Gutter Cleaning for Cinderhill homes

Nothing overhangs the newer plots, so the run fills with mineral grit off young concrete tiles and whatever the wind carries across open ground. The older streets have mature trees and moss coming down a shaded pitch, which is a different mat entirely.

What is in the gutter here depends on which half of Cinderhill you are standing in. On the newer plots nothing overhangs the roof, because the planting is young and the open ground between the houses has nothing tall on it, so the run does not fill with leaves. It fills with mineral grit shed off young concrete tiles, with silt, with moss coming off the shaded pitch, and with whatever the wind has carried across open ground since the last clear. That material lies as a level bed rather than a mat, which is why nobody notices it until the run stops taking a downpour. On the older streets there are mature trees, and there the autumn drop is the whole story. The two want clearing at different points in the year.

Cinderhill sits in NG6, under Nottingham City Council. On the practical side: Drives and allocated bays on the newer estates and on-street on the older roads, so parking is rarely the problem. Finding the address can be. The most recent plots are not always on a satellite map yet, so send the plot number when you book.

What we run into on Cinderhill gutter cleaning jobs

A new concrete interlocking tile is coloured through a surface layer of fine granules, and it sheds them for its first few years. On a plot only a few winters old the camera looks down the run and finds what looks like coarse sand lying flat in the gutter, evenly along the whole length rather than heaped at an outlet. It is heavier than leaf litter and does not float, so a shower does not move it along. It beds down and quietly reduces the depth the gutter has. The same granules turn up in the shoe at the foot of the downpipe and in the gully below it, and that is usually where the blockage actually forms.

How a Cinderhill gutter cleaning job actually runs

This is a job done from the ground, which means the ground has to be available. The vacuum stands on its wheels below the run and the poles go up over it, so there has to be a clear standing place at each elevation and a route round the house. On the newer estates the front is the awkward side, because a short drive puts a car directly under the gutter, and we would rather it was moved that morning than work over the roof of it. Material comes down as well as up: wet moss and silt mark block paving if left on it, so the drive gets sheeted and what comes out leaves with us rather than going into a border. Round the back of the semis the constraint is the side path, since the machine comes through the gate rather than round it. On timing, late autumn is right for the older streets, because the trees there set the date. The newer estates are less tied to it, and a first clear on a plot that has never had one takes longer than the visits after it, so book that one with room in the day.

Who books it here

Two generations of housing sit a few hundred yards apart, and the ground under the newer half was a working pit. Reclaimed land means shale and clinker are rarely far under the turf, so what walks into a house off it is angular black grit rather than garden soil.

We run Cinderhill on the same round as Old Basford, Aspley and Highbury Vale.

What we check on every Cinderhill job

There is a plastic comb along the bottom edge of the tiles on most recent roofs, an eaves filler that closes the gap between the tile profile and the fascia and keeps birds out from under it. It sits directly over the back edge of the gutter, so it catches what comes off the roof before the gutter does. Grit and moss pack into the flutes of it and stay there, which means half the material is in the gutter where a vacuum head lifts it and half is held just above the gutter where the head cannot reach. On the camera it shows as a dark fringe along the rear lip once the run itself is clear. It is worth knowing about, because that fringe is the source of the next blockage rather than a leftover of the last one, and it explains how a run cleared properly in November is carrying silt again by spring on a roof with nothing at all above it.

What the gutter cleaning covers

A sample of what is included

  • The camera: A look along every run before anything starts, so you know what is actually in there
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
  • The camera: Defects recorded as we find them: standing water, a split joint, a bracket letting go
  • Clearing: Every downpipe checked for flow and the shoe at the bottom cleared

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Cinderhill

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Cinderhill. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

There is not a tree anywhere near our house. Do we still need the gutters cleared?

Yes, and the camera is the honest way to find out how badly. Leaves are only one of the things that fill a gutter, and on a recent plot they are the least of it. Roof granules, moss off the tiles, wind blown grit and the silt all of that breaks down into build a flat bed along the run, and a bed deep enough to matter is invisible from the ground on any house.

Our house is three storeys. Is that reachable from the ground?

Yes, that is the top of the range for a pole system, and it is where a camera earns its place, because from the pavement you can see nothing at all at that height. Worth remembering there are usually two runs on these houses rather than one: the main eaves at the top, and a short low run over the porch or the bay that drains onto the drive and gets forgotten because it is the one you could almost reach.

The gutters were done and it still comes over the front in heavy rain. What now?

Look underground rather than up. On most of the newer plots the downpipe does not empty into an open gully you can see into. It goes into a small sealed grating hard against the wall, and silt off the roof travels straight into it. A clear run feeding a packed pipe behaves exactly as it did before. Every outlet wants flushing with somebody watching the foot of the pipe, and we film what we find so a roofer has something to look at.

Can you do the gutters and the windows in the same visit?

They are two bookings, and usually two visits, even though the same pole carries both. Clearing is dirty work and it puts silt down the face of the wall and across the glass, so windows done first are windows done twice. The sensible order on a house here is gutters, then glass, either later the same day if the round allows it or on the next scheduled window visit.

Do you cover the whole of Cinderhill?

Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Cinderhill?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Cinderhill?

Within a week or two, longer through October and November when everything comes down at once. Drives and allocated bays on the newer estates and on-street on the older roads, so parking is rarely the problem, and we group Cinderhill with Old Basford, Aspley and Highbury Vale on the rota.
