Gutter Cleaning for Burton Joyce homes

The load here is roof rather than tree. Moss lets go off the north pitch in sheets after a frost and folds over an outlet, so a run cleared in November blocks at one corner by February. Nesting under the eaves rules out spring.

What comes out of a gutter here is mostly roof rather than tree. The damp side of the valley grows moss on the north facing pitch of nearly every postwar semi in the village, and it does not arrive in the gutter gradually. It lets go in sheets after a hard frost, or after a dry spell shrinks it off the tile, so a run that was clear in November can have a mat sitting over the outlet by February. Add the grit that ages off concrete tiles and the load is heavy and silty rather than light and leafy. Trees matter on the river side and near the churchyard, where fine leaf off the willows and the catkins in spring pack tighter in a gutter than a whole autumn of big leaves does.

Burton Joyce sits in NG14, under Gedling Borough Council. On the practical side: Drives on most properties, so space is rarely the problem. Main Street narrows by the shops and parked cars leave one lane, so we come either side of the school run rather than through it. The riverside tracks want directions rather than a postcode.

What we run into on Burton Joyce gutter cleaning jobs

Moss is the reason a gutter here blocks at one point rather than along its length. A sheet of it travels down the run with the water until it reaches the outlet, folds over the hole and sits there like a plug, and everything arriving afterwards builds up behind it. The gutter can look perfectly clear from the ground for most of its length while doing nothing at all. The tell is not water pouring over the front edge everywhere, it is a dark green stripe down the fascia and the wall below one corner, and staining that stops at the same point every winter. That is where the camera goes first, because that is where the answer usually is.

How a Burton Joyce gutter cleaning job actually runs

Pole work needs somewhere solid to stand and a clear line up to the run, and that is the whole access question here. On the low side the borders and the lawns are soft for much of the winter, so we work off the drive or the path and reach across rather than putting weight on wet ground. A long gravel drive means the van stands further back and the pole and the hose come to the house instead of the other way round. The back of the property is where it gets decided. Where a conservatory or a garden room has been built across the rear, the gutter on the addition is often reachable and the main run above it is not, and a boundary hedge grown up over the years can block the pole line completely. We would rather establish that when quoting than turn up and tell you. Season splits the year in two. The heavy visit is late autumn, once the trees are properly down and before winter rain has anything to carry. Spring and early summer are constrained by nesting under the eaves, which is common near the water, and we work around it.

Who books it here

The far eastern end of what we cover, out past Gedling on the A612. Visits here are batched onto one run rather than dropped wherever they happen to fall in the week, so the day gets fixed early and stays fixed. The distance decides the day, not what the visit costs.

We run Burton Joyce on the same round as Gedling, Netherfield and Carlton.

What we check on every Burton Joyce job

A downpipe can be clear and the water can still back up, and on the low side of the village that is worth checking before anyone blames the gutter. Most of these houses discharge into a surface water gully at the foot of the wall, and those gullies silt up faster here than they do inland. Once the gully is full the pipe cannot empty, so water stands in the shoe at the bottom, rises, and finds the joint above it. The mark that gives it away is a wet fan of brick or render at ground level rather than staining high up. The other pattern is a downpipe that ends over a drive or a path instead of a gully, which is fine in summer and puts a sheet of water across the paving at the wall in January. We clear the shoe and the grating, flush the pipe to prove it runs, and film both.

What the gutter cleaning covers

A sample of what is included

  • Washing and extras: External gutter wash, meaning the outside faces of the gutter and the downpipes
  • Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory
  • Clearing: Hopper heads emptied where a run drains into one
  • The camera: Stills or footage after clearing, sent the same day

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Burton Joyce

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Burton Joyce. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

There are birds nesting under our eaves. Can you still clear the gutters?

Not while a nest is in use or being built, and that holds whatever else was planned, because an active nest is protected. Near the water it is a normal thing to find on these houses through late spring and summer. The sensible answer is to book the main clear for autumn once they have gone, and if something is genuinely blocking in the meantime we look with the camera first and work only where it makes no difference to the nest.

The gutters look clear from the ground but water runs down the wall. What is going on?

Usually a mat sitting over the outlet at one corner rather than a gutter full end to end, which is exactly why it looks fine from below. Moss shed off the roof folds over the hole and stops the run emptying, so water backs up and comes over the front edge at that one point. The green stripe on the fascia tells you which corner. A camera on the pole head settles it in a couple of minutes without anyone going up.

Can you reach the gutter above the garden room at the back?

Usually the one on the addition itself, and sometimes not the main run above it, which depends on where a pole can stand and what is in the way. A glass roof is not something we step on, and a hedge grown against the boundary can block the line entirely. We look at the back of the property before quoting, and if a run cannot be done safely from the ground we say which one and why rather than quietly leaving it off.

How often does this need doing out here?

Once a year for most houses, in late autumn, with a second look at anything with trees close to the roof or a north pitch carrying heavy moss. The moss is why the interval is shorter here than the general advice suggests, because it sheds through the winter rather than in the autumn with the leaves. Owners who are out all day, and landlords, tend to take the camera footage rather than arrange to be there, which is what it is for.

Do you cover the whole of Burton Joyce?

Yes, all of NG14 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Burton Joyce?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Burton Joyce?

Within a week or two, longer through October and November when everything comes down at once. Drives on most properties, so space is rarely the problem, and we group Burton Joyce with Gedling, Netherfield and Carlton on the rota.
