Gutter Cleaning for Top Valley homes

Short terraces built as a block share one continuous gutter run with downpipes only at the ends, so a blockage two doors along backs up into yours. Concrete tile grit settles as silt rather than leaf, and silt needs vacuuming rather than scooping.

The roofs here are kind and the guttering is not. Two storeys, a shallow pitch and interlocking concrete tiles mean a pole reaches every run from the ground with nobody standing on anything. The complication is that the short terraces were built as single blocks, so one length of gutter runs straight through above four or six front doors with outlets only at the ends or over a party wall. Water does not respect the boundary. A mat sitting in a neighbour's stretch holds the run back into yours, and clearing one address on its own can leave the same overflow in the same place a fortnight later. Knowing where the outlets actually sit is the first thing we look at.

Top Valley sits in NG5, under Nottingham City Council. On the practical side: Parking is rarely the problem; reaching the door is. Vans go on the distributor road or into a rear court, and the last stretch is on foot down a walkway with a step or a bollard in it. Say which side your number faces.

What we run into on Top Valley gutter cleaning jobs

What comes out of these gutters is not the load of leaf people picture. Concrete interlocking tiles shed a fine grit as they weather, and decades of that washes down and settles as a dense silt along the bottom of the run. Moss growing in the tile ridges on the shaded pitch breaks away in wet weather and lands on top of it. The mixture holds water rather than damming it, so the gutter stays permanently wet and the outside face carries dark stripes below every joint. A scoop skims silt and leaves the bottom half where it is, which is exactly why this stock wants vacuuming rather than clearing by hand.

How a Top Valley gutter cleaning job actually runs

The vacuum and the pole set the shape of the visit. The machine has to stand within hose reach of the elevation being worked, which is easy at the back of most of these houses and less so at the front, where the ground the pole is being raised over is a path other people are using. So the front runs get done at a quieter part of the day rather than at the hours the school either side of the estate empties, and there is somebody watching the ground while the pole is up. Wind decides whether the day happens at all. Three storeys of carbon pole with a vacuum head on the end becomes unmanageable well before the weather feels dramatic from ground level, and on ground this exposed that is a real part of the diary rather than a caution. Debris leaves with us in bags rather than going onto a border or over a fence. Where the run is continuous across a block, the practical arrangement is one date with the neighbours in on it, agreed in advance, because a single set up covers the lot and no length refills from either side afterwards.

Who books it here

Houses were laid out to keep cars away from front doors, so the road you drive down often faces back gardens and the address you want is along a footpath. Everything that comes into a job here, kit, machines, waste, gets carried further than it looks on a map.

We run Top Valley on the same round as Bestwood, Rise Park and Bulwell.

What we check on every Top Valley job

You can usually read the fault off the wall before the camera confirms it. A joint that has opened leaves a vertical dark band down the brickwork beneath it, a splash band low down where the water hits and comes back up, and a strip of green on the path directly under that. At the foot of the pipe the shoe discharges into a gully at ground level beside the kitchen wall, and on this stock the grating over it silts up with exactly the material that came out of the gutter, so water backs across the path and freezes there in a cold snap. Clearing the run and leaving the gully solves half the problem. The other regular find only appears once the vacuum has emptied the run: a length that has lost its fall holds a standing puddle with nothing left in it to blame. That is a bracket that has let go rather than a blockage, and it is a roofer's job to put back.

What the gutter cleaning covers

A sample of what is included

  • Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
  • Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory
  • Washing and extras: Existing gutter guards lifted, cleared underneath and refitted

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Top Valley

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Top Valley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

We are one house in a block and the guttering runs through the lot. How does that work?

Best done as one visit across the whole block, with the neighbours in on it. The run is continuous, the outlets are shared, and a length cleared in isolation refills from either side. Doing the block together also means one set up rather than several, so it works out shorter per house. Where neighbours will not join in, we clear your length, film the rest and show you where the restriction actually sits.

How often does this need doing here?

Late autumn once the last of the leaf is down, and a look in spring. The spring visit matters more on this stock than it would elsewhere, because tile grit and moss wash down steadily through the winter rather than arriving in one drop over a few weeks. A run that was clear in November is often a third full by March, and that is the load that sits wet through the following summer.

One of the joints drips whenever it rains. Can you sort that while you are up there?

No, and it is worth being clear why. A dripping joint means a perished seal, a bracket that has dropped or a run that has spread, and all three are repairs to the guttering rather than something clearing it fixes. What we can do is film it on the pole camera and send you the stills, so whoever quotes for the repair is looking at the actual fault rather than working from a description shouted up from the garden.

There are birds nesting in the gutter above the bedroom window.

Then that stretch is left alone until they have finished. A nest that is in use or being built is protected, and disturbing it is not something anybody should be doing for the sake of a gutter clear. We clear the rest of the run, note where the nest sits and put a return visit in the diary for later in the year. If it is causing an overflow in the meantime we will show you where the water is going and what it is reaching.

Do you cover the whole of Top Valley?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Top Valley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Top Valley?

Within a week or two, longer through October and November when everything comes down at once. Parking is rarely the problem; reaching the door is, and we group Top Valley with Bestwood, Rise Park and Bulwell on the rota.
