House Clearance for Strelley homes

Two patterns here: a village cottage cleared on probate after one household held it for decades, and an estate void where the contents are simple but the garage sits in a court well away from the door.

Clearances here come in two shapes and they are priced off different things. In the village it is usually probate on a cottage one household held for a very long time, and the constraint is the building rather than the contents: low door heads, a stair that turns back on itself, and original joinery forming part of a listed structure that cannot take a wardrobe being walked round a newel post. Nothing is dragged, levered or wedged, and the route in gets covered before the first item moves. On the estate it is a void or a downsizing. The rooms go quickly and the awkward part is elsewhere, because the garage is not attached to the house but sits in a court behind it, which is a second property to empty and frequently the one holding most.

Strelley sits in NG8, under Nottingham City Council. Two settlements with a dual carriageway between them. The estate side is uniform, with modern fittings and predictable rooms. Over the A6002 the village is a conservation area of listed cottages, a hall and a church, where the products get agreed before anyone starts rather than chosen on the day.

What we run into on Strelley house clearance jobs

The stores are what gets underestimated on the village side. A cottage that has heated itself with a fire keeps the means to do it, so an outbuilding holds a bunker with the last of the coal still in it, bagged kindling, a stack of seasoned logs, an ash bin and the tools for all of it, and everything in that building carries a fine soot film that transfers onto hands, clothing and whatever it is loaded beside. It goes out first and separately for exactly that reason. Roofs on stores and detached garages of that age are often corrugated cement sheet, and nobody should be pulling one down as part of a clearance.

How a Strelley house clearance job actually runs

The lane is the thing to plan around in the village. There is no footway in places and nowhere to pull in, so a Luton standing outside a cottage occupies most of the road, and we would rather work one continuous loading window with somebody keeping an eye on it than block a lane on and off all day. Where a van genuinely cannot get close, the load is barrowed to a wider point, which is slower and is priced that way at the quote rather than discovered on the morning. On the estate the van goes on the front and the garage in the court is loaded as its own trip, so it needs its own key and its own half hour in the plan. Whoever you use, ask for the waste carrier registration number, check it yourself on the Environment Agency's public register, and ask for a waste transfer note for the load. That applies to us the same as to anybody quoting against us. Book the clean for the following day rather than the same one, since two crews in a cottage get in each other's way and half the floor is still under furniture.

Who books it here

On the practical side: The estate half is easy: wide roads, verges, garage courts behind the terraces and off-street space at many properties. The village half is the opposite, with narrow lanes, no footway in places, and nowhere to park outside a cottage without blocking a gateway.

We run Strelley on the same round as Bilborough, Aspley and Wollaton.

What we check on every Strelley job

Lofts are the other item that moves a quote after it has been given. On the estate semis the hatch is a small square on the landing with no ladder, no light and no boarding, and what is up there is sitting on two loose boards laid across the joists with everything else resting on the insulation. It comes down piece by piece with a light and a proper ladder, and nobody stands anywhere except on a board, because a foot between joists goes through a bedroom ceiling and turns a clearance into a repair. The cottages usually have no useable roof space at all: the hatch is tiny where there is one, the space above it is open to the underside of the tiles, and the joists are carrying a lath and plaster ceiling that was never meant to take a person. If that is your property, the loft is not part of the load and we will say so rather than send anybody up.

What the house clearance covers

A sample of what is included

  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets
  • Where it goes: Anything you want kept set aside first, in a room you nominate
  • Everything that comes out: Garden furniture, pots, bagged rubbish and accumulated boxes

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Strelley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Strelley

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Strelley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The cottage is listed. Does that change how a clearance is done?

It changes the care rather than the price. Damage to a listed building is a different matter from a scuff on a modern architrave, so door frames, the stair string and any original joinery on the route are covered first, and anything that will not turn a corner comes apart in the room instead of being forced round it. We photograph the route as well as the rooms before we start, which protects both of us.

Does the garage in the court get cleared as well?

Only where it is on the instruction, and it is worth walking down to it before you decide. Those garages hold everything a house has no room for, and they price on volume the same way a bedroom does, so a figure quoted from the house alone will move once somebody opens the up and over. Send a photograph of the inside of it along with the rooms, and tell us who has the key.

How do I check a clearance firm is entitled to take the waste away?

Ask for the waste carrier registration number before anything is loaded, then check it yourself on the Environment Agency's public register, which is free and takes a couple of minutes. Ask for a waste transfer note for the load as well. If your waste is later fly tipped and traced back to your address, the fact that you paid somebody to take it away is not on its own a defence, so the check is worth doing on every quote you get.

How long will the van be sitting out in the lane?

As short a stretch as we can manage, which is why the load is staged inside the property first. Everything is brought down to one room, sorted and stacked, and only then does the van come and take it in a single go. That turns several hours of intermittent obstruction into one loading window. If there is a wider spot within barrowing distance of the door, tell us at the quote and we will work from there instead.

Do you cover the whole of Strelley?

Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Strelley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Strelley?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. The estate half is easy: wide roads, verges, garage courts behind the terraces and off-street space at many properties, and we group Strelley with Bilborough, Aspley and Wollaton on the rota.
