Window Cleaning for Top Valley homes
Big 1970s picture windows and full width patio doors, so there is more glass here than the size of the house suggests. The exposed elevation weathers faster than the sheltered one, which is why a single rota for the whole property misses.
These houses carry more glass than their size suggests. The specification of the period put a large picture window on the front room, a full width sliding door onto the garden and generous bedroom openings, so the glass area on a three bedroom semi is closer to that of a far bigger older house. Frames are mostly uPVC now, replaced across the estate at some point, which is good news for washing them and bad news for the seals and drainage slots nobody ever looks at. Position is the other factor. This is high ground with open land beyond the northern edge, and the elevation that takes the weather dirties at a different rate from the one sheltered behind it.
Top Valley sits in NG5, under Nottingham City Council. The housing here is mostly 1970s estate housing put up in one programme, semis and short terraces set in culs-de-sac and pedestrian greens off a handful of distributor roads, with rear parking courts and scattered later infill, and that is what shapes this job more than the floor area does.
What we run into on Top Valley window cleaning jobs
That difference in exposure is why one rota for the whole house is the wrong answer. The elevation facing the weather picks up driven rain carrying dust off open ground, and it dries with a film that shows streaky in low winter sun. The sheltered side, often the one looking onto a green, stays acceptable a good deal longer. In practice the exposed face gets done every visit and the rest on alternate ones, which costs less than doing everything every time. Access is on foot with a pole, water carried from the tank in the van, because the van cannot get near the back of most of these houses.
How a Top Valley window cleaning job actually runs
Reaching the back is the whole question on these plots. The front is straightforward: it faces a path or a green and a pole gets everything without anybody being asked. The back sits behind a fence, reached either through a shared alley between a pair of houses or through a gate onto a parking court, and where that gate is bolted from the inside there is no way round it short of going through the house. So the round is built on knowing which properties have usable side access and which need somebody in. Where a customer is out all day, an unbolted gate on the morning of the visit is the difference between a whole house and a front only. Water works the same way. The pole feeds from a tank in the van and there is a working limit to how far that reaches, so a property deep in a court gets done from a nearer standing rather than by dragging line across a green where children and dogs are. We send a message the night before rather than arriving unannounced, which gives people time to deal with the gate.
Who books it here
The local reference points are Top Valley Way, the Tesco off it, Park Vale Academy and the old railway footpath, which is usually enough for us to find a property without a postcode lookup.
We run Top Valley on the same round as Bestwood, Rise Park and Bulwell.
What we check on every Top Valley job
Any round on an estate that has had its windows replaced turns up sealed units that have gone. The pane is clean on both faces and still looks marked, and the giveaway is that the mark does not move when the surface dries: a bloom low on the glass in cold weather, or a hard pale line across the middle that never shifts whatever is used on it. That is moisture in the cavity where the edge seal has failed, and no cleaning reaches it because it is not on a surface anyone can touch. It is worth naming, because the cleaner gets blamed for it, and because a failed unit means replacing the glass rather than the whole window. The other regular find is a top opening light that has dropped on its hinges, which shows as an uneven gap you can feel the draught through while the glass is being dried off.
What the window cleaning covers
A sample of what is included
- Interior: Internal glazed doors, mirrors and glass partitions
- Interior: Edges detailed with a dry microfibre
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
- Interior: Frame, sill and track dusted and vacuumed first, so you are not making mud
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Top Valley
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Top Valley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How often should the windows be done?
Six weekly suits most properties here as a base, with the exposed elevation looked at every visit and the sheltered side on alternate ones. Leave the weather side longer than that and the film builds to the point where it takes two passes, which is a slower job rather than a cheaper one. If the house sits on the open edge of the estate with nothing standing in front of it, four to six weeks is the realistic interval.
Do the frames and the sliding door get done as well?
Frames, sills and the rubber seals, yes, and on a sliding door the bottom track too, because that is where rainwater is supposed to escape. Those drainage slots block with grit and moss, and a blocked one puts water back into the frame instead of out of it. It is a minute per opening and it is the difference between clean windows and windows that stop putting a puddle on the floor in heavy rain.
We are both out at work. Can the back still be done?
Yes, as long as the gate is left unbolted on the day. That is the one thing nobody else can do for you, and it is why we message the night before rather than simply turning up. Where a gate has to stay locked, some customers leave a key with a neighbour or fit a combination bolt and give us the code. If the back cannot be reached on the day, we do the front, say so, and do not charge for glass we have not touched.
Do you clean the inside of the glass as well?
As a separate arrangement, yes, and it needs somebody in the house because it is done by hand rather than on a pole. Insides show something different from outsides: a fine film off cooking that spreads well beyond the kitchen, and the tide mark condensation leaves along the bottom edge of a bedroom pane over winter. Both want a cloth and a proper detergent rather than pure water, and sills and window boards get done at the same time since they carry the same film.
Do you cover the whole of Top Valley?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Top Valley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Top Valley?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Parking is rarely the problem; reaching the door is, and we group Top Valley with Bestwood, Rise Park and Bulwell on the rota.
