Gutter Cleaning for St Ann's homes

The gutter on a terrace block runs unbroken over several houses, so the blockage causing your overflow is often above somebody else's bedroom. We film the whole run, and the footage is what gets a landlord to act.

A terrace block here is one continuous gutter over several front doors, and that changes what the job is. The blockage sending water over above your door can sit two houses along, and clearing your own length leaves it exactly where it was. What comes over lands on a concrete walkway people use to reach their doors, not on a lawn, so it is a slip hazard in October and ice in January rather than a wet border. Reaching it is easier here than in most places, because the courts and walkways are hard standing and level, so a pole and a vacuum can be set up at the back without anybody working off a ladder on soft ground.

St Ann's sits in NG3, under Nottingham City Council. On the practical side: Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath. Tell us which side your door faces and whether a bollard blocks the route, and we plan the carry in.

What we run into on St Ann's gutter cleaning jobs

What comes out of these runs is mostly moss, and it arrives off the roof rather than out of the air. Concrete interlocking tiles hold moss readily on a pitch facing away from the sun, and they shed a fine mineral grit as they weather, so the two land together and pack down into a dense wet mat. It sits deepest at the outlets and in the corners. Underneath there is usually a second layer that is pure silt, which is the same grit broken down. Where a run has been left long enough, seedlings root into that layer, and the roots hold the mat together when a vacuum head tries to lift it.

How a St Ann's gutter cleaning job actually runs

The practical advantage of this estate is that there is somewhere solid to stand. Rear courts and walkways are surfaced and level, so a pole goes up off a stable footing rather than off soft ground against a fence, and most elevations here are two storeys, which a pole reaches comfortably. The limit is hose length. The vacuum unit does not move from the van, so wherever the van can stop sets how much of a run we reach without repositioning, and a court full of parked cars on a weekday afternoon changes that. Bollards on the walkway routes are the other thing to mention in advance. None of this needs anybody indoors, which is the useful part in a let: the work happens entirely from outside, so no tenant takes a morning off and no key changes hands. Where a rear run can only be reached from inside an enclosed yard, we need the gate arranged once. Late autumn is the time to book it, after the trees along the allotment boundary have dropped.

Who books it here

Almost everything went up in one programme, so the room layouts repeat street to street. What varies is condition: some kitchens and bathrooms are original, others have been replaced twice over. Layout tells us nothing useful about the hours, so we ask about the fittings instead.

We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.

What we check on every St Ann's job

The camera goes up before the vacuum head does, and it travels the whole terrace run instead of stopping at the party line, because that is the only way to find out whether the problem is above your house or somebody else's. Outlets get cleared first and then we work back along the run, so nothing is pushed into the top of a downpipe. Every pipe is flushed afterwards and watched at the shoe, and where a downpipe discharges into a gully at the back of a court, that gully is checked too, since a blocked one puts the water straight back onto the surface people walk on. Anything we cannot clear is filmed rather than described: standing water where a length has lost its fall, a bracket letting go of the fascia, a split at a joint. The footage reaches you the same day, in a form you can forward.

What the gutter cleaning covers

A sample of what is included

  • The camera: Anything we cannot clear is filmed and shown rather than described
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
  • The camera: Stills or footage after clearing, sent the same day
  • Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your St Ann's property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What gutter cleaning costs in St Ann's

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in St Ann's. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Gutter Cleaningin St Ann's

Ring us on 07438 843980, or see the full service page.

Water pours off above my front door. Is that my gutter or a neighbour's?

The overflow point and the blockage are often not the same house. Water backs up behind a packed section and goes over wherever the run is lowest or the lip is weakest, which can be several doors along from the actual problem. That is why we film the length of the terrace rather than only the part above your window, and why a whole block booked as one visit works out cheaper per house and actually cures it.

We rent. Should we be arranging this ourselves?

Report it in writing first, with a photograph of where the water is coming over, and let the landlord or the housing provider decide. Guttering is part of the structure and normally their responsibility rather than yours. If they want evidence, footage taken down the inside of the run is far harder to argue with than a description, and we can send it to whoever is paying rather than only to you.

Do you need to come through the house or into the yard?

Usually not. Fronts are worked from the footpath and backs from the court, both of which are open routes, so nobody has to be in and no gate has to be unlocked. The exception is a rear run reachable only from inside an enclosed yard, and for that we need a key, a code or somebody at home. Tell us which applies when you book and it gets arranged once instead of every visit.

The wall by the door is soaked. Will clearing the gutter dry it out?

No, and it is worth being clear about that before you book. Clearing stops more water arriving, which is the necessary first step, but a wall that has taken overflow for a season holds that water for months afterwards and gives it up slowly. Cleaning does not repair it and we will not pretend otherwise. Get the clearing done, photograph the wall, and in a rented property put both in front of whoever is responsible for the fabric.

Do you cover the whole of St Ann's?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in St Ann's?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in St Ann's?

Within a week or two, longer through October and November when everything comes down at once. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
