Gutter Cleaning for The Park Estate homes

Every mature tree on the estate is protected, so the limb filling your run cannot be cut back on the day. Add ground that falls away behind the house and the reach question gets settled by a walk round before a date is agreed.

Two things decide whether a gutter here can be cleared and neither of them is the gutter. The first is the ground. These plots are cut into a slope, so a run two storeys above the road at the front is four above a terraced garden at the back, and the pole is being worked from a bank rather than off a level standing. The second is the tree. The estate is heavily wooded and the trees are protected, so the overhanging limb that fills the same length every autumn cannot be cut back by whoever happens to be there on the day. We walk all four elevations and say which runs we reach from the ground and which we do not.

The Park Estate sits in NG7, under Nottingham City Council. On the practical side: A private estate with gated entrances and its own parking rules. We need the access arrangement confirmed before the first visit, not on the doorstep.

What we run into on The Park Estate gutter cleaning jobs

What comes out of these runs is not autumn leaf. It is the fine material: yew and holly needle off the evergreens planted for privacy when the houses went up, beech mast, and the seed and twig a mature canopy sheds all year instead of over a fortnight. Mixed with roof grit it makes a dense wet mat that lies lower in the run than leaf does and holds water rather than floating on it. The other regular find is ivy, over a boundary wall and into the back of the gutter behind the fascia, where the roots bind the mat so it lifts out in sheets rather than by the handful.

How a The Park Estate gutter cleaning job actually runs

Where the operator can stand is the entire survey, and on these plots the standing is rarely where you would expect. The ground falls, so on the downhill elevation the pole starts from a garden terrace and finishes four storeys up, while on the uphill side it starts on a bank with a retaining wall at the operator's back. Neither is a place to be reaching sideways from, so we walk the property before quoting rather than after arriving. Rear elevations are the recurring difficulty, because most plots have no side passage and the only way round is through the house or through a neighbour's garden, and the second of those is a conversation to have a week ahead. Debris leaves with us, which matters more here than in most places, since there is no discreet corner of a plot to tip a barrow of wet moss into and these gardens are overlooked from the road and from every house standing above them. On the date, it is worth asking the estate what tree work is planned for your road, because clearing a run the week before a crew reduces the canopy over your roof is money spent twice.

Who books it here

Period detail everywhere: original timber, marble fireplaces, stone floors and stained glass. Nothing acidic goes near the stone, and we agree the products before the first visit rather than on the day.

We run The Park Estate on the same round as Nottingham City Centre, Lenton and Radford.

What we check on every The Park Estate job

The deep bracketed eaves on these villas hide the problem instead of showing it. A gutter hung out beyond the wall face on moulded brackets throws its overflow clear of the brickwork and onto the border underneath, so the first sign of a blockage is a trench of bare washed out soil under one length of eaves rather than a stain running down a wall, and people put that down to drip off the trees. Where it does show is the valley, the run between the main roof and the rear addition. Valleys take what both slopes shed, they cannot be seen from anywhere at ground level, and a lined valley that has silted up backs water under the slate rather than over a lip. We film every run and we film those first, because that is the footage a roofer will actually want to look at, and a camera on the pole head is the only way anybody sees inside one without a tower.

What the gutter cleaning covers

A sample of what is included

  • The camera: Worth having if you are a landlord, or simply not at the property that day
  • Washing and extras: Downpipe unblocking, rodded and then flushed through to prove it
  • Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
  • Clearing: Debris bagged and taken away, not tipped into the border

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in The Park Estate

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in The Park Estate. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Gutter Cleaningin The Park Estate

Ring us on 07438 843980, or see the full service page.

The tree over the back is the real problem. Can it be cut?

Not without telling the council first. In a conservation area, work to a tree beyond the smallest sizes needs written notice to the local planning authority and they have six weeks to consider it, so this is arranged well ahead rather than on the morning. Some trees carry a preservation order on top of that. Ask the council about your particular tree before anyone with a saw turns up, and in the meantime the practical answer is clearing twice a year instead of once.

Can you use a tower for the runs a pole will not reach?

Not as part of this service, and on this estate there is an extra step even if you bring in a firm that does. The roads are private, so a tower or a platform standing on one is a matter for the estate rather than a council licence, and it wants agreeing before the date is set. We film whatever we cannot reach and hand you the footage, which is what a roofer wants to see before quoting in any case.

Could there be a nest in the gutter or under the eaves?

Sometimes, and it moves the date rather than the price. Deep eaves and old brickwork give birds far more to work with than a modern house does, and a nest that is in use or being built is protected, so we stop, film it and come back after the season. That is the law rather than our preference. An old nest with nothing living in it comes out like any other blockage, and we will tell you which of the two we have found before anything is touched.

Do the downpipes run into a drain or just onto the ground?

Both happen here and it is worth knowing which you have. A pipe discharging over an open gully at the foot of the wall is easy to check and clear. One running straight into the ground goes to a soakaway or the estate's own system, and a blocked one of those shows up as water in a lower ground room rather than as anything visible outside. We flush the pipe and watch the bottom. If nothing arrives, that is a drainage contractor.

Do you cover the whole of The Park Estate?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in The Park Estate?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in The Park Estate?

Within a week or two, longer through October and November when everything comes down at once. A private estate with gated entrances and its own parking rules, and we group The Park Estate with Nottingham City Centre, Lenton and Radford on the rota.
