Window Cleaning for Sandiacre homes
On the climbing streets a ground floor window is a storey up from the pavement outside and level with the garden at the back, so one house is two jobs. Down by the water, autumn fog sits until mid morning and glass will not dry.
Two things set the round here and neither is the number of windows. The first is the time of day. Through autumn the low ground holds fog and heavy dew until the middle of the morning, and glass that is already streaming cannot be finished properly, so that half of the town is worked later in the day and the hill is worked early. The second is what the slope does to reach. On the climbing streets a house stands above its own street level, so a window that is on the ground floor from the inside is a storey up from the pavement outside, while the back garden often sits level with the same sills. Front and back of one house are two different jobs.
Sandiacre sits in NG10, under Erewash Borough Council. The housing here is mostly older houses on the streets climbing to the church, larger interwar and postwar estates spread across the flat ground below them, and apartments in a converted lace mill beside the water, and that is what shapes this job more than the floor area does.
What we run into on Sandiacre window cleaning jobs
Getting to the glass is half the job on the hill. Front gardens there are banked, often with a retaining wall and steps, which is exactly the soft, uneven ground nobody should be putting a ladder on, so it is pole work from a slope with the reach angle worked out first rather than improvised. Rear elevations on some of the properties nearest the water have no vehicle access at all, so hose and equipment come round on foot. None of that changes the result, but it does mean longer on site than a window count suggests, and it is quoted that way from the start.
How a Sandiacre window cleaning job actually runs
A round runs by street order rather than by appointment, so a property keeps the same position in the sequence each time and gets a message the day before rather than a time slot. You do not need to be in. The interval is the decision worth making once and then leaving alone: a shorter one keeps frames and sills in the condition they were left in, while a longer one means every visit starts by recovering the frame before the glass is even touched. Pure water pole work leaves the glass to dry on its own without a cloth, so panes look wet when we leave and clear as they dry, and judging the result an hour later rather than on the spot saves a lot of unnecessary worry. In the converted mill apartments and similar blocks the outside of the glass usually sits under a contract held by the managing agent, so the work worth booking there is the inside, the reveals and the frames, arranged around access to the communal parts. Wind and ice stop the round. Rain, on its own, does not.
Who books it here
The local reference points are St Giles' church on the hill, Sandiacre Lock and the canal towpath, Springfield Mill, which is usually enough for us to find a property without a postcode lookup.
We run Sandiacre on the same round as Stapleford, Long Eaton and Toton.
What we check on every Sandiacre job
The frame is where the result actually lives. Along the bottom of a sealed unit there is a drainage channel with slots cut through to the outside face, and on a house near a busy road those slots silt up with a fine dark paste. Once they are blocked the channel holds water, and the next time it rains that water rises and spills forward over the face of the frame, carrying the silt with it and drawing dirty lines straight down glass that was clean an hour earlier. They clear with a soft brush and rinsing rather than anything forced through them, because the little flap covers on the outside snap off easily and are easily lost. The trickle vent above the glass collects the same paste and then blows it back into the room when it is opened. Cleaning the glass and leaving both of those is why some windows look wrong again after one shower.
What the window cleaning covers
A sample of what is included
- Exterior: Water-fed pole system using purified water, reaching up to four storeys
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
- Also: Green algae on north-facing frames
- Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Sandiacre
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Sandiacre. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why will you not do our windows first thing on an autumn morning?
Because on the low ground they will still be wet. Fog and heavy dew sit here well into the morning at that time of year, and cleaning glass that is already streaming means the water on it dilutes what you are working with and the marks are still there when the pane dries. Later in the day the same job holds properly. On the higher streets it matters less, which is why the two halves are routed at different times.
The only way to our back windows is along the towpath. Does that stop you doing them?
No, but it needs saying when you book rather than being found on the day. It means the water, the poles and everything else are carried in from wherever the van can legally sit, so that side of the house is slower than the same count at the front, and it is quoted with that in it. We also need to know whether the gate is locked and who holds the key, because a locked gate turns a booked visit into a wasted one.
What happens if it rains on the day you are due?
We usually carry on. Rain falling on clean glass is not dirty and it does not undo the work, because what marks a pane is the soil and the minerals in run off from a frame or a gutter, not the water itself. High wind is different, since a pole cannot be controlled safely at height, and ice is different again because water freezes on the glass and on the ground underneath. Those days get moved and you get told rather than left guessing.
One pane stays marked however often it is cleaned. Is the glass damaged?
Very possibly. Where hard water has run repeatedly down the same pane, from a leaking gutter, an overflow or a badly aimed sprinkler, the minerals slowly etch into the surface, and at that point the mark is in the glass rather than on it. Ordinary cleaning will never shift it. It sometimes responds to a specialist restoration polish, and sometimes the unit has simply gone. Finding the leak first is the part that stops it happening to the pane next door.
Do you cover the whole of Sandiacre?
Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Sandiacre?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Sandiacre?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day, and we group Sandiacre with Stapleford, Long Eaton and Toton on the rota.
