Gutter Cleaning for Mapperley Park homes

Three storeys and a dormer above that is the limit of what a loaded pole reaches, and on the larger villas the front run sits behind a parapet where no pole reaches it. Original cast iron, packed with moss off a steep old pitch.

The roof is the reason this is a different job here. A villa of this class runs to three storeys with dormers above, on a steep pitch of slate or plain clay tile, with deep eaves carried on moulded brackets and original cast iron half round guttering hung off them. Three storeys is the upper limit of what a vacuum pole carries comfortably, and a good number of these houses go past it: a dormer set back in the slope, a rear addition whose roof forms a valley against the main run, and on the grander Edwardian ones a front gutter hidden behind a parapet. What fills these runs is not autumn leaf so much as moss shed off an old pitch, roofing grit and seed off mature limes and sycamores standing in the plots.

Mapperley Park sits in NG3, under Nottingham City Council. On the practical side: Most houses have a drive, often gravel and often shared between flats, so we ask which space is yours rather than guessing. The front door is usually a long way up from the gate, and that carry decides what equipment comes off the van.

What we run into on Mapperley Park gutter cleaning jobs

Cast iron behaves differently inside from plastic, and that changes what a clear run looks like. The internal face is a hundred years of scale and old bituminous paint, rough rather than smooth, so silt keys into it and an emptied gutter still reads dark on the camera. It hangs off rise and fall brackets screwed into a fascia or driven into a mortar joint, and a full run is heavy, so a vacuum head leaned against a section that has loosened will move it. We keep the head resting light and the pole angle off the brackets, and where a joint weeps or a bracket has pulled we film it and hand you the footage rather than pulling harder.

How a Mapperley Park gutter cleaning job actually runs

Where the pole can stand decides whether this run happens at all, so it is worth a walk round before the booking rather than on the day. On these plots the obstacles are consistent: a shrub bed planted tight under every bay, a gravel drive that gives a pole no firm footing, mature trees overhanging the rear, a narrow passage down one side that has become where the bins live, and sometimes a boundary wall standing close enough to the flank wall that there is no room to lift a pole upright. A glass roof over a rear extension rules out its own patch of ground. Where a gable can only be reached from the plot next door, that is a conversation with the neighbour and not something to spring on them mid morning. Photographs of all four elevations, plus a note of how many storeys the back is compared with the front, get you a firm answer before anybody travels. On timing, late autumn once the big deciduous trees around the plot are actually bare, since clearing while a lime is still dropping means paying to do it twice.

Who books it here

Scale is the first problem and fragility is the second. These are houses with a full top floor built for live-in staff, so a visit that would cover a semi covers one floor here. Original joinery, tiled paths and cast iron grates then decide which products can go anywhere near them.

We run Mapperley Park on the same round as Mapperley, Sherwood and St Ann's.

What we check on every Mapperley Park job

Larger villas here have a rainwater head partway down the stack, an open cast iron hopper, sometimes moulded and occasionally carrying a date. It takes everything the gutter above sends into it, and because it is open it also catches leaf falling straight off whatever tree stands over that elevation. Once it packs, the water goes over the lip instead of down the pipe, and on soft red brick with stone dressings that leaves a dark stripe running the height of the wall, which is the thing people ring about long before they think about the gutter. A vacuum head will not sit properly in a head of that shape, so it comes out by hand, then the pipe below is flushed and somebody watches the bottom. The other check here is the gully the shoe discharges into, which on a gravel drive is nearly always silted up with washed down fines.

What the gutter cleaning covers

A sample of what is included

  • Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory
  • The camera: Stills or footage after clearing, sent the same day
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
  • The camera: Anything we cannot clear is filmed and shown rather than described

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Mapperley Park

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Mapperley Park. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ours are the original cast iron. Should they just be swapped for plastic?

That is not a cleaning decision and not ours to make. On a house in a conservation area the guttering, the hopper heads and the downpipes on a visible elevation are part of what gives the front its character, so a like for like repair in cast iron, or a matched aluminium section, is usually what is wanted rather than a plastic replacement. Ask the council's conservation team before anybody orders materials. What we can do is show you which sections are actually failing.

There is a gutter behind the parapet at the front. Can you clear that one?

Not from the ground, and nobody honest will tell you otherwise. A parapet gutter sits behind the wall head where a pole cannot see into it or reach along it, and it is usually lined rather than a fixed section, so it needs proper roof access with a tower or a roofer. It is also the run that does the most damage when it blocks, because the overflow goes straight into the wall head. We clear everything reachable and tell you plainly what is left.

The back of the house is under trees. How often does it need doing?

Twice a year on that elevation, and the front will usually cope with once. What matters more than the count is the date. Clearing while the limes and sycamores over the rear are still dropping means clearing again in December, so the main visit belongs in late autumn once those trees are properly bare. If you want the front and the back on different cycles, say so and we will diary it that way rather than treating the house as one run.

Water is running down the back wall. Is that the gutter?

Probably the gutter or the pipe below it, and it is worth acting on quickly here. These walls are solid brick with no cavity, so water going over the back edge of a run soaks into the wall head and finds its way in, and in a house of this height the first place it shows is the top floor, which is often the floor nobody uses or heats. Clearing stops the source. Anything already inside is a damp problem rather than something a clearance repairs.

Do you cover the whole of Mapperley Park?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Mapperley Park?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Mapperley Park?

Within a week or two, longer through October and November when everything comes down at once. Most houses have a drive, often gravel and often shared between flats, so we ask which space is yours rather than guessing, and we group Mapperley Park with Mapperley, Sherwood and St Ann's on the rota.
