Gutter Cleaning for Bulwell homes
A terraced row shares one continuous gutter and often one downpipe between two houses, so a blockage is a conversation with next door. The estate semis nearer the woodland edge fill with leaf litter rather than moss.
A terraced row is one gutter, not several. The run is continuous from one end of the block to the other with a joint roughly on each party wall, and on a good many of these houses one downpipe serves two properties, so whatever is packed into next door's length backs up into yours and neither of you can see it. The front elevation sits directly on the pavement with no garden in front of it, which means the pole goes up over a public footway and everything that comes out of the gutter comes down onto it. The rear is reached from the shared entry instead. The estate semis toward Rise Park are the ordinary version of this job: side gate, garden, four elevations, one visit.
Bulwell sits in NG6, under Nottingham City Council. On the practical side: Market days fill the centre. We work early or late around it for the commercial jobs.
What we run into on Bulwell gutter cleaning jobs
What the camera finds on a terrace is a run replaced piecemeal, one house at a time, over thirty years. Plastic meets plastic at a joint where the two sections do not quite line up, and the low point beside it holds standing water long after the rest has drained. Silt settles there first and the mat starts there. The other constant is roofing grit, the fine mineral shed off the tiles, which is not leaf litter and does not rot down: it forms a dense grey sludge in the bottom of the run that a scoop skates over and a vacuum lifts out. Nearer the woodland edge the estates give leaf litter and sycamore seedlings instead.
How a Bulwell gutter cleaning job actually runs
Access here is a gate and a neighbour rather than a ladder. On the terraces the front elevation is worked from the pavement and the rear from the shared entry, so the back gate needs to be off the bolt and any dog needs to be indoors, and the commonest reason a rear run gets left undone is a bolted gate with nobody home. Where the pole has to be raised in the entry itself we are standing on ground the two houses share, which is worth mentioning to next door beforehand rather than explaining afterwards. The estate semis are the easy ones: side gate, garden, four elevations, and the garage run as well if it is wanted, all in a single visit. Timing is late autumn, once the trees along the park edge are genuinely bare, because clearing these streets in September means clearing them again in December. Book before the first long wet spell rather than after it. By the time you have watched water running down the render, it has been going into the wall head for weeks, and that is a different bill altogether.
Who books it here
A market town centre that happens to be inside the city. Small commercial units above and behind the shops make up a fair share of the work.
We run Bulwell on the same round as New Basford, Aspley and Hucknall.
What we check on every Bulwell job
The footage from these houses shows the same three things. Standing water at a dropped bracket, usually on a run where the fascia has been capped in uPVC over the original timber rather than replaced, so the screws are holding in something soft and the bracket has slowly pulled away from it. A joint between two lengths fitted by different people in different decades, sitting slightly proud, with silt banked up behind it. And a hopper on a rear stack, which a vacuum head will not sit in properly and which gets emptied by hand instead. What comes out is heavier than people expect: moss washed off a north facing rear pitch weighs several times what the same volume of dry leaf does, and one elevation of it can be most of a load. Nesting material under the eaves is filmed and left alone while it is in use, and we come back for that section rather than disturb it.
What the gutter cleaning covers
A sample of what is included
- Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property
- Washing and extras: Existing gutter guards lifted, cleared underneath and refitted
- Clearing: Moss, leaf litter, roofing grit, silt and nesting material lifted out rather than pushed along the run
- Clearing: Hopper heads emptied where a run drains into one
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Bulwell property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What gutter cleaning costs in Bulwell
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Bulwell. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Our gutter runs into next door's. Can you do just our house?
We can, and we clear to the joint and prove the outlet that serves you. What we cannot do is stop water arriving from a packed length two doors along, so if the row is due, three or four houses on one visit costs each of you less than three separate visits and actually fixes it. The camera footage is the useful part of that conversation, because it shows the neighbours what is sitting in their own run.
You will be working over the pavement at the front. Is that allowed?
It is ground level work, so there is no ladder, no scaffold and nothing standing on the highway for long. We keep a clear width past the machine, bag the debris rather than dropping it onto the flags, and we would rather take an early slot while the footway is quiet. If your street is permit parking, tell us when you book, because the van needs to be near the front of the house.
Do we need to ask the neighbours before you work in the entry?
A word is worth it, a permission slip usually is not. The entry is normally shared between the two houses and we work from your side of it, with a pole that goes up in sections against the wall rather than being assembled and lifted. If the only place to stand is on their side, we ask first, and most people are fine once they know it is half an hour and no ladder. If the run is genuinely shared, tell them, because they get the benefit too.
There is something nesting under the eaves. Can you still clear it?
We clear the rest and leave that section, and you get the footage either way. An active nest is protected while it is in use or being built, so nothing goes near it, and we would rather return in late autumn for one elevation than take a chance on it. It also tells you something useful: material dragged out of a nest is a common cause of a single blocked outlet on a run that is otherwise clear.
Do you cover the whole of Bulwell?
Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Bulwell?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Bulwell?
Within a week or two, longer through October and November when everything comes down at once. Market days fill the centre, and we group Bulwell with New Basford, Aspley and Hucknall on the rota.
