Gutter Cleaning for Mapperley homes
A villa on the ridge is three storeys at the front and four at the back where the garden falls away, which is beyond a loaded vacuum pole. What fills these gutters is moss shed off a steep old roof rather than autumn leaves.
The usual timing advice does not quite suit the ridge. Clearing once in late autumn assumes leaf fall is what fills a gutter. Up here the bigger load is moss coming off the roof itself, and moss lets go after frost rather than after the leaves, so a run cleared in November can be silted again by February. A steep Victorian pitch in slate or old clay carries moss on the shaded slope, every hard frost loosens it, and the first heavy rain washes it down into the run and packs it against the outlet. If your gutter overflowed in late winter rather than in autumn, that is what happened, and the fix is when the visit is booked rather than how thoroughly it was done.
Mapperley sits in NG3, under Nottingham City Council and Gedling Borough Council. On the practical side: Steep streets and some properties well above road level. Worth telling us if there is a long flight up from the pavement, since it changes how we plan the equipment.
What we run into on Mapperley gutter cleaning jobs
Where we stand decides what can be reached. A vacuum pole at full extension is heavy and top heavy and has to be held vertical, which is straightforward on a lawn and awkward on a bank cut into a slope. On a hill plot the ground under the rear eaves is often a retaining wall with a narrow terrace above it, so we set up on the highest level footing available and work along from there rather than leaning out over a drop. If a section genuinely cannot be reached from level ground, we film it, show you and say what it would need, instead of improvising a position nobody should be standing in.
How a Mapperley gutter cleaning job actually runs
Getting to the back is the first question on this stock. A villa on the hill often has no side access at all, because the plot is narrow and the neighbouring wall runs up to the boundary, so the pole, the hose, the vacuum drum and every bag of debris go through the house. That is fine when it is planned, with sheeting down the hall and one route in and out, and it is a poor surprise on the morning. On the interwar semis toward Porchester there is usually a side gate, but the path behind it is stepped and narrow, and a loaded drum does not go up steps easily. At the front, the working position is a public footway on a gradient, which means standing on a slope with traffic passing close, so cones go out and we would rather not be there during the school run. Frost is the other scheduling reality. The ridge holds frost long after the streets below have cleared, and neither an icy bank nor a wet flight of garden steps is a footing to extend a heavy pole from. In a hard week the round moves rather than being forced.
Who books it here
Hilly, with a lot of houses on split levels and long flights of internal stairs. Stair carpets are their own job here and are priced separately for good reason.
We run Mapperley on the same round as Sherwood, Carlton and Sneinton.
What we check on every Mapperley job
What comes out of a gutter here is not what comes out of one on a new estate. The bulk of it is moss, in a mat that has knitted together and lifts in strips rather than in handfuls, mixed with the grit that old clay tiles and slates shed as they weather. Under the mature garden trees on the villa plots you get sycamore keys and lime seed on top of that, and where a conifer hedge has grown past eaves height the needles pack into a dense brown felt that water sits on rather than passes through. The hard items are worth naming too: slate fragments, a dropped nail, and pieces of mortar bedding off a ridge or a hip, all of which say something about the roof rather than the gutter. If there is nesting material under the eaves and the nest is in use, it stays exactly where it is and we come back later in the year.
What the gutter cleaning covers
A sample of what is included
- Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property
- The camera: A look along every run before anything starts, so you know what is actually in there
- Clearing: Outlets, corners and stop ends, which is where the mat forms first
- Washing and extras: Tiger striping on the gutter face treated with detergent and dwell time rather than pressure
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Mapperley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What gutter cleaning costs in Mapperley
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Mapperley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
You reach our windows with a pole. Why not the gutters the same way?
Different tool, different weight. A window pole is a light carbon section with a brush on the end. A gutter vacuum pole carries a hose, the suction load and a camera head, so it is far heavier and is worked to around three storeys rather than four. On a hill house that gap is where the rear elevation sits once the garden has fallen a storey, which is why a window round can cover a house that a gutter visit cannot reach.
The gutters were cleared and the back still overflows.
Look at the bottom of the downpipe rather than the top. On a sloping plot the pipe usually discharges into a gully at the low corner of the garden, often at the foot of a bank, and that gully collects washed down soil and leaf mulch faster than anything on a level plot. A packed gully backs the pipe up, the pipe backs the gutter up, and the run you paid to clear goes over the front edge as before.
There is no side access. Does everything come through the house?
On most of the villas yes, which is why we ask before the day rather than on it. Sheeting goes down on the hall floor and on the stairs if we have to pass them, the kit comes in on one trip and leaves on one trip, and debris is bagged outside at the back rather than carried through loose. If you would rather nothing came through at all, say so, because the alternative is a longer set up from the front and there are rear runs it will not reach.
So when should we book it?
Two visits suit a house on the ridge better than one. Late autumn once the nearby trees are bare, which takes the leaf load, then again in late winter or early spring once the frosts have finished shifting moss off the roof. If only one is worth it to you, take the later slot, because moss and roofing grit are the heavier load here and they are what packs against an outlet. A camera pass tells you which of the two your own roof actually needs.
Do you cover the whole of Mapperley?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Mapperley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Mapperley?
Within a week or two, longer through October and November when everything comes down at once. Steep streets and some properties well above road level, and we group Mapperley with Sherwood, Carlton and Sneinton on the rota.
