Window Cleaning for Hyson Green homes

Original sash windows on the terraces, where the tracks and the drainage holes at the bottom of the frame matter more than the glass. Blocked drainage holes pool water inside the frame and eventually let it through into the room.

Sash windows and a tram route are the two facts that decide window cleaning here. Radford Road traffic lays a fine dark film on exterior glass, so a six week rota drifts to four on the front elevation while the back of the same house stays acceptable twice as long. Inside, the sashes are original across a lot of the terraces, and the tracks and the meeting rail hold more grit than the pane does. Above ground floor we work from the pavement with a water fed pole, which is straightforward on most frontages and less so where a tram wire or a bus stop occupies the ground we would otherwise stand on. We look at the elevation before setting a rota.

Hyson Green sits in NG7, under Nottingham City Council. The housing here is mostly tightly packed Victorian terraces, many converted to flats, with tram stops threaded through the middle of it, and that is what shapes this job more than the floor area does.

What we run into on Hyson Green window cleaning jobs

The order matters on a sash. The track gets a crevice tool and a dry brush first, then the meeting rail where the two sashes pass one another, which collects a black paste of grit and old lubricant that will smear straight across a clean pane if it is touched afterwards. Only then does anything wet go near the glass. On the older windows the cords and pulleys are still live, so nothing gets forced, and where a sash has been painted shut we clean what we can reach and tell you rather than leaning on it.

How a Hyson Green window cleaning job actually runs

Two things decide how a round gets planned here: which elevation we can actually reach, and what time of year it is. Frontages are simple enough because we work off the pavement. Rear elevations are not, since the yards behind these terraces are gated, frequently shared, and reached through an entry that belongs to someone else, so the back of a building needs one access arrangement agreed once rather than a knock on a different door every visit. Autumn is the heavy end of the year. Leaf debris and the last of the pollen from the Forest Recreation Ground end of the area settles into sills and frame corners, then turns to grey paste across the panes as soon as it rains properly. Winter interrupts differently: a pole system freezes, so a hard frost pushes the round back instead of cancelling it, and we would sooner tell you a day early than arrive and make ice. Interiors are best grouped, because somebody has to let us in, so where several flats in one building want the insides done we take them all on one visit.

Who books it here

The local reference points are Hyson Green Market, the Radford Road tram stop and Forest Recreation Ground, which is usually enough for us to find a property without a postcode lookup.

We run Hyson Green on the same round as Radford, New Basford and Sherwood.

What we check on every Hyson Green job

Exterior work uses purified water through a resin filter, checked with a meter, and no detergent at all, which is why nothing is hand dried and why glass left wet still dries clear. On the frames we separate dirt from damage before quoting a rota: older plastic frames go chalky with ultraviolet and will not come back however hard they are rubbed, and green algae growing on frames that never see sun lifts under a soft brush and never a scourer. Hard water spotting is treated as scale and given contact time. Where a gutter is dripping onto the same pane every week we say so, because the spotting will return before the next visit whatever we do. Misting between the panes of a sealed unit is a failed seal, not dirt, and no cleaning reaches it. On the older windows we work around the beads and the horns without leaning on anything painted shut.

What the window cleaning covers

A sample of what is included

  • Interior: Glass washed, squeegeed in a single continuous pass and buffed dry
  • Interior: Frame, sill and track dusted and vacuumed first, so you are not making mud
  • Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
  • Exterior: No ladders, so no access needed through the house in most cases

That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What window cleaning costs in Hyson Green

Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per visit
Terraced house£12 to £20
Semi-detached£15 to £28
Detached£25 to £45
Interiors, added to a visitRoughly half again
Commercial frontageQuoted on frequency

The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.

Priced separately

ExtraTypical cost
Conservatory roofQuoted after seeing it
First clean of neglected glassHigher than the rota price

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Window Cleaningin Hyson Green

Ring us on 07438 843980, or see the full service page.

I rent a first-floor flat. Can the outside be done without going through the house?

Yes, that is what the water fed pole is for. We reach up to four storeys from the pavement, so nobody needs to be in and no ladder goes against the building. Interiors are a separate booking and do need someone to let us in, which is why most flat tenants have those done two or three times a year rather than on the exterior rota.

Who pays when the building is split into flats?

Whoever books it. Some buildings here have the freeholder cover the whole elevation, which works out cheaper per window and gives a consistent result across the frontage. Where the flats organise it themselves, we can quote the whole house and each flat separately, so the residents can see what splitting it actually costs before they decide.

We have secondary glazing over the original sashes. Can the insides still be done?

Yes, but treat it as a bigger job than it looks. Secondary glazing means two sets of glass and four surfaces per window, and the inner panels usually have to come out and go back, which is where the time goes and occasionally where a fixing is found to be missing. Mention it at the time of booking rather than on the morning, so the slot is long enough, and let us know if any panel has been sealed rather than left removable.

We have a shop on Radford Road. How often should the frontage be done?

Weekly or fortnightly, and before opening. Two things drive it and neither is general grime: fingerprints at handle height, which build up within days on a door customers pull, and splash thrown up from the road onto the lower third of the glass. A fascia, a projecting sign or a canopy calls for different access again, so ask for it to be quoted alongside rather than assuming it arrives with the glass.

Do you cover the whole of Hyson Green?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does window cleaning cost in Hyson Green?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start window cleaning in Hyson Green?

Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. On-street only, and tight, and we group Hyson Green with Radford, New Basford and Sherwood on the rota.
