Window Cleaning for Lenton Abbey homes
Frontages that are easy to reach and rear elevations that are not, because the only way round a semi here is a side path with a gate bolted from the inside. Privet grown up against the front glass is the other constant.
The fronts here are the straightforward part: two storeys, a path to stand on and nothing awkward at height. The backs are the whole scheduling question. On a semi the only route round is the path down the side, and a good number of those gates bolt from the inside, so an exterior round either has somebody at home or it does not happen at all. In the settled houses somebody usually is. In the let two doors along nobody is, and what makes the round work there is a key safe or a bolt left off on a known day, rather than a card through the door asking for one.
Lenton Abbey sits in NG9, under Nottingham City Council. The housing here is mostly a single interwar municipal estate of small semis and short terraces on a regular layout, brick with rendered upper storeys, some bought and extended over the years and some still let, and that is what shapes this job more than the floor area does.
What we run into on Lenton Abbey window cleaning jobs
Privet does more damage to a window here than dirt does. A hedge left to grow sits against the front glass, keeps the pane shaded and permanently damp, and that is where the green film comes from on a window that is being cleaned regularly. Working a pole over a hedge and a planted border also means the run off lands on the plants, so we keep to plain water where it would. Where the hedge is actually touching the glass we say so, because no cleaning frequency fixes a window that never gets the chance to dry.
How a Lenton Abbey window cleaning job actually runs
Right to buy left this estate with every window replacement year represented along the same street, and that shapes how a round runs here more than the weather does. One house has recent frames with sound gaskets, the house attached to it still has early double glazing in the original openings, and the two do not take the same treatment. The older frames let water into the corners if you flood them, so the pole work there is lighter and the water goes onto the glass rather than at the joint. Access at the front is otherwise easy, except that most of these front gardens are hardstanding now, with a car parked tight against the elevation, and working a pole over a bonnet in a breeze is not something anybody should be casual about. So the round runs on a known day, we ask that a car is moved or we accept that the ground floor front waits, and we do not knock at the door on the morning to negotiate it.
Who books it here
The local reference points are Derby Road, the university campus boundary along one side and Beeston immediately west, which is usually enough for us to find a property without a postcode lookup.
We run Lenton Abbey on the same round as Beeston, Dunkirk and Wollaton Park.
What we check on every Lenton Abbey job
Two things on these windows are not dirt and will never clean off. The first is a blown unit. Where the seal around the edge of the double glazing has failed, the misting and the tide mark sit between the panes, and you can pick it out from outside because it does not change when the glass is wet. Cleaning the surface makes it more obvious rather than less. The second is drainage. Along the bottom of the outer frame are small slots that let water out of the bottom rail, and on this estate they block with grit, moss and old sealant. Blocked, the rail holds water, which finds the weakest point and either runs down the render or appears on the inside sill and gets blamed on the cleaner. We clear them and we say which units have gone.
What the window cleaning covers
A sample of what is included
- Exterior: Glass, frames and sills cleaned together
- Also: Conservatory roofs and glazing
- Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
- Also: Green algae on north-facing frames
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Lenton Abbey
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Lenton Abbey. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The back gate is bolted. Can you still do the rear windows?
Not from outside, and we would rather tell you that than keep charging for a round that is half finished. The fixes are all simple: leave the bolt off on the day we are due, fit a key safe, or agree that the rear elevation gets done on a visit when somebody is home. We work to a known day rather than turning up at random, so it only has to be arranged once rather than every time.
Why does the back of the house look worse than the front?
Because it gets cleaned less often, and because the back is where the kitchen is. Cooking residue settles on the inside of the glass over the sink and behind the cooker, and it is sticky rather than dusty, so it holds dust in place instead of letting it fall away. That face needs washing rather than wiping. Where a locked gate has meant missing a few rounds, the first visit takes longer and we will say so beforehand.
It rained the day after and the glass is spotted again.
Rain on its own is fairly clean and dries without much of a mark. Spotting that shows up straight afterwards is usually something the rain has carried down onto the glass: grit off a render band or a sill above, or the sticky fall from street trees in the warmer months, which is not dust and does not rinse away. Where a particular elevation catches it every time, we would rather adjust the frequency for that side than pretend the glass will hold.
Do you do the frames and sills or only the glass?
Frames, sills and the glass in the front door go with the glass as standard, because a clean pane above a dirty frame looks worse than leaving both. Two honest limits. Rubber gaskets on older units go chalky and grey with age and will not come back white, whatever is used on them. And render below a sill that has been streaked for years often needs a separate look rather than being caught on a window round.
Do you cover the whole of Lenton Abbey?
Yes, all of NG9 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Lenton Abbey?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Lenton Abbey?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Bought houses have hardstanding across the front garden; the rest have none, so the kerb fills in term time and the street narrows to one lane, and we group Lenton Abbey with Beeston, Dunkirk and Wollaton Park on the rota.
