Gutter Cleaning for The Meadows homes

Two storeys at most, so a pole reaches every run from the ground. What complicates it is that the gutter is continuous across the terrace, the eaves overhang a footpath nobody can close, and on a let the guttering is the landlord's repair.

Height is not the problem on this estate. Nothing in the redevelopment stock runs past two storeys, the roof pitches are shallow, and a vacuum on a carbon fibre pole reaches every run from a footpath or a parking bay without a ladder going up anywhere. Two other things complicate it instead. The first is that these are terraces and short linked blocks, so the gutter is one continuous length across several homes, and water that cannot get away over your neighbour's section will stand over yours. The second is who owns the job at all. A large share of the housing here is rented, and clearing and repairing guttering sits with the landlord under the repairing obligation for the structure and exterior, not with the person living in the house.

The Meadows sits in NG2, under Nottingham City Council. On the practical side: Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block. A photograph of the entrance saves us circling. Forest fixtures fill the streets nearest the river.

What we run into on The Meadows gutter cleaning jobs

What comes out of a gutter here is rarely a drift of leaves. It is a dense dark silt, and most of it started on the roof: moss growing in the laps of shallow pitched concrete tiles, and the granular surface those tiles shed slowly for their whole life. It travels down with every heavy shower and packs at the outlet rather than spreading along the run, which is why a gutter can look empty from a bedroom window and still be holding water at one end. Where there are mature trees near a frontage, and along Queen's Walk there are, autumn lays leaf on top of the silt and the two together set like a mat.

How a The Meadows gutter cleaning job actually runs

The access question here is not how we get up, it is what is underneath while we work. The walkway elevation overhangs a public footpath the whole estate uses to get home, and it cannot be closed off, so anything coming out of a gutter falls onto a route with people on it. We work that side early in the day, sheet the ground beneath the run, and keep the pole head moving rather than parking it over one spot for minutes at a time. The court elevation has the opposite problem, since cars sit hard against the wall directly under the run and gutter silt does not brush off a windscreen kindly. If a bay under the run can be cleared for half an hour on the morning, say so when you book and that elevation gets done first. The vacuum unit itself is wheeled but heavy over any distance, and it runs off the van, so where the van can stand decides which end of a terrace we start from. Late autumn, once the leaf has finished coming down, is the visit worth fixing in the diary rather than leaving to memory.

Who books it here

The redevelopment put front doors onto footpaths and cars into rear courts, so nothing arrives at the door on wheels. Everything gets carried in. That one layout decision shapes how a visit runs here more than the number of rooms ever does.

We run The Meadows on the same round as Nottingham City Centre, Wilford and West Bridgford.

What we check on every The Meadows job

The blockage that does the most damage here is often not in the gutter at all. On these blocks the downpipe discharges into a gully set into the paving at the foot of the wall, beside a door or in a yard corner, and that gully is a small grating over a trap which fills with grit, leaf and whatever gets swept toward it. Once it is full the pipe backs up, water rises out of the shoe at the bottom and runs across the paving instead of going down the drain, and in freezing weather that is precisely where somebody slips. Lifting the grating and clearing the trap takes two minutes, and it is the first thing to check once a run comes clear, because a gutter draining perfectly into a blocked gully has solved nothing. The stain up the wall behind a downpipe is the tell: a dark green vertical band means water has been running down the outside of that pipe rather than through it.

What the gutter cleaning covers

A sample of what is included

  • The camera: Worth having if you are a landlord, or simply not at the property that day
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
  • The camera: Wireless camera on the pole head, so the inside of the gutter is visible from the ground
  • Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in The Meadows

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in The Meadows. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Gutter Cleaningin The Meadows

Ring us on 07438 843980, or see the full service page.

We rent our house. Should we be arranging this ourselves?

Normally not. In most tenancies the repairing obligation for the structure and exterior of the property sits with the landlord, and guttering is part of the exterior, so a blocked run or an overflow is something to report rather than something to pay for out of your own pocket. Put it in writing and keep the date you sent it. Where a landlord, a housing provider or a managing agent instructs us directly, we work for them and the footage goes to them.

Can you do our section without doing next door's?

We can, and it often fixes nothing. A gutter falls toward an outlet that may well be over somebody else's roof, so a mat sitting at their end holds water back across yours, and yours is what overflows first. If you can get a neighbour or two onto the same visit it is quicker for everyone and the run is genuinely clear afterwards. Where that cannot be arranged we clear what is yours, film what is beyond it and put that in writing.

Do we need to be at home?

No, and most people are not. The work happens entirely outside, nothing is needed from the house in the way of water or power, and the camera footage reaches you the same day whether you were there or not. The only reasons to be in are a back yard that is gated and locked, a car under the run that needs moving, or wanting to be shown the state of a run in person rather than looking at it on a screen afterwards.

There is a nest in the gutter above our door.

Then that run waits. A nest in use, or being built, is protected while it is active, and it is not something to be poked out with a pole whatever is dripping past underneath. We film it, leave it alone and book the clearing for once the season has finished. If the blockage is putting water somewhere it should not be, tell the landlord or the managing agent straight away, because at that point it has become a repair question rather than a cleaning one.

Do you cover the whole of The Meadows?

Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in The Meadows?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in The Meadows?

Within a week or two, longer through October and November when everything comes down at once. Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block, and we group The Meadows with Nottingham City Centre, Wilford and West Bridgford on the rota.
