Window Cleaning for Bestwood Village homes
Open ground on more than one side means rain arrives with wind behind it and hits the glass rather than running down it. The old rows have small panes set deep; the estates have French doors and a great deal more glass.
Glass works harder here than in a sheltered street, because there is open ground on more than one side and the rain arrives with wind behind it. Driven rain hits the pane rather than running down it, which lands dirt on the glass instead of rinsing it off, and that is why windows here often look worst on the first bright day after a wet week rather than during it. The two housing types then want different handling. The old rows have smaller panes set well back in deep reveals, so most of the work is in the edges and the corners of each one. The newer estates have French doors, wide openings and a great deal more glass per house, where the whole point is an even finish across a big pane.
Bestwood Village sits in NG6, under Gedling Borough Council. The housing here is mostly older brick terraces and cottages from the days when the pit was working, then a good deal of large private estate building added in recent decades on the open ground at the edges, and that is what shapes this job more than the floor area does.
What we run into on Bestwood Village window cleaning jobs
Sills are where the old and the new stock part company. A weathered brick or stone sill on an old row house is porous and slightly rough, so rain splashes back off it onto the bottom of the pane and leaves a band of dried splash two fingers up the glass that a quick pass across the middle never touches. On the estates the trouble comes from above instead: rainwater runs off the brick or render panel over the French doors and carries a fine dust straight onto the top of the glass, so the dirtiest band on a new house is high and the dirtiest band on an old one is low.
How a Bestwood Village window cleaning job actually runs
Access to the back is the thing that decides the round here. Many of the older houses are reached through a shared entry with a gate bolted from the garden side, so unless somebody is in, the back simply cannot be done that day. The workable answer is a bolt that can be reached over the top, or a regular day you know about in advance. On the newer estates the gates are side gates about a metre wide and usually unlocked, but the borders and gravel beside the house decide where a pole can stand, and a trampoline or a full bin store against the wall does the same. Dogs matter too, so tell us if one is out. We work off a pole and purified water rather than ladders, which keeps us off soft ground and out of flower beds. In hard frost the water freezes on the glass before it can be drawn off and does nothing useful at all, so a frozen morning gets moved to the next dry day rather than forced, and we would rather tell you that than leave the glass worse than we found it.
Who books it here
The local reference points are the winding engine house, St Mark's church and the edge of the country park, which is usually enough for us to find a property without a postcode lookup.
We run Bestwood Village on the same round as Bestwood, Hucknall and Rise Park.
What we check on every Bestwood Village job
Two things on these frames get blamed on the cleaner. The first is the rubber gasket around the glass. On replacement units that have been in a while the rubber goes chalky, and if it is not cleaned along with the pane, the first rain washes a grey run down the glass and it looks as though the window was never touched. It takes a separate pass along the gasket, and it is the reason a proper clean takes longer than a wipe over the middle. The second is misting between the panes. That is a failed seal inside a sealed unit, so the water sits where no cloth can reach it, and no amount of cleaning touches it. We point those out as we go round rather than leaving you to wonder why one particular window never comes up like the rest of them do.
What the window cleaning covers
A sample of what is included
- Exterior: Water-fed pole system using purified water, reaching up to four storeys
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
- Also: Green algae on north-facing frames
- Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Bestwood Village property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What window cleaning costs in Bestwood Village
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Bestwood Village. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How often is realistic out here?
Six to eight weeks for the outside on most of these houses, and it is exposure setting that rather than traffic film, which is what governs the interval nearer the main roads. There is no reason to go shorter unless a particular elevation faces the prevailing weather and you notice it going first, which does happen on the open sides. Interiors are a different question and most households settle on twice a year, with one in late winter when the light is worth having back.
Why do the windows look worse after it rains rather than better?
Because the rain here is usually coming at the glass rather than falling onto it. Wind driven rain carries dust off open ground onto the pane, dries in place and leaves it there, so a wet week ends with more on the glass than it started with. A rota answers it; waiting for weather does not. If the drying leaves streaks in one spot every time, that is worth pointing out to us, because it usually means water is coming off something above.
Do we need to be in for you to do the back?
Only if the gate is bolted from inside, which on the older rows it usually is. If you can leave it unbolted on your day, or fit a bolt we can reach over the top, the back gets done whether you are there or not. On the estates the side gate is normally fine. We will always tell you if we could not reach an elevation rather than charging for glass we did not clean, and we will do it that visit rather than at the end of the month.
Can you clean the conservatory or garden room roof as well?
Usually yes, and it is worth doing at a different interval from the windows. A roof collects far more from overhanging trees and open ground than a vertical pane does, and green growth builds along the glazing bars where water sits. It is pole work from the ground rather than anything on the glass itself. Tell us whether the frame is aluminium or plastic and whether there are solar panels or vents up there before we quote it.
Do you cover the whole of Bestwood Village?
Yes, all of NG6 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Bestwood Village?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Bestwood Village?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Newer closes have drives and visitor bays, and we group Bestwood Village with Bestwood, Hucknall and Rise Park on the rota.
