Gutter Cleaning for Bestwood homes
Two gutter lines at the back of most of these houses: the main run at eaves level and a lower one over the extension or the conservatory. What fills them is seed and moss off open ground rather than street leaves.
A semi here is two storeys with a shallow pitch and concrete interlocking tiles, which is a straightforward pole job off a drive that is already there. What makes it longer than the front elevation suggests is the back. Nearly every house has gained something across the rear, an extension, a conservatory or a lean to, and that puts a second gutter below the main one, catching whatever the upper run spills. The content is different too. Open ground on the doorstep means wind blown seed rather than the leaf fall of a street lined with limes, and a concrete tiled roof sheds moss into the run steadily all winter. What you get is a wet silt with things growing in it rather than a mat of leaves.
Bestwood sits in NG5, under Nottingham City Council. On the practical side: Wide roads and grass verges, and a drive or hardstanding on most properties, so parking rarely costs us time. The verges are the catch in winter: a van parked half on one leaves ruts, so we stay on the road and carry in.
What we run into on Bestwood gutter cleaning jobs
Birch seedlings are the recurring find and they are always in the same place, the last metre before the outlet, where the silt lies deepest and stays wettest. They lift out with a root plug of compacted moss about the size of a fist, and the camera then shows the hollow left behind, which is usually the low point of a run that has lost a little of its fall. The other one is the outlet at the party wall, where a pair of semis share a stack. Half the water arriving there is next door's, so a pipe proved clear on your side backs up again if the neighbouring run has not been touched.
How a Bestwood gutter cleaning job actually runs
Gutter work is quoted by elevation and it is the rear that decides the visit. Fronts are simple. The house stands back from a wide road, there is firm ground to set a pole on, and no passing traffic to work around. The back needs the machine brought through, so the width of the side access and whether the gate can be released from outside are the two things worth telling us when you book. Where a conservatory or an extension sits against the back wall, that lower gutter is quoted as its own item, because it is a second run at a different height and it fills faster than the one above it. Nobody goes onto the roof, and nothing is leaned against conservatory glazing. Timing matters more than frequency on this side of the city. What grows on the reclaimed ground behind these gardens is birch and scrub rather than mature oak and lime, so it finishes dropping earlier in the season, and a visit in the second half of November catches the whole year instead of half of it.
Who books it here
Houses back onto open ground and reclaimed pit land, so what comes through the door is pale sandstone grit rather than city dust. It is abrasive, it sits deep in carpet pile, and it is the reason floors here need more than a vacuum pass.
We run Bestwood on the same round as Old Basford, Bulwell and Arnold.
What we check on every Bestwood job
You see inside the run before anything is touched, which on a house with a second roof at the back matters more than usual. The camera travels the main run first, then the lower run over the extension or conservatory, and the two often tell different stories: an upper gutter with a light silt film and a lower one packed solid, because everything the upper one spilled has been landing in it for years. Both get filmed again empty and the footage comes to you the same day. Every outlet is flushed and somebody watches the shoe at the bottom, since a cleared run draining into a packed pipe overflows exactly as it did before. The footage also settles what the roof is putting into the gutter. Concrete interlocking tiles shed a fine grit for their whole life, and that grit is what turns leaf litter into heavy wet silt, so an original roof fills a run faster than a re roofed one next door.
What the gutter cleaning covers
A sample of what is included
- Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property
- Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
- The camera: Wireless camera on the pole head, so the inside of the gutter is visible from the ground
- Washing and extras: External gutter wash, meaning the outside faces of the gutter and the downpipes
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Bestwood
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Bestwood. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The gutter over the conservatory keeps overflowing. Is that the same job?
It is part of the same visit and quoted as its own item, because a low run fills faster and cannot be reached across the glazing. Nobody stands on a conservatory roof, so it is cleared from the ground with the pole worked in from the side. The cause is often above it rather than in it: a main gutter spilling at a joint drops onto the lower roof and washes tile grit into the lower run all year round.
Do you need to get into the back garden?
Yes, and the machine comes through with us, which is the part worth checking before the day. The vacuum sits on a trolley and needs a route wide enough to take it. Most side accesses on this estate are, since the houses were laid out with a path down to the back door. Where a narrow panel gate has gone in since, tell us at the booking and we plan the run through the house instead of finding out on the morning.
Can it be done on the same visit as the windows?
It can, and it makes sense to buy it that way, but it is quoted separately and it is not a quick add on. The pole system is shared, the vacuum is not, so gutter clearing carries its own hours on the sheet. Where both are wanted we do the gutters first and the glass afterwards, because clearing a run throws silt down the elevation and there is no sense cleaning windows into it. One visit saves a second trip round the back.
How often does a house backing onto open ground need doing?
Once a year for most of them, twice where the rear elevation faces the trees and the roof stays shaded through the winter. The timing is the part people get wrong. Clearing in September means clearing again by Christmas, because most of what is going to come down has not come down yet. Late November is the slot worth holding here, and putting the next one in the diary on the day is what stops it drifting into spring.
Do you cover the whole of Bestwood?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Bestwood?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Bestwood?
Within a week or two, longer through October and November when everything comes down at once. Wide roads and grass verges, and a drive or hardstanding on most properties, so parking rarely costs us time, and we group Bestwood with Old Basford, Bulwell and Arnold on the rota.
