Window Cleaning for Dunkirk homes
Heavy acoustic units fitted against the road noise, which are rarely opened and film over on the inside faster than the outside. Failed seals are common in the cheaper replacements, and no amount of cleaning touches misting between the panes.
Two things make the glass here its own job. The first is that much of it was replaced for noise rather than for warmth, so the units are heavier, they are hardly ever opened, and the film that builds on the inside is never disturbed by a through draught. Interiors matter more than exteriors on these streets, which is the reverse of how our rota work usually runs. The second is where the properties sit. A frontage on a dual carriageway has no kerb to work from and nowhere safe to set a pole, so that elevation gets approached from the pavement side or from the rear, and which of those it is gets settled before the first visit rather than discovered on the morning.
Dunkirk sits in NG7, under Nottingham City Council. The housing here is mostly a compact grid of late Victorian and Edwardian terraces let room by room, with purpose-built student blocks and infill apartment schemes squeezed along the boulevard frontages, and that is what shapes this job more than the floor area does.
What we run into on Dunkirk window cleaning jobs
Misting between the panes is what we are asked about most here, and it is not something cleaning reaches. It means the seal around the sealed unit has failed and moisture is sitting inside the cavity, which happens sooner in units fitted cheaply and quickly, particularly on a sunny frontage. We record which windows are doing it and tell you, because it is a glazing job. The other constant is black spotting along the rubber gaskets, which is mould growing in the corner where the gasket meets the frame. That comes off with a soft brush worked into the corner, not with a cloth, which only presses it further under the seal.
How a Dunkirk window cleaning job actually runs
Rear access is the thing that decides whether a house here can be done properly. These terraces have alleys and yard gates behind them, and a gate bolted from the inside means the back elevation simply does not get cleaned that visit. Where a property is let we ask the landlord to sort a key or an agreed arrangement once, at the start, rather than leaving four cleaners a year to find the same bolt. The fronts are more straightforward on the side streets, where bay windows and the original openings above them are all reachable from the pavement. We run this area as a round, so the same streets get done on the same rotation and you get a note before we come rather than a knock. Nobody needs to be in for the outsides. Frequency is worth thinking about properly here, because a house set back on a quiet street and a house on a main frontage do not stay clean for anything like the same length of time.
Who books it here
The local reference points are the QMC, Clifton Boulevard, Highfields Park and the Nottingham Science Park on University Boulevard, which is usually enough for us to find a property without a postcode lookup.
We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.
What we check on every Dunkirk job
Outsides are done with a pure water pole system, so the glass is washed with filtered water that dries without leaving marks and there is no ladder against your gutter or your neighbour's fence. The frames, the sills and the transoms get washed on every visit, not just the glass, because the dirt that runs down onto a clean pane after the first rain comes off the frame above it. The first clean on a property that has been left a while takes longer than the ones after it, and we say that at the point of booking instead of surprising you with it. We do not work in high wind, when a pole becomes unsafe, and we tell you the same day when we are moving a round rather than leaving you guessing. Light rain is not a problem for cleaned glass, which is the question we get asked most, so we work through it rather than pushing the whole street back a week.
What the window cleaning covers
A sample of what is included
- Also: Green algae on north-facing frames
- Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
- Exterior: Water-fed pole system using purified water, reaching up to four storeys
- Interior: Internal glazed doors, mirrors and glass partitions
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Dunkirk
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Dunkirk. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why do the insides film over faster than the outsides?
Because nothing disturbs them. Acoustic glazing gets opened far less than ordinary windows, so cooking residue, condensation and the fine dust that settles indoors build up on the inner face undisturbed, while the outer face gets rain on it. On a house facing a busy road the inside of the glass is often costing you more daylight than the outside is, which is why we suggest interiors here more often than we would elsewhere.
Can you do the front windows if they face the main road?
In most cases yes, but not by standing in a live traffic lane. Where there is a pavement wide enough to set a pole safely we work from it, and where there is not we look at whether the elevation can be reached from a side entry or an adjoining frontage. Send a photograph of the front of the property with the booking and we will tell you which of those applies before you commit.
The alley gate is bolted and nobody is home. What happens to the back?
It does not get done, and you would rather hear that now than find it out from a bill. The fix is a one off arrangement: a key held with us, a combination on the gate, or a tenant briefed to leave the bolt off on round day. Landlords are the right people to settle this because tenants change and the gate does not. Fronts and any elevation reachable from the pavement get done regardless.
How often should windows be cleaned around here?
Six to eight weeks suits most of the side streets. A frontage on the main road or on the boulevard needs more like four, because road film builds far faster there and the glass looks tired well before the eight weeks are up. If you are unsure, start at the longer interval and look at the state of the glass just before the next visit is due. That tells you more than any recommendation from us.
Do you cover the whole of Dunkirk?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Dunkirk?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Dunkirk?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
