, and they matter more here because the carry is most of the work.
Who books it here
On the practical side: The hill is the problem. Most front doors sit above a flight of stone steps, so equipment comes up on foot, and the van parks on a gradient with the wheels turned in. Communal entrances need a fob or somebody to buzz us in.
We run Sherwood Rise on the same round as Carrington, Forest Fields and New Basford.
What we check on every Sherwood Rise job
On a furnished let the hard part is not lifting anything, it is working out what is whose. The flat holds the owner's sofa, bed, wardrobe and crockery, all of it listed on an inventory drawn up years ago, and on top of that a tenancy's worth of belongings left by somebody who has gone. The two are mixed on the same shelves and in the same cupboards. So the inventory comes out first, the listed items are checked off, left where they stand and photographed as they are, before anything at all is loaded. Upholstered seating needs care in both directions: a sofa that is staying gets left alone, and a sofa that is going cannot be tipped into a general load, because domestic upholstery is treated as containing persistent organic pollutants and has its own route. Fridges and freezers are the other one, degassed separately rather than crushed. Both are counted at the flat rather than sorted at the far end.
What the house clearance covers
A sample of what is included
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
- Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
- Before we leave: Photographs of every room before we start and after we finish
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Sherwood Rise property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What house clearance costs in Sherwood Rise
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Sherwood Rise. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Can we just clear out the shared cellar?
Not on one resident's word. A cellar or an understair store off the common hall belongs to the building, and what sits in it belongs to whoever put it there, including people who moved away years ago. The way it gets done is the freeholder or the managing agent giving every flat written notice with a date on it, so anybody who wants something can come and take it. Photograph the space alongside the notice, because that is the record that ends the argument later.
Where do a tenant's goods go while the notice period runs?
Somewhere that is not the staircase. That flight is the only way out for the flats above it, so nothing can be stacked on a landing for weeks, and any fire risk assessment for the building will put it more strongly than we can. In practice that means leaving the goods in the flat and accepting a longer void, or paying for storage. We can inventory, photograph and box what is there so it takes less room, which usually makes leaving it in place workable.
How do I check the firm taking it away is legitimate?
Ask before a single item is loaded, of us or of anyone else. Anyone who carries other people's waste in England has to be registered with the Environment Agency as a waste carrier, and whoever hands the waste over carries a duty of care to check. The number starts with the letters CBDU, the register is public, and it takes two minutes. Ask for a waste transfer note as well. A fly tip traced back to your address is not answered by saying you paid somebody.
Can the clearance and the clean happen on the same day?
Better not, and in this building there are two reasons rather than one. Two crews in one flat get in each other's way, and half the surfaces a cleaner needs are still underneath a wardrobe. On top of that, two vans and two teams using the same staircase on the same day is more disruption than the other households will take quietly. Book them together and we will space them, which also leaves you a day for whatever the empty rooms turn up.
Do you cover the whole of Sherwood Rise?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Sherwood Rise?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Sherwood Rise?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. The hill is the problem, and we group Sherwood Rise with Carrington, Forest Fields and New Basford on the rota.
