Gutter Cleaning for Gedling homes
The estate has no mature trees, so the autumn clear people expect is not the job. What fills those gutters is moss off the rear pitch and the fine grit young concrete tiles shed. The old core by the woods is the other extreme.
Gedling gives you both ends of the same problem inside a mile. Around the church and along the streets backing onto Gedling House Woods the trees are mature and overhang the roofs, so gutters fill with leaf and seed on the timetable everybody expects and the outlets need clearing once the canopy is down. On the reclaimed ground the planting is young and nothing overhangs anything, which is exactly why those houses get left for years. What gathers there instead is moss off the shaded rear pitch and the fine sand a new concrete tile sheds as it weathers, and both arrive as silt rather than as debris you could spot from a bedroom window. Nothing here stands above two storeys, so the pole and the camera reach everything.
Gedling sits in NG4, under Gedling Borough Council. On the practical side: Mostly straightforward, because the older semis have a drive or a verge to pull onto. Roads on the newer estate are narrower than they look once residents have parked, so tell us which side your plot is on and whether there is a visitor bay.
What we run into on Gedling gutter cleaning jobs
Guards are the thing we most often find causing the fault they were fitted to prevent. On the older semis somebody has pushed a plastic brush or a mesh hood along the front run, and after a few seasons the mesh is itself carrying a mat of moss and grit with grass growing out of it. Water hitting that mat runs across the top and straight over the front edge, so the channel underneath is bone dry and perfectly clean while the wall below is soaked. We lift the guard, clear beneath it, wash the guard and refit it. Supplying or fitting them is not something we do, and on a roof with nothing overhead they earn very little.
How a Gedling gutter cleaning job actually runs
Everything here is done from the ground on a carbon fibre pole, so the ground decides the day. On the older semis the front comes off the drive without difficulty. The back is the part to check, because the side passage between a pair of these houses is narrow, often shared, and regularly has a bin, a bike or a shrub standing in it, and a pole has to be raised in a straight line rather than threaded past things. On the estate the plots sit close together and the gap between one gable and the next fence is sometimes not enough to stand a pole in at all, in which case the run is reached from the neighbour's side, and that gets asked rather than assumed. Bagged debris leaves with us. On a small new lawn we put a sheet down first, because what comes out is wet and it stains. Nesting is the other fixed point in the calendar. An active nest is protected while it is in use or being built, so if there is one in the run we film it, leave it and come back once it is finished.
Who books it here
A village core, two waves of estate housing and a new development on reclaimed colliery ground, all within a walk of each other. A three bedroom semi here can mean a house finished before the war or one finished in the last few years, and the two want different products and different hours.
We run Gedling on the same round as Carlton, Netherfield and Mapperley.
What we check on every Gedling job
The gutter nobody has ever seen is the one between a rear conservatory and the house wall. A lean to roof added onto the back of one of these semis brings its top edge up under the main tiles and drains along a narrow channel against the brickwork, and that channel takes everything shed off the big roof above it: moss in mats, tile grit and the occasional tennis ball. It is invisible from the garden and invisible from the bedroom window, so it silts up until it holds water permanently. The tell is indoors rather than out. A dark line appears on the wall behind the conservatory furniture, or the internal frame at that junction starts beading in cold weather, and the conservatory gets blamed for being a conservatory. We put the camera along it before anything else, because clearing a channel like that needs the pole head worked at an angle and it is worth knowing what is in there first.
What the gutter cleaning covers
A sample of what is included
- The camera: Defects recorded as we find them: standing water, a split joint, a bracket letting go
- Clearing: Debris bagged and taken away, not tipped into the border
- Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory
- The camera: Worth having if you are a landlord, or simply not at the property that day
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Gedling
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Gedling. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
There are no trees near us. Do we still need the gutters doing?
Yes, and usually later than you should, because a house with nothing overhead gets forgotten. Concrete tiles shed a fine sand for years as they weather, moss grows on a shaded slope whether there are trees or not, and both wash down and settle as a silt that packs hard against the outlet. None of it looks like anything from the ground. The camera on the pole head is the quickest way to find out where you stand.
When is the right time of year here?
It depends which end of the village you are in. Where the trees overhang, late autumn once the canopy is genuinely down, or you clear it twice. On the newer estate the timing matters far less and one visit does it, though spring is sensible, because moss comes off a wet roof all winter and because clearing before the nesting season avoids the question of whether anything has moved in.
Can you show us what was actually in there?
That is what the camera on the pole head is for. We look along every run before starting so you can see the state of it, and again once it is cleared, and the stills come to you the same day. Where something cannot be cleared, a split joint or a length that has lost its fall, we film that as well and show you rather than describing it, because the fix is a roofer and you should see what you are paying one for.
Water is coming over the front of the gutter above our bay. Is that a blockage?
Usually, and usually at the outlet or in a corner rather than along the length. Water backs up behind the plug and takes the lowest point on the front edge, which on a bay is the return where two runs meet. Occasionally it is not a blockage at all but a length that has sagged between brackets and now holds standing water. The camera separates the two in a couple of minutes, and only one of them is ours to fix.
Do you cover the whole of Gedling?
Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Gedling?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Gedling?
Within a week or two, longer through October and November when everything comes down at once. Mostly straightforward, because the older semis have a drive or a verge to pull onto, and we group Gedling with Carlton, Netherfield and Mapperley on the rota.
