Window Cleaning for Colwick homes
Two rotas, not one. Estate frontages carry yard dust and diesel film and need shortening; village houses backing onto the railway get a gritty haze on rear glass that the front elevation never shows.
This area needs two different rotas and it is worth being explicit about which one applies to you. Commercial frontages on the estate look out onto yards, service roads and lorry movements, so the glass picks up a fine dust and exhaust film that goes hazy rather than spotty, and that wants a shorter interval to keep a trade counter looking open for business. Village houses on the sheltered side stay clean about as long as anywhere else we work. The exception is the rear elevation of the houses nearest the railway, where the glass, the sills and the frame drainage all gather a gritty deposit that returns considerably faster than the front of the very same property does.
Colwick sits in NG4, under Gedling Borough Council. The housing here is mostly two and three bedroom semis and short terraces along Vale Road and Mile End Road, bungalows on the cul-de-sacs off them, and a little newer infill nearer the loop road, and that is what shapes this job more than the floor area does.
What we run into on Colwick window cleaning jobs
Frame drainage is the detail that matters here and the one nobody ever looks at. The bottom of a uPVC frame has small slots that let rainwater escape, and where a house is gathering gritty deposit those slots silt up, so water sits inside the frame instead of draining out of it. It ends up on the internal sill and eventually in the plaster underneath. We clear them alongside the frames on every visit, because it takes seconds and the alternative is a damp patch that gets blamed on the sealed unit. Trickle vents above the glass fill with exactly the same material.
How a Colwick window cleaning job actually runs
Two access points decide whether a window round runs to time here, and both are worth settling before the first visit. The first is the side gate. Reaching the back of a village house means getting down the side, and a bolted gate, a padlock, or a dog loose in the garden means the rear elevation gets missed and you have paid for half a clean. A gate we can open from outside, or a key kept somewhere agreed, solves it permanently. The second is where the van stands. A water fed pole system runs off a tank, the tank is heavy when full, and the hose only reaches so far, so on the tighter streets we need a space within reach rather than a space eventually. On the estate the equivalent is a unit with high glazing above a loading area, where the work has to happen before the first movements of the day or during a quiet window. Conservatory roofs get quoted separately, since they are a different job with different kit.
Who books it here
The local reference points are Colwick Country Park, Colwick Hall, Nottingham Racecourse and the numbered roads of the industrial estate, which is usually enough for us to find a property without a postcode lookup.
We run Colwick on the same round as Netherfield, Sneinton and Carlton.
What we check on every Colwick job
Look at the bottom of a downstairs pane and you will usually find the dirtiest part of the whole house. Rain hits the path or the border below the window, bounces, and throws fine soil back at the glass, so the lowest hand's width of a ground floor pane collects a gritty splash pattern that the rest of the elevation never sees. It is why a downstairs window looks tired weeks before an upstairs one does, and why the sill and the bottom rail need washing rather than just the glass. The other thing worth naming is the green film that appears on north facing glass in a shaded garden. It is algal growth rather than dirt, it feels slightly slippery, and it comes off cleanly with water and a brush but returns faster than ordinary soiling, which is why those elevations suit a shorter interval.
What the window cleaning covers
A sample of what is included
- Also: Hard water spotting treated as limescale rather than scrubbed
- Also: Green algae on north-facing frames
- Also: Commercial frontages on a weekly or fortnightly rota
- Exterior: Water-fed pole system using purified water, reaching up to four storeys
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Colwick
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Colwick. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why does the back of our house need doing more often than the front?
Because the two elevations are not exposed to the same thing. On the streets backing onto the line, the rear glass takes an airborne gritty deposit that the front, sheltered by the building itself, largely misses. It is not that the front was cleaned better, it is that it dirties more slowly. If the difference bothers you, we can put the rear on a shorter interval and leave the front on the standard one.
Can you do the unit frontage before we open?
Yes, and early is usually easier on the estate than late, because the service roads are quiet before the first deliveries and there is somewhere sensible to leave a van. Give us the gate opening time and a barrier code if there is one. We work off water fed poles for anything above ground level, so nothing gets leaned against your cladding and no loading bay gets blocked.
Do we need to be at home for the windows to be done?
Not for the outsides, provided we can reach the back. That means a gate we can open, or a key arrangement agreed in advance, and the dog indoors on the day if the garden is where it usually sits. We work off water fed poles from the ground, so nothing is leant against the house and nobody needs to be let inside. If access to the rear is impossible, we quote the front only rather than charging for both.
Why do the windows look wet and spotted when you leave?
Because they are rinsed with purified water and left to dry rather than dried by hand. The purification removes the dissolved minerals that cause spotting, so when the water evaporates it leaves nothing behind and the glass dries clear. Judge the result once it has dried rather than while it is still running. If you are seeing genuine spots after drying, tell us, because that points to something on the glass rather than something in the water.
Do you cover the whole of Colwick?
Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Colwick?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Colwick?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. The estate roads are numbered rather than named, so a satnav will happily send a van to the wrong Private Road, and we group Colwick with Netherfield, Sneinton and Carlton on the rota.
