Window Cleaning for Highbury Vale homes

The front of the house is a stride from a busy footway, which decides when the work happens. And the nets have to come down for the inside to be worth doing, better decided before we arrive than on the doorstep.

Two things make window work here different from a side street. The first is where we stand. The front of these houses is a stride from a public footway on a busy route, so a pole, a hose and a bucket are all in somebody's way, and in freezing weather water on a pavement is a genuine hazard. Fronts get done early or between the school run and the afternoon, and in hard frost they wait. The second is the nets. Almost every front window has them, and they have to come down for the inside to be worth doing, which is a decision to make before we arrive rather than on the doorstep. The interior cleans that disappoint people are nearly always the ones where nets went straight back up over glass nobody actually reached.

Highbury Vale sits in NG6, under Nottingham City Council. The housing here is mostly interwar and postwar semis and short terraces set close together along the through road and the side streets off it, with a strong rented share and small front gardens onto the pavement, and that is what shapes this job more than the floor area does.

What we run into on Highbury Vale window cleaning jobs

The nets themselves show you where the air comes in. Hold one up to the light after it has been down and there is a darker band across it at the height of the opening light, because that is where the draught passes through the fabric. The same thing marks the inside face of the reveal, which nobody cleans, and which sits at eye level once the nets are off. So the order on an interior here is nets down, reveal and sill washed with detergent, glass last, nets back up dry. Doing the glass first and the reveal afterwards puts the reveal's dirt straight back down the pane.

How a Highbury Vale window cleaning job actually runs

Rear access is the question that decides a round here. Some of these houses have a shared entry with a gate that is locked, some have a side gate with a bolt on the inside, and some have no way to the back at all except through the house. So we agree at the first visit how the rear gets reached and whether somebody needs to be in, because a round that quietly does fronts only for months is not what anybody thought they were buying. At the front, the bay windows on the interwar semis need a ladder footed on a small garden rather than on a path, and soft ground after rain is a reason to leave a house until later in the round rather than force it. Frost is the other scheduling reality, since water on a footway that people walk to the tram on freezes before it drains. In hard weather fronts wait, and we would rather tell you that than turn up and make a hazard of your path.

Who books it here

The local reference points are Highbury Road, the tram stop that shares the name, and Highbury Hospital, which is usually enough for us to find a property without a postcode lookup.

We run Highbury Vale on the same round as Bulwell, Old Basford and Cinderhill.

What we check on every Highbury Vale job

On a bay window the glass gets dirty from above as much as from in front. The small roof over the bay collects leaf litter and a silt of moss, and every time it rains that washes down over the fascia and runs onto the top pane in streaks, which is why the top of a bay looks worse than the bottom on a house set back from any traffic. Clean the glass and leave the roof and the streaks are back with the next heavy shower. So the bay top gets cleared and the fascia and the underside of the overhang washed before the glass, working downward. The same logic applies to the ledge above a front door canopy, which sheds straight onto the glazing below it and is the reason a door pane never seems to stay clean.

What the window cleaning covers

A sample of what is included

  • Exterior: No ladders, so no access needed through the house in most cases
  • Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
  • Interior: Frame, sill and track dusted and vacuumed first, so you are not making mud
  • Interior: Glass washed, squeegeed in a single continuous pass and buffed dry

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Highbury Vale property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What window cleaning costs in Highbury Vale

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£15 to £28

Typical per visit in Highbury Vale. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. Should we take the nets down before you come, or will you?

Either, as long as it is decided beforehand. If you take them down, the glass, the reveal and the sill all get done properly and we are in and out. If we take them down, that is a few minutes a window and it needs to be in the booking. What does not work is deciding on the day, because nets going back up over a pane that has not been reached is the commonest complaint about interior work anywhere with them.

There is a black line along the rubber seal inside the window. Will that come off?

Sometimes, depending how long it has been there. That gasket is soft, so mould and road film root into it rather than sitting on top, and once it has been a season or two the black is in the rubber and nothing takes it back to grey. Caught earlier, a fungicidal wash and a soft brush along the channel clears it. Either way we dry the channel and clear the drainage slots, because water standing there is what feeds the next lot.

We cannot let you through to the back. What happens then?

We tell you upfront rather than charge for a whole house and clean half of it. If the gate can be left unbolted on the day, that solves it and costs nobody anything. Otherwise the rear goes on a cycle where you are in, and the fronts carry on regardless. What we will not do is quote for all the glass and quietly leave the back for a season, which is the commonest complaint about window rounds in streets built like these.

It rained the day after you came. Was that money wasted?

Rain on its own is fairly clean and will not undo the job. What marks glass is what the water runs over on the way down, so a pane under a mossy bay roof or a dirty ledge does streak after a shower and one that is clear above it does not. That is why we do the ledge and the bay top as part of the visit. If glass looks bad after rain, that is usually telling you something above it needs clearing.

Do you cover the whole of Highbury Vale?

Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Highbury Vale?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Highbury Vale?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Front gardens are too short for a drive, and the through road is no place to leave a van, and we group Highbury Vale with Bulwell, Old Basford and Cinderhill on the rota.
