Gutter Cleaning for Nottingham City Centre homes

In most of NG1 there is no gutter to reach. Flat roofs drain to internal outlets, and where a gutter does exist it is a parapet gutter behind a stone coping, owned by the freeholder rather than by anybody living under it.

Almost every enquiry we get here comes from a leaseholder whose ceiling has stained, and the honest first answer is that the gutter is not theirs to have cleared. Roofs and rainwater goods in a block are retained parts, maintained by the freeholder through the service charge, so the instruction has to come from the managing agent or the residents company rather than from the flat sitting under the leak. What we quote for is what a ground based pole genuinely reaches: the canopy or lean to over a ground floor unit, a two storey rear range in a service yard, hopper heads at the back of a converted warehouse. Above that it is a roof access job with its own permit and its own contractor, and it is not ours to take.

Nottingham City Centre sits in NG1, under Nottingham City Council. On the practical side: The constraint, rather than the cleaning. Loading bays with time limits, concierge hours, lift bookings and card access all need arranging before the visit rather than during it.

What we run into on Nottingham City Centre gutter cleaning jobs

What comes out of a city gutter is not leaf litter. There are few trees over these roofs, so a run fills with pigeon material and feathers, wind blown wrappers off the street, and the mineral chippings that shed off a flat roof covering into the channel behind a parapet. Buddleia is the plant that tells you how long a run has been left, because it seeds into a gutter joint or a bed of coping mortar and puts a root down that lifts the pointing as it thickens. Nesting material under a canopy or behind a parapet is common, and an active nest stops the job where it stands rather than being cleared around it.

How a Nottingham City Centre gutter cleaning job actually runs

The work gets instructed by the building rather than booked by a person, and that changes how a visit is arranged. A managing agent raises it, usually after a leak, and the access is theirs to release: a hatch or a door off the top communal landing, a key nobody in the flats holds, and often a requirement that somebody from the building attends while a contractor is up there. Ground work is set by the street instead. Anything reached from a pole in a pedestrian zone happens early, before deliveries and before the shopfronts open, because a pole, a hose and a vacuum cannot stand across a busy footway in the middle of the morning. Equipment coming through a residential lobby gets its route sheeted, since a wet hose across a stone floor is what generates the complaint rather than the noise. Footage goes to whoever instructed the work and, where the agent wants it, to the leaseholders paying for it through the service charge. If you are a leaseholder wanting to pay for something yourself, read the lease first, because clearing a run that is not demised to you is money spent on somebody else's asset.

Who books it here

Apartments and short lets, plus a lot of small offices. Access is the constraint rather than the cleaning: loading bays, concierge hours and lift bookings all need sorting before the visit, not during it.

We run Nottingham City Centre on the same round as The Park Estate, Sneinton and Hyson Green.

What we check on every Nottingham City Centre job

The parapet gutter is the feature that defines the older buildings here and the one nobody can see. Behind the stone coping on a Victorian warehouse frontage there is a lined channel, invisible from the pavement and from any window, which runs the length of the elevation and drains through a chute into a hopper head on the face of the wall. The hopper is what blocks first, because everything the channel carries funnels into one opening the size of a fist, and once it packs the channel behind holds water along its whole run. That water does not spill over a front lip the way a domestic gutter does. It backs up over the inner edge into the head of the wall, and it surfaces as a damp patch on a top floor ceiling weeks later, which is why it gets diagnosed as a roof failure. Shopfronts have the small version: a shallow channel behind the fascia sign, packed with pigeon material and never once opened.

What the gutter cleaning covers

A sample of what is included

  • Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
  • Washing and extras: External gutter wash, meaning the outside faces of the gutter and the downpipes
  • Clearing: Conservatory and lean-to gutters where they are reachable from the ground
  • Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Nottingham City Centre

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Nottingham City Centre. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Water is coming through my top floor ceiling. Do I book a gutter clear?

Report it to the managing agent first, in writing and with dated photographs, because the roof sits in the service charge you are already paying. Then work out whether it is actually the roof. A blocked outlet on a flat roof shows as a stain at the top floor, and so does a leak from the flat above yours, and they need entirely different people. We can put a camera over a low roof if the agent instructs it.

Can you reach the fourth floor from the street outside?

Usually not, and the street is the reason as much as the height is. Bollards, a pedestrian zone with timed vehicle access, canopies and street furniture leave nowhere to stand a pole or a platform, and a powered platform on a public footway needs a licence from the highway authority before anything is booked. Ask whoever quotes how they intend to reach it and what cover they carry, before they turn up rather than after.

Our block has a flat roof. Does it have gutters at all?

Not in the sense a house does. A flat roof drains to outlets set into the deck, each with a dome or a leaf guard over it, sitting in a slight dish so water runs to them. They block with grit off the covering, wind blown litter and moss, and the first sign is water standing on the roof rather than anything visible from below. Clearing them is roof access work under the agent, not something reachable from any pole.

The service charge covers the roof already. Why book clearing separately?

Because maintenance schedules often cover repair and inspection without ever naming clearing, so nobody does it until something leaks. It is worth asking the agent what the current schedule actually includes and when the outlets and hoppers were last opened up. Footage of a run before and after is the part agents find useful, since it is evidence they can put in front of leaseholders who are asking what they paid for.

Do you cover the whole of Nottingham City Centre?

Yes, all of NG1 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Nottingham City Centre?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Nottingham City Centre?

Within a week or two, longer through October and November when everything comes down at once. The constraint, rather than the cleaning, and we group Nottingham City Centre with The Park Estate, Sneinton and Hyson Green on the rota.
