Window Cleaning for Bakersfield homes
The higher streets look south across the valley and take the weather that view implies. Rain driven soil films the exposed glass within days, and the drainage slots along the bottom of the frames silt up until water stands on the sill.
Exposure is the whole story for this service here. The streets along the top face open ground to the south with nothing between them and the weather, so glass on that elevation carries a film of rain driven soil within days of being done, while the sheltered side of the same house stays clear for weeks. It is normal for a property here to want two different intervals, and we would rather set that up than clean the whole house to the frequency of its dirtiest pane. Pole fed pure water suits the work, since the frames are mostly uPVC replacements now and pure water leaves nothing on the rubber seals to streak the glass in the next shower.
Bakersfield sits in NG3, under Nottingham City Council. The housing here is mostly 1930s semis and blocks of four in long curving roads off Oakdale Road, council built with deep gardens, alongside private bay fronted semis of the same decade and pockets of later infill, and that is what shapes this job more than the floor area does.
What we run into on Bakersfield window cleaning jobs
The drainage slots take the damage rather than the glass. Along the bottom of every uPVC frame are small weep holes that let rainwater out of the sealed channel, and on the exposed elevations they silt up with the same soil the glass is collecting. Once they block, water stands in the channel against the seal and shows as a tide line on the inside of the pane in cold weather, which people read as a failed unit. They get cleared as part of the visit. On the private bay fronts the top lights are separate small panes and are done individually, which is slower than it looks from the pavement.
How a Bakersfield window cleaning job actually runs
Reach is the planning problem here rather than height. The front elevations are mostly a bay with a small pitched roof over it, so the first floor glass sits back above that roof and cannot be worked from a ladder standing on a soft front lawn. A water fed pole solves it from the path, which is why shrubs planted hard against a bay matter: a hedge grown up to sill height stops the brush getting square to the glass, and we will tell you about it rather than half cleaning the pane. Round the back the gardens fall away in places and the ground stays soft for most of the year, so nothing goes up a ladder that can be done from firm standing. Lofts converted with a dormer add glass that is high, set back and easy to leave off a round agreed years earlier, so it goes on the record at the first visit. Rounds run street by street on a set interval, and we work in light rain, because pure water rinses the same either way.
Who books it here
The local reference points are the Oakdale Road shops, Jesse Boot Primary, and the long view over the Trent valley, which is usually enough for us to find a property without a postcode lookup.
We run Bakersfield on the same round as Carlton, Sneinton and Colwick.
What we check on every Bakersfield job
The wall above the window does most of the dirtying. Render and pebbledash on these houses shed a fine grit continuously, and every shower washes a little of it down the face of the building onto the glass and into the top of the frame, which is why a pane can be clean on Tuesday and speckled by Thursday after heavy rain with no traffic anywhere near it. It is also why the top channel of a frame is worth washing properly rather than doing the glass alone, since whatever is left up there runs down the pane the next time it rains. On the shaded elevation the rubber gaskets grow a green film the glass never shows, and the sills carry moss in the drip groove under the front lip. Both are part of the job, and both are why a window can look worse a fortnight after a cheap clean than it did beforehand.
What the window cleaning covers
A sample of what is included
- Interior: Frame, sill and track dusted and vacuumed first, so you are not making mud
- Also: Hard water spotting treated as limescale rather than scrubbed
- Exterior: No ladders, so no access needed through the house in most cases
- Interior: Internal glazed doors, mirrors and glass partitions
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Bakersfield
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Bakersfield. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Nobody is home during the day. Can you still do the back?
Only if we can reach it, and here that means the gate down the side of the house, which is usually bolted from the garden side. If it is bolted we cannot reach the rear elevation, and a return visit is wasted for both of us. Most customers either fit a bolt that can be released from the path or leave the gate on the latch on the morning we are due. Tell us which one and it stops being an issue.
How often does the exposed side need doing?
More often than the rest of the house. On the top streets the south and west facing glass wants roughly twice the frequency of the sheltered elevations, and more again through winter when rain is being driven across open ground onto it. We will do the whole property on the shorter interval if you prefer the simplicity of one visit, but there is no sense cleaning glass that is not dirty yet, so most people here split the two.
Do you still come out in winter and in wet weather?
Yes. Light rain makes no difference to a pure water clean, because the glass is rinsed and left to dry without a squeegee, and rain landing on it afterwards leaves nothing behind. What does stop us is a hard frost, which freezes water on the pane and in the frame channel, and high wind, which makes a long pole unsafe to hold steady. When a visit is dropped for either reason you are told, and the round picks your address up on the next pass rather than skipping the interval.
Can you do the conservatory roof and the inside of the windows?
Conservatory roofs, yes, from a pole, along with the frames and the finials. Roof glass wants doing more often than the sides because it takes leaf fall and bird mess from whatever is overhanging the garden. Insides are a separate arrangement, since they need somebody in the house and they are done with a cloth rather than water fed kit. Most people have the outsides on the regular round and book the insides occasionally, often with the sills and the frame rebates at the same time.
Do you cover the whole of Bakersfield?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Bakersfield?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Bakersfield?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Parking is easy: wide roads, verges and drives on many plots, and we group Bakersfield with Carlton, Sneinton and Colwick on the rota.
