Gutter Cleaning for Lady Bay homes
Terrace guttering runs unbroken across several houses, so water standing on your length often starts three doors along. Roof moss rather than leaf forms the plug at the rear outlets, and back runs are reached through the tunnel entry.
Guttering on these terraces is not your gutter. It is one run carried across four or six houses with nothing at the party walls to divide it, falling to one or two downpipes that serve the whole block. Water standing over your back bedroom can be entirely the work of a packed outlet three doors along, and nothing done on your own length shifts it. That changes what is worth booking. Where neighbours will go in together we clear the run end to end in a single visit, which is quicker per house and actually resolves it. Where they will not, we clear your length, film what is happening either side of it, and you finish with something to show somebody rather than an argument to have with them.
Lady Bay sits in NG2, under Rushcliffe Borough Council. On the practical side: One way in over the bridge and a grid that leads nowhere else, so the streets stay quiet and a space is usually there. Getting out is harder: fixtures across the water close the crossings, so we set start times against the published dates.
What we run into on Lady Bay gutter cleaning jobs
What comes out of the back runs here is roof rather than tree. The rear slopes face away from the sun and carry moss across the tiles, and it does not arrive gradually. A hard frost lifts a season of it in a few days and it slides into the gutter as a mat with grit and tile particles already bound into it. That mat travels along the fall until it reaches an outlet and stops dead there, because the outlet is the only hole in the run. The front elevation is a different and lighter problem, mostly leaf and seed off the street trees, and it silts the run rather than plugging it.
How a Lady Bay gutter cleaning job actually runs
Reaching the rear runs is most of the logistics of a gutter visit here. The tunnel entry between a pair of houses is about a metre wide with a door partway along, which means a pole cannot go through assembled and often cannot be built at the far end either, so it travels in sections and goes up in the yard. The vacuum stays out at the front, on the footway rather than in somebody's parking space, with the hose run along the entry. What we need from you is the entry door unlocked, enough clear yard to stand a pole up in, and a word on whether the neighbour's half of the entry is gated, because on some pairs the only route through belongs to them. Where there is no entry, the alternative is through the house with the hose sheeted along the hall, and that wants agreeing in advance. Timing is worth thinking about too. Late autumn once the street trees are bare is the useful visit for the front. For the back it is after the first hard frosts, because that is when the roof sheds and that is what fills the run.
Who books it here
Everything here sits inside a loop of the Trent, low and enclosed, with the water on one side and the embankment on the other. The air holds moisture year round, so anything left wet stays wet longer than the same job would elsewhere, and drying is planned into the visit rather than left to chance.
We run Lady Bay on the same round as West Bridgford, The Meadows and Sneinton.
What we check on every Lady Bay job
Where a run has been going over its back edge rather than its front, the evidence is not on the ground and people miss it for years. Water leaving the rear lip drops straight into the wall head under the eaves. Outside, that shows as a band of brickwork two or three courses deep that is darker than everything below it and never properly dries, with mortar in it soft enough to pick at with a thumbnail. Inside, it turns up as a stain in the top corner of the back bedroom, and in this pocket it gets written off as condensation, because condensation is what most marks in these houses actually are. The camera settles which one you have. A run holding standing water along its length is a fall problem and a fixing job rather than a clearing one, and we would rather show you the footage and say so than clear it twice.
What the gutter cleaning covers
A sample of what is included
- The camera: Worth having if you are a landlord, or simply not at the property that day
- Washing and extras: External gutter wash, meaning the outside faces of the gutter and the downpipes
- Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property
- Washing and extras: Tiger striping on the gutter face treated with detergent and dwell time rather than pressure
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Lady Bay
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Lady Bay. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Can you reach the back gutters if we have no side access?
Usually, through the entry between the pairs, and it is worth saying at booking rather than on the day. The pole travels through in sections and gets built up in the yard, and the vacuum stays out at the front with the hose run through. So we need the entry door unlocked and enough clear yard to stand a pole up in. Where there is no entry at all the route is through the house, which is fine as long as we know first.
Our neighbour will not have theirs done. Are we wasting our money?
Not wasting it, but be clear about what it buys. Clearing your own length stops that section holding water and stops moss travelling further along, which is worth having on its own. What it cannot do is drain a run that discharges through a blocked outlet on somebody else's house. The camera shows exactly where the plug sits, and a still of their outlet handed over politely settles more of these than any conversation about whose water it is.
The gutters were done last year and the back is overflowing again. Why?
Ask what the roof did over the winter before assuming the work was poor. The rear slopes here shed moss in quantity after a hard frost, and a run cleared in October can carry a mat again by February with nothing else having changed. That is why the useful timing for the back of a house on these streets is after the frosts rather than with the leaf fall, and why the front and the back do not always want the same visit.
Do we need the neighbour's permission to work along the shared run?
For clearing your own length from the ground, no, because the pole and the vacuum stay on your side and nothing is touched on theirs. For working past the party wall along a continuous run, yes, and it is a conversation worth having early because most people say yes once they understand the outlet is shared. If we have to cross their entry or stand in their yard to reach anything, that is their permission to give, not ours to assume.
Do you cover the whole of Lady Bay?
Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Lady Bay?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Lady Bay?
Within a week or two, longer through October and November when everything comes down at once. One way in over the bridge and a grid that leads nowhere else, so the streets stay quiet and a space is usually there, and we group Lady Bay with West Bridgford, The Meadows and Sneinton on the rota.
