Gutter Cleaning for Sneinton homes
Older terraces still carry original cast iron guttering and, at the back, a stack that is shared with next door or all but touching it. That makes an overflow a two household problem before it is a cleaning one.
Two things about the roofs here change how a gutter job runs. The pitch is steep and covered in slate on the terraces that have never been recovered, so moss grows in the laps and slides down into the run in wet weather rather than blowing in from anywhere. And the back of these houses has two gutter levels, one on the main roof and a lower one on the rear projection, which means the pole is working at two different heights within a few feet of each other and the lower run discharges onto paving instead of onto soil. At the front the guttering sits directly above a public footway, so what comes over the lip lands where people walk. All of that is settled before the machine is switched on.
Sneinton sits in NG2, under Nottingham City Council. On the practical side: Tight on-street parking and narrow entries between terraces. Sneinton Market days change the traffic completely.
What we run into on Sneinton gutter cleaning jobs
Where the original cast iron is still up, it is a different thing to clear than plastic. The sections are bolted through at the sockets and bedded in putty, so a joint that has failed shows as a rust bloom on the underside long before anybody sees a drip. Silt sitting in the bottom of the run holds water against the metal and rusts it from the inside outward, which is why an old cast iron gutter that has never been cleared often has a scaly floor rather than a smooth one. The vacuum head lifts the mat off it without a scraper touching the metal, and the camera shows you what the paint underneath is doing.
How a Sneinton gutter cleaning job actually runs
Arranging this on a terraced street works better as a row than as a single house. The rear of these properties drains into stacks that are either shared or all but touching on the party line, and once a pole and a machine are set up the second and third house cost a fraction of the first, so two or three neighbours taking the same morning is the cheapest way anybody here gets it done. It also solves the access problem, because somebody in a row is always at home. Timing is late autumn, once the trees along the road are bare, and it is worth putting in the diary rather than waiting until water is coming over the front in a downpour. A landlord arranging it on a let needs to tell the tenant, since the rear cannot be reached without going through the house. The machine and the pole stand on the footway at the front for the duration, which is fine on a weekday morning and awkward at school run time or on a Saturday, so we take the early slots on these streets and are off the pavement before it fills up.
Who books it here
Terraces with original quarry-tiled hallways and small yards. Parking is on-street and tight, so we allow for it rather than eating into the cleaning time.
We run Sneinton on the same round as Nottingham City Centre, Carlton and West Bridgford.
What we check on every Sneinton job
What comes out of a rear run here is mostly roof rather than garden. Slate weathers by delaminating at the tail, so the gutter collects small flat flakes of it along with the moss growing in the laps, and the two pack down into a mat that is heavier than it looks and holds water like a sponge. Underneath there is usually a layer of the sand and lime dust that washes out of old mortar, and that is what silts a hopper and then the stack below it. The part worth filming is the abutment where the rear projection roof meets the main wall. On houses of this age that junction is normally a mortar fillet rather than a lead flashing, and when a fillet cracks the pieces drop straight into the lower gutter. Finding mortar in a gutter is not a cleaning problem. It is early notice of a roof one, and it is cheaper to hear about in November than to discover in February.
What the gutter cleaning covers
A sample of what is included
- The camera: Stills or footage after clearing, sent the same day
- The camera: Defects recorded as we find them: standing water, a split joint, a bracket letting go
- Washing and extras: External gutter wash, meaning the outside faces of the gutter and the downpipes
- Washing and extras: Tiger striping on the gutter face treated with detergent and dwell time rather than pressure
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Sneinton
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Sneinton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Our downpipe at the back is shared with next door. Whose problem is a blockage?
Practically it is both of yours, and it is far better sorted as one job. On a lot of these terraces the rear gutters of two houses feed one hopper and one stack on the party line, so a pipe packed with silt backs up over whichever gutter fills first. Clearing one side and leaving the other means the blockage is still exactly where it was. Ask your neighbour before booking and it becomes one visit instead of two.
Will a vacuum damage an old cast iron gutter?
No, because nothing hard touches it. The head lifts the debris out and the pole carries the weight, so there is no scraping and nothing leaning on a bracket that has been in that fascia since the house was built. What we will not do is force a head into a section that has dropped out of line. Where a bracket has let go or a joint has opened, you get the footage for a roofer rather than us working around it.
There is a dark stain running down the brickwork under the gutter. Will clearing it fix that?
Clearing stops it getting worse. It does not remove what is already on the wall and it does not repair whatever let the water out. A dark vertical run under a joint is usually a failed socket rather than an overflow, and on old brick the staining has soaked in rather than sitting on the face, so washing lightens it at best. We film the joint so you can show a roofer exactly where the water is getting through.
Can you reach the rear of one of the taller houses from the ground?
Usually yes, and the honest limit is what the pole can be held steady at rather than what it can physically reach. From a hard level surface at the back, three storeys is within range. From soft or sloping ground with somebody leaning on the pole it is not, and that is the point at which we would tell you it needs a platform instead of pushing it. You hear that before the day rather than on it.
Do you cover the whole of Sneinton?
Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Sneinton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Sneinton?
Within a week or two, longer through October and November when everything comes down at once. Tight on-street parking and narrow entries between terraces, and we group Sneinton with Nottingham City Centre, Carlton and West Bridgford on the rota.
