Window Cleaning for Cinderhill homes
Three storey houses put a tall stairwell window above a garage roof, which gets done from the ground with a pole because that roof is not a platform. On recent builds the first clean lifts installation silicone haze that plain water will not touch.
The newer estates are exposed in a way established streets are not. Planting is young or absent, the ground between the houses is open, and there is nothing to slow the wind, so glass gets a steady load of dry grit rather than the slow film a sheltered road builds up. The windows themselves are large and the sills sit low, so there is a lot of it to see. The other feature is height in an odd place: a three storey house puts a tall stairwell window at first and second floor level, frequently directly above a garage roof or a flat porch. That gets done from the ground and nowhere else. A garage roof is a thin sheet on light timbers and is not a working platform, whatever it looks like from the ground.
Cinderhill sits in NG6, under Nottingham City Council. The housing here is mostly older terraces and interwar semis from the years the pit was working, with estates of newer houses, three storey townhouses and small closes built across the reclaimed colliery ground behind them, and that is what shapes this job more than the floor area does.
What we run into on Cinderhill window cleaning jobs
The first clean on a recent build is a different job from the ones after it. New units are bedded in with silicone and the surplus gets wiped rather than cut, so a haze sits along the edge of the glass that plain water will not shift and a blade skips over. Silicone is not soluble in detergent. It comes off with a solvent worked along the bead and then a full rinse, and it is a one-off: once gone, the pane cleans normally afterwards. The same visit usually turns up mortar splashes on the outer face of the frames, which come off wet and dissolve the plastic if anyone attacks them with an acidic cleaner.
How a Cinderhill window cleaning job actually runs
The round here is shaped by back gates. On the newer terraced blocks the rear gardens open onto a shared path with a gate at each end, and if either is bolted from the inside the back elevation cannot be reached at all, no matter what kit is on the van. Some houses have no side access whatsoever, and then the only route is through the house, which is a different job and needs somebody in. So the first visit is partly a survey: we find out which gates open, which are bolted, and where the tap and the standing space are. After that a regular round runs without you being home, since the poles work from ground level and the water comes off the van. We work to a rota rather than to a phone call, and we come whatever the sky is doing short of real wind, because rain does not dirty clean glass and a shower after a clean is not a reason to redo it. What does end a round early is a locked gate nobody knew about.
Who books it here
The local reference points are the Phoenix Park tram terminus, Nuthall Road and the old colliery ground, which is usually enough for us to find a property without a postcode lookup.
We run Cinderhill on the same round as Old Basford, Aspley and Highbury Vale.
What we check on every Cinderhill job
There is one complaint on modern glazing that is not a complaint at all, and it is worth knowing before you make it. On a clear autumn morning the outside face of the pane fogs over with dew while the inside stays perfectly clear. It looks like a badly finished clean and it appears a day or two after the visit, which makes it look like our fault. It is the opposite. A well insulated unit keeps so little heat on the outer pane that the glass drops below the dew point of the night air, and the whole outer face condenses like a cold bottle. It burns off by mid morning. You see it on new windows and never on old single glazing, and where a pane is sheltered under a porch or shaded by a tree it will not do it at all, which is why one window on a house can look wrong while the rest look right.
What the window cleaning covers
A sample of what is included
- Interior: Edges detailed with a dry microfibre
- Exterior: Glass, frames and sills cleaned together
- Also: Conservatory roofs and glazing
- Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Cinderhill
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Cinderhill. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Can you reach the stairwell window above the garage?
Yes, from the ground with a pole-fed system and purified water, which is how that window should be done anyway. What we will not do is put a ladder or a person on the garage roof. Most of them are a single sheet on light timbers, designed to keep rain off a car and nothing more, and the fact that one has held somebody's weight before is not evidence it will hold it again. The pole reaches it and nobody is standing on anything.
The new windows have a haze that will not wash off. What is it?
Almost always silicone left over from installation, sometimes with a little mortar dust in it. It sits as a smeared film near the edges of the pane and it repels water, which is why it looks worse after a wash than before one and why a squeegee glides over it. Detergent does nothing to it. It needs a solvent, a rinse and a careful look at whether the pane is a coated unit first. Once it is off it does not come back.
There is no way round the back. Can the rear windows still be done?
Only with somebody at home, because the hose has to come through the house and a door has to stay open while we work. That is fine as an arrangement, it just cannot happen on a round where nobody is in. If your block has a shared rear path, the better answer is agreeing with a neighbour which gate stays unbolted on the day. Tell us which of those applies and the rear gets quoted as part of the visit rather than as an argument on the doorstep.
Do the frames and the sills get done as well?
Yes, as part of a pole clean rather than as an extra. Purified water and a brush take the frames, the sills and the top of the head, and it matters more than it sounds, because a dirty frame runs dirt back down a clean pane the first time it rains. What we cannot do from a pole is the inside face, and we cannot free a sash that has been painted shut. Say if you want the insides and it gets scheduled as a separate visit with somebody in.
Do you cover the whole of Cinderhill?
Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Cinderhill?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Cinderhill?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Drives and allocated bays on the newer estates and on-street on the older roads, so parking is rarely the problem, and we group Cinderhill with Old Basford, Aspley and Highbury Vale on the rota.
