Window Cleaning for Wollaton Park homes
One opening here can be eight or a dozen separate panes with a steel bar between each of them, so it is far more frame than glass. That is what makes a house on this estate slower than its window count suggests.
Where the original glazing survives, a single opening is divided into eight or a dozen small panes, each with a bar round it, and that changes the arithmetic of a window clean completely. It is linear edge rather than square metres, and every junction between glass and frame holds water that runs back out across the pane as it dries unless somebody takes it off deliberately. Houses reglazed in the last few decades are quick by comparison, and because the estate went up as one job, a house is usually all one or all the other rather than a mixture. It is also worth booking inside and outside separately here, since the inner face of a single glazed window gets dirty for its own reasons and on its own timetable.
Wollaton Park sits in NG8, under Nottingham City Council. The housing here is mostly substantial 1920s and 1930s houses put up as a single scheme, semis and detached, on wide tree lined avenues with generous plots and the same detailing repeating street after street, and that is what shapes this job more than the floor area does.
What we run into on Wollaton Park window cleaning jobs
The frames come first and the glass second, which is the opposite order to most houses. Paint on a steel frame that has not been redecorated in a while goes chalky, and a wet cloth dragged along it picks up a white residue that then transfers onto the pane the moment it touches the glass. So the bars and the edges are cleaned and dried first, and only then does anything go on the glass. On a bank of small panes that is most of the labour, and it is also why a first visit takes appreciably longer than the ones after it: the joints are loaded on the first pass and merely dirty on the second.
How a Wollaton Park window cleaning job actually runs
Getting to the glass is the constraint here rather than cleaning it. The gardens are mature, so there are hedges, borders and shrubs planted right up to the wall under most ground floor windows, and soft dug ground is no place to foot a ladder. Round the back there is often a step, a sloping path or a low retaining wall in the way as well. Most of the work is therefore done from the ground with a pole and filtered water, which reaches the upper floors and the dormers without anything leaning on the render or the gutter. Where a van cannot park close we carry water in, which is why we work a street at a time rather than criss crossing the estate. Access to the back is the usual sticking point: a bolted side gate stops the job half done, and a dog loose in the garden stops it entirely. Tell us once how you want that handled and it stays on the round. Conservatory roofs and glazed porches are worth mentioning when you book, since they are reached from a different set up again.
Who books it here
The local reference points are Derby Road, Middleton Boulevard, the park gates, and the university campus just south, which is usually enough for us to find a property without a postcode lookup.
We run Wollaton Park on the same round as Wollaton, Lenton and Lenton Abbey.
What we check on every Wollaton Park job
The trees are what dirties these windows, and it is not simply the leaves. The limes and sycamores along the avenues drop a fine sticky film through the summer, honeydew off the aphids in the canopy, and it lands on the glass and the frames beneath them. Plain water does not shift it. It smears, dries, and then darkens as mould grows on the sugar in it, so it wants a detergent pass and a rinse rather than a harder scrub. Under a branch you get droppings too, which are acidic and will etch glass and mark paintwork if they sit through a hot spell. A house under trees needs doing more often across the summer than the same house on an open corner. Leaf litter in the frame drainage is the winter version of the same problem, since a blocked channel holds water against the paint until it lifts.
What the window cleaning covers
A sample of what is included
- Interior: Edges detailed with a dry microfibre
- Exterior: Glass, frames and sills cleaned together
- Also: Conservatory roofs and glazing
- Exterior: Drainage holes at the bottom of the frame cleared, which otherwise block and let water pool inside
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Wollaton Park
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Wollaton Park. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How often, and does the inside really need booking separately?
Outside, somewhere between monthly and six weekly suits most of these houses, and longer on the quieter avenues where there is no through traffic. Inside is what gets underestimated. Single glazing in a metal frame runs with water through the winter, and that water dries off leaving a mineral film which a household cloth smears around instead of lifting. Twice a year inside is a sensible minimum, and three times in a room that takes drying laundry or has a radiator right under the window.
Several of the opening lights are painted shut. Does that stop you?
It stops us opening them, and we would rather it did than force one. Forcing an opener that has been painted into its frame twists the light out of square, and it never seats properly again afterwards. The outside of a seized light is reached from outside like any other pane, so nothing is missed there. Where a first floor pane can only be worked through an opener that will not move, we say so at the quote rather than on the day.
Nobody is in during the day. Can you still do the back of the house?
Yes, provided we can get to it. Leave the side gate unbolted on the morning, or fit a bolt we can reach over the top of the gate, and let us know if a dog will be out in the garden. If we cannot get through we do the front and come back for the rest another day, though a second trip is a wasted one for both of us. Where a gate has to stay locked, some households leave us a key for the padlock.
Is there a time of year when it is not worth doing?
Not really, though the reasons change through it. Autumn puts leaf litter into the frame drainage and wet weather blows dirt back up the glass, spring brings pollen that dulls a pane within days, and summer under a lime is the sticky season. Winter often gives the longest lasting result of the lot, since there is little growth about. What does stop us is a hard freeze or a strong wind, when water freezes on the pane or a pole is unsafe, and we move those visits.
Do you cover the whole of Wollaton Park?
Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Wollaton Park?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Wollaton Park?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Nearly every house has a drive, so a space is rarely the issue, and we group Wollaton Park with Wollaton, Lenton and Lenton Abbey on the rota.
