Window Cleaning for Bramcote homes
Elevations facing the open side of the hill take driven rain carrying grit, while glass nearer the main road picks up an oily film that plain water will not shift. Different intervals on the same house.
Two separate problems on one hill. Houses on the open side take driven rain straight off unobstructed ground, and because the soil is sandy that rain arrives carrying grit, which dries onto the west and south west faces in a way the sheltered side of the same building never experiences. Properties down nearer the main road have the opposite complaint: a fine oily film that is not weather at all and will not rinse off with plain water. Those elevations want different intervals, so a house here is better quoted face by face than on one blanket frequency, and a first visit on glass that has been left a long time is a much slower job than the ones after it.
Bramcote sits in NG9, under Broxtowe Borough Council. The housing here is mostly interwar and postwar semis and detached houses spread across the hill, on larger plots than the streets below, with 1960s and 1970s builds stepped into the slope and mature trees over most of it, and that is what shapes this job more than the floor area does.
What we run into on Bramcote window cleaning jobs
The rear elevation is frequently a full storey higher than the front, because the plot steps down behind the house. Something reading as two storeys from the pavement is three at the back, so an ordinary looking semi needs the pole rather than a step ladder on the garden side, and the ground it would otherwise be worked from is soft, sloping and usually planted, which is the exact situation ladder accidents come out of. Wind is the constraint nobody expects. On the open side of the hill a dry breeze pulls water off the pane before it has finished running, so that face gets worked wetter and slower rather than pretended at.
How a Bramcote window cleaning job actually runs
The constraints on a round here are gates, dogs and parked cars. Nearly every plot has a side gate as the only way to the back, and where it is bolted from inside the garden the rear elevation simply does not get done that visit, so a bolt reachable over the top, a combination padlock or a key held with us settles it permanently rather than monthly. Dogs are the same conversation: tell us and we knock before opening anything. A car parked hard against a bay makes the ground floor front awkward and the cill impossible, and moving it for the morning is easier than working around it. We work from a pole with purified water carried on the van, so nothing is needed from your tap or your sockets and nobody has to be home, which is why the gate matters more than the doorbell. Frost sets the winter schedule rather than the calendar, because water freezing on the glass leaves it worse than it started, so a hard week moves the round on rather than cancelling it.
Who books it here
The local reference points are Bramcote Hills Park, the Hemlock Stone, the old church tower and Bramcote Leisure Centre, which is usually enough for us to find a property without a postcode lookup.
We run Bramcote on the same round as Beeston, Chilwell and Stapleford.
What we check on every Bramcote job
Two things on these houses cannot be cleaned, and naming them at the first visit saves an argument later. Original leaded lights in a front door or a stair window have soft cames holding the panes, so they get worked gently and dried by hand, since scrubbing at the lead pushes the panels out of true and puts a rattle into a window that was quiet before. And a sealed unit with a failed seal mists between the panes, which is condensation on the inner faces of the glass where nothing can reach, so it stays hazy however long anybody spends on it and only reglazing changes that. The tell is that it clears on a dry afternoon and comes back on a cold morning. Steel framed windows want the same restraint, because the paint on the frame is all that is holding the rust off.
What the window cleaning covers
A sample of what is included
- Also: Conservatory roofs and glazing
- Also: Hard water spotting treated as limescale rather than scrubbed
- Also: Green algae on north-facing frames
- Also: Commercial frontages on a weekly or fortnightly rota
That is a sample rather than the whole list. The full window cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What window cleaning costs in Bramcote
Exterior glass on a rota. Interiors are charged separately and need access. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£15 to £28
Typical per visit in Bramcote. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Terraced house | £12 to £20 |
| Semi-detached | £15 to £28 |
| Detached | £25 to £45 |
| Interiors, added to a visit | Roughly half again |
| Commercial frontage | Quoted on frequency |
The first clean of glass that has been left costs more than the ones after it, which is why a rota works out cheaper than an annual rescue.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory roof | Quoted after seeing it |
| First clean of neglected glass | Higher than the rota price |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why does the back of the house take longer than the front?
Height, and the ground you have to stand on. Where the plot steps down behind the house the rear sits a full storey above the front and has to be reached on a pole from sloping, often soft ground, which is slower and needs more thought about where the pole is footed. The front of the same property is level and quick. We quote the faces separately rather than averaging them, so you can see where the work actually sits.
The glass under the trees is filthy again a fortnight after you have been. Why?
Because that is not weather, it is what the tree is dropping. Overhanging branches put sap down in summer and bird mess down all year onto the panes directly beneath them, and neither runs on the same clock as ordinary dirt. No cleaning frequency solves it. Either that face goes on a shorter interval than the rest of the house, or the branches come back, which is somebody else's trade. We will tell you which panes are affected.
Do we need to be home when you come?
No, as long as the side gate can be opened. We work from a pole with water carried on the van, so no tap and no power is needed from the house, and the front elevation can always be reached. The back is the only question, because a gate bolted from the garden side stops the job dead. A bolt reachable over the top, a combination padlock or a key held with us all solve it, and we message the evening before.
Why is one window still cloudy after you have been?
If it clears on a dry afternoon and returns on a cold morning, the seal in that double glazed unit has failed and the misting sits between the panes where no cleaning reaches. That is a glazing job rather than a cleaning one and we will point it out rather than keep going back to it. If instead the haze is even, slightly greasy and on the inside face, that is cooking or candles rather than weather, and it needs the insides doing as a separate arrangement.
Do you cover the whole of Bramcote?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does window cleaning cost in Bramcote?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of windows, how many storeys, and whether interiors are included with the exterior rota. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start window cleaning in Bramcote?
Within a fortnight to join the rota, and the first clean of neglected glass takes longer than the ones after it. Drives on most properties, which is just as well, because the lanes on the hill are narrow, and we group Bramcote with Beeston, Chilwell and Stapleford on the rota.
