Window Cleaning for Rise Park homes
Stick on lead strip and applied Georgian bars are common on this stock, and a blade lifts them off the glass, so they get worked around. The openers are small top vents, which leaves the fixed panes to us.
Two features of this glazing decide the job. The first is applied lead: strips of self adhesive lead stuck to the outer face of the pane, and plastic Georgian bars, both fitted in quantity when these houses went up or were reglazed. A blade takes them off in one piece, so nothing on this stock gets scraped, and the edges are worked with a cloth instead of driven at with a squeegee. The second is the shape of the windows. The openers are small top vents over a large fixed pane, which means a householder can reach very little of the inside glass without a pole. That is why interiors here are worth booking deliberately, and why the fixed panes are the ones carrying a film in January.
Rise Park sits in NG5, under Nottingham City Council. The housing here is mostly late twentieth century private estate housing in brick with concrete tile roofs, detached and semi-detached in small closes, most with an integral garage and an open plan front lawn running to the pavement, and that is what shapes this job more than the floor area does.
What we run into on Rise Park window cleaning jobs
The friction stays are where the dirt has been living. On a window of this age the hinge track along the edge of an opener holds grit, spider webbing and a black grease that has never been touched, and none of it is visible until the vent is opened for the first time in months. Those get brushed and wiped while the window stands open rather than reached past. The low window in the old garage opening is the other regular one, and it is dirty for a physical reason. It sits nearer the ground than any pane in the house and right beside the drive, so rain coming off hard paving spatters a gritty line along its bottom rail.
How a Rise Park window cleaning job actually runs
Getting round the outside is the first question and the answer changes house by house. Open frontages mean nothing blocks the front, but the back is reached through a side gate that is often the only gap between the house and the boundary, and where a garage has been converted the old side door has usually gone with it, so a bolted gate and nobody in means the rear elevation does not get done that visit. We ask for it to be left unbolted on the day. Cars are the other one. A vehicle parked hard against the front bay stops a pole being worked at a sensible angle and puts run off down the paintwork, so it is worth moving onto the road for the hour. Upstairs is pole work from the ground, which needs firm footing rather than a soft border, and the pole has to clear the eaves, the gutter and any satellite dish. Conservatories and the newer solid roof replacements get quoted separately, since a roof is a different job from a window and the glazing bars hold moss.
Who books it here
The local reference points are Rise Park Primary and Nursery School, the shopping parade and the open ground beyond, which is usually enough for us to find a property without a postcode lookup.
We run Rise Park on the same round as Top Valley, Bestwood and Arnold.
What we check on every Rise Park job
Frames tell you more than the glass does. Along the bottom of every uPVC window there are drainage slots, and when those block with moss, grit and dead flies, the rainwater that gets past the outer seal sits inside the frame instead of draining away, which is how a sill starts weeping into the room in heavy weather. We clear them as part of the wash. Gaskets are the other thing. The black rubber holding the glass in goes chalky and shrinks back at the corners, on the sunniest elevation first, and a shrunken gasket lets water stand against the edge of the sealed unit. That is what eventually causes misting between the panes, and misting is not dirt. Nothing cleaned from either side will touch it and the unit has to be replaced, so we point out which ones have gone.
What the window cleaning covers
A sample of what is included
- Also: Conservatory roofs and glazing
- Interior: Internal glazed doors, mirrors and glass partitions
- Interior: Edges detailed with a dry microfibre
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Rise Park
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Rise Park. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Can the stick on lead be taken off while you clean?
It can be taken off. It cannot be put back, which is why we leave it alone. Self adhesive lead is a strip glued to the surface of the glass, and once a blade catches an edge it lifts in one piece and the adhesive marks the pane underneath. We clean around it and work the corners by hand where it has begun to peel. If you want it gone, do a whole elevation at once so the windows still match.
The insides look worse than the outsides. Why is that?
Because you can reach the inside of very little of it. On this glazing the opening vent is a small top light and everything else is fixed, so the pane the room actually looks through has probably not been done inside since somebody last borrowed a ladder. Household glass spray adds to it as well, since the propellant leaves a film that builds up on the part that does get wiped. Interiors are worth booking as their own visit in late winter.
One window looks foggy inside and washing it makes no difference. Why?
Because the moisture is between the two panes rather than on either face of them. A sealed unit is two sheets of glass with a dried air gap, and once the perimeter seal fails, damp air gets in and condenses inside where nobody can reach. It shows worst on a bright cold morning and clears in the afternoon, which is why it gets mistaken for dirt. The glass unit is replaced rather than repaired, and the frame around it usually stays.
Do the frames and sills get done, or only the glass?
Frames, sills and the outer face of the door get washed with the glass, because clean glass in a green frame looks worse than neither being touched. On a first visit the frames take longer, since uPVC that has never been washed holds a grey film that wants a proper detergent rather than a rinse. Gutters, fascia and soffit are outside a normal window round and get quoted on their own when they need doing.
Do you cover the whole of Rise Park?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Rise Park?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Rise Park?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Every house has a drive and the frontages are open, so a van parks without blocking anyone, and we group Rise Park with Top Valley, Bestwood and Arnold on the rota.
