Window Cleaning for Toton homes
White UPVC from the replacement wave has chalked, and chalk off a frame runs down the pane with the first rain. The western elevations face open ground with nothing to break the weather, so the rota there runs shorter.
Two local things decide the rota here. The first is exposure. The western side of Toton looks out over open ground toward the Erewash with very little in the way, so wind-driven rain and dust arrive on that elevation with nothing to break them, and the interval that suits a sheltered inner terrace does not hold. The second is the frames themselves. Most of these houses had their original windows replaced during the eighties and nineties, and white UPVC of that generation chalks as the surface oxidises. That chalk is not dirt. It comes off on a cloth as a white powder, and the first rain after a clean carries it straight down the pane you have just had done.
Toton sits in NG9, under Broxtowe Borough Council. The housing here is mostly 1950s and 1960s semis and short terraces on the estates off Stapleford Lane and Swiney Way, with later cul de sac development and newer closes filling in between them, and that is what shapes this job more than the floor area does.
What we run into on Toton window cleaning jobs
Which is why frames get done before glass here, and why they are done wet with a detergent solution rather than dry, so the chalk lifts away instead of being spread about. Trickle vents are the other feature of windows that age. The slot at the head of the frame has a flap and a mesh, both of which pack with dust and dead insects, and a blocked one stops the room ventilating, which shows as condensation on the reveal in winter and mould after it. We clear them with a brush and a crevice tool while the frames are being done, and we say so, because it is usually why a bedroom window corner keeps going black.
How a Toton window cleaning job actually runs
Access to the back is what sets the round here. Semis and short terraces on these estates share a side path or have a gated passage between them, and if that gate is bolted from the inside the rear elevation does not get done that visit and you have paid for a front only clean. We ask for the bolt to be off on the day, or for the code where there is one, and where a gate genuinely cannot be left open we set the rota so the back is done on visits when somebody is at home. Dogs are worth a message too, because a garden dog and a stranger with a pole is an unhappy combination for both of them. The work is pole fed from purified water carried in the van, which means no ladders leaning on your guttering, no boots in the borders and upstairs windows reached from the lawn rather than from a flowerbed. Frost stops the round, since water on glass below freezing behaves exactly as you would expect.
Who books it here
The local reference points are Toton Sidings, Toton Fields Nature Reserve, Swiney Way and the Bardills roundabout on the A52, which is usually enough for us to find a property without a postcode lookup.
We run Toton on the same round as Chilwell, Attenborough and Stapleford.
What we check on every Toton job
Misting between the panes is the fault we find often and cannot put right. When the perimeter seal on a double glazed unit fails, moist air works into the cavity and condenses on the inner faces, so the pane reads as smeared or foggy from outside and no amount of cleaning changes it, because the marks sit on surfaces nobody can reach. The giveaway is that it comes and goes with the weather and looks worst in morning sun, and there is usually a chalky tidemark in the bottom corners where water has dried again and again. It is a glazing repair, a replacement unit rather than a new frame, and the frame itself is normally sound. We point out which panes have gone and note them on the visit, rather than leaving it to look like a clean that did not work.
What the window cleaning covers
A sample of what is included
- Also: Conservatory roofs and glazing
- Interior: Internal glazed doors, mirrors and glass partitions
- Interior: Edges detailed with a dry microfibre
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Toton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What window cleaning costs in Toton
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Toton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Our white frames come off on the cloth as a powder. Are they ruined?
No, they are oxidised. The surface of white UPVC degrades in sunlight over twenty or thirty years and the outer layer becomes chalky, which is why the south and west facing frames are always the worst. Washing them removes the loose chalk and stops it running onto the glass. It comes back, slowly. Restoration products and spray coatings exist, and that is a decorating job rather than a cleaning one.
How often should the back windows be done if we look out over the fields?
Shorter than the front of the same house, in most cases. An elevation with open ground in front of it takes wind-driven rain and airborne dust with nothing to slow either, so it dulls faster than a sheltered one and the difference between the two sides is visible by the second month. We would rather set that elevation on its own interval than put the whole house on a short rota you do not need.
Will the glass dry with spots if you leave it wet?
Not with purified water. A pole fed system runs water with the dissolved minerals stripped out of it, so it dries leaving nothing behind, and the glass is deliberately left wet rather than dried off with a cloth. What does spot is ordinary tap water, which is why a bucket and a sponge leaves marks in the corners of every pane. Give it an hour on a dull day, and if a pane still shows marks after that, tell us and we will come back to it.
Do you need an outside tap or a power socket?
No. The van carries its own water, purified and stored in a tank, and the pump runs from the vehicle, so nothing is drawn from your supply and nothing needs plugging in indoors. All we need is somewhere to park within hose reach of the house and the side gate unbolted. On a close where the van cannot get near, we work off a longer reel, which is why a first visit is booked with slightly more time than the ones that follow it.
Do you cover the whole of Toton?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Toton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Toton?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Most houses have a drive or hardstanding at the front, so parking is rarely a problem, and we group Toton with Chilwell, Attenborough and Stapleford on the rota.
