Gutter Cleaning for Colwick homes

The blocking season here is late spring, not autumn. Willow and poplar on the wet ground along the lakes shed seed fluff that mats with roof grit into a felt across the outlet, so a November clear leaves you overflowing by June.

Nothing in the village stands above two storeys, so a pole reaches everything, and the bungalow runs on the cul-de-sacs are the shortest we clear anywhere on the patch. That is exactly why they are the ones nobody has looked inside for a decade: a gutter you could nearly touch does not feel like it could be the problem. The timing is the part worth changing here. The usual advice is late autumn once the trees are bare, which is right for leaf litter, but the material that actually blocks these outlets arrives in May. Willow and poplar do well on wet ground and there is a great deal of both along the lakes and the Trent bank, and the seed fluff they shed binds with roof grit into a mat that sits over the outlet like felt.

Colwick sits in NG4, under Gedling Borough Council. On the practical side: The estate roads are numbered rather than named, so a satnav will happily send a van to the wrong Private Road. Give us the unit number and the road number together. In the village, on-street parking is easy except on racecourse fixture days.

What we run into on Colwick gutter cleaning jobs

The downpipe tells you more about this ground than the gutter does. Water leaving the shoe at the bottom has to go somewhere, and on flat land with the water table sitting as high as it does here, a soakaway that was adequate when the house went up frequently is not now. So you get a dark saturated band up the brickwork beside the pipe, moss spreading across the path in a fan from the shoe, and a gully grating silted level with the concrete around it. We flush every outlet and watch the bottom, because a cleared gutter feeding a pipe with nowhere to discharge overflows in exactly the place it always did.

How a Colwick gutter cleaning job actually runs

The clearing itself is quick here and almost all of the difficulty is standing the van somewhere useful. The system runs off a tank and a hose reel with the pole going up from the ground, and both want a space near the elevation being cleared rather than round the corner from it. On the cul-de-sacs that is a drive or the turning head and it is never a problem. On the older streets the constraint is the bin day, because a full kerb on collection morning means either a late start or half a house done, so tell us which day yours is and the round gets built around it. The other thing worth arranging is what sits under the run at the back. These gardens carry greenhouses, lean to stores against the back wall and water butts plumbed straight into a downpipe, and a butt fed off a pipe fills with the same material the gutter was holding the moment that pipe is flushed. Divert it, or take the lid off and empty it afterwards. If the property is empty or let, none of this needs you there. The footage goes to whoever is paying, the same day.

Who books it here

A small residential village pressed between one of the county's larger trading estates and the river. Warehouse and yard dust drifts in from one side, silt and mud off the country park paths walk in from the other, and both land on the same floors.

We run Colwick on the same round as Netherfield, Sneinton and Carlton.

What we check on every Colwick job

A bungalow roof puts more into a gutter than a two storey house does, which surprises people who assume the small house is the small job. The pitch is shallower and the plan is wider, so a very large tile area drains into a short length of gutter and everything the roof sheds arrives in the same few metres. On a shaded elevation those tiles carry moss, and moss does not wash off gradually. It comes away in sheets after a hard frost followed by rain, and lands in the run in pieces you can still read the tile profile in. We film that before touching it, because it explains the overflow better than any description would. Underneath it there is usually a layer of the fine grit that sheds off a concrete tile as it ages, and that is what packs an outlet solid once it gets wet.

What the gutter cleaning covers

A sample of what is included

  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
  • Clearing: Debris bagged and taken away, not tipped into the border
  • The camera: Anything we cannot clear is filmed and shown rather than described
  • Washing and extras: Tiger striping on the gutter face treated with detergent and dwell time rather than pressure

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Colwick

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Colwick. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

So autumn is the wrong time to book?

Not wrong, just not enough on its own here. Clear in late autumn for leaf litter and roof grit, then have the outlets looked at again in early summer once the seed fall has finished, which for willow and poplar is the back end of May. On a house with nothing overhanging it, one visit still does. On the streets nearest the park and the river, one visit is what produces the July overflow nobody can account for.

It is only a bungalow. Can I not do it off a step ladder?

It is the one property type where doing it yourself is defensible, and plenty of people here do. Two things usually go wrong. The gutter gets scooped and the downpipe never gets flushed, so the overflow carries on regardless, and the debris goes over the edge into the border rather than into a machine. If you are doing it yourself, put a hose down each outlet afterwards and have somebody watch the bottom of the pipe.

It was cleared last year and it is overflowing again. What went wrong?

Three candidates, and the camera separates them. The outlet has taken a spring seed fall and matted over, which is the common one here. The downpipe below it was never flushed, so the gutter emptied into a blocked pipe. Or the run has lost its fall between two brackets and holds standing water at the low point, which is a fixing problem rather than a cleaning one and wants a roofer. You get the footage either way.

Can you do the conservatory and the lean to at the back?

Where they are reachable from the ground, yes, and they are quoted as their own item rather than absorbed into the house price. A conservatory gutter is usually short, low and full, because nobody ever looks at it and the roof above it sheds straight into it. What we will not do is stand on conservatory glazing or a lean to roof to reach anything, whatever is up there.

Do you cover the whole of Colwick?

Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Colwick?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Colwick?

Within a week or two, longer through October and November when everything comes down at once. The estate roads are numbered rather than named, so a satnav will happily send a van to the wrong Private Road, and we group Colwick with Netherfield, Sneinton and Carlton on the rota.
