Gutter Cleaning for Hyson Green homes
The gutter belongs to the building and the building is three tenancies. One run crosses every party wall to a shared outlet, so the flat where the water comes in is almost never the one that can instruct the work or pay for it.
Nothing about a gutter here divides the way the building has been divided. A terrace carries one continuous run across the front and another across the back, both crossing party walls without a break, and the conversion that made three flats out of one house did nothing to the roof at all. So the practical question is not the cost but who is asking. A top floor tenant watches a wall darken and reports it to a landlord who owns one flat and no part of the roof, while the freeholder or the managing agent is the party who can actually instruct the work. Settle that before the wet spell rather than during it, and have the whole run done rather than one length of it.
Hyson Green sits in NG7, under Nottingham City Council. On the practical side: On-street only, and tight. The tram runs down Radford Road so loading is restricted in places. We bring what we need in one trip rather than running back to the van.
What we run into on Hyson Green gutter cleaning jobs
The back fills first on these buildings. A two storey rear addition carries its own lower gutter sitting underneath the main roof slope, so everything washing off the larger roof lands in the smaller run, and it packs solid while the front elevation is still passable. The other find on a neglected building is growth rather than debris. Buddleia and sycamore seed readily into a silted run, and once a root is into a joint you are looking at a repair rather than a clearance, because pulling it out takes the seal with it. The camera goes along both runs before anything starts, so you can see which of the two you have.
How a Hyson Green gutter cleaning job actually runs
Reaching the back is the part that changes the day. The vacuum and the pole go up the front from the pavement without much fuss, but the rear run sits behind a gated yard reached through a covered passage about a metre wide with a step in it, and a gutter machine is heavier and more awkward than a window pole. So the yard needs to be open when we arrive rather than dependent on a phone call to whoever holds the key, and on a building split into flats that generally means the ground floor occupier has agreed it beforehand. Timing is the other thing. Late autumn is right, once whatever overhangs the roof has finished dropping, and clearing in September buys you nothing because it fills again by December. Frost stops pole work outright, so a hard week pushes the visit rather than cancelling it. Where the building is being done as a whole, the useful arrangement is one appointment with one contact, because three tenants opening three doors and a yard gate on the same morning almost never works first time.
Who books it here
Small rooms, steep stairs and no parking to speak of, which is worth mentioning when you book so the right size of team turns up. Original tiled floors and sash windows are common and want the gentler products.
We run Hyson Green on the same round as Radford, New Basford and Sherwood.
What we check on every Hyson Green job
What the camera finds on these rear elevations is often a hopper rather than a clean run down to a shoe at ground level. Where a bathroom went into the back addition during the conversion, the waste was frequently taken into an open hopper head partway down the stack, and a hopper collects leaf litter, moss and everything the gutter above it hands on. It has to be emptied by hand, because a vacuum head will not seat properly in one. The other recurring find is the fascia. Plastic fascia and guttering fitted over timber that had already gone soft will hold a bracket for a few years and then let it drop, and the run sags between the two brackets either side of the failure. From the ground that reads as a blockage and is actually a fixing that has let go, so it is filmed and handed to you for a roofer rather than cleared again next autumn.
What the gutter cleaning covers
A sample of what is included
- The camera: Stills or footage after clearing, sent the same day
- Clearing: Every downpipe checked for flow and the shoe at the bottom cleared
- Washing and extras: Downpipe unblocking, rodded and then flushed through to prove it
- The camera: Anything we cannot clear is filmed and shown rather than described
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Hyson Green
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Hyson Green. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Water is coming in at the top of my flat. Who do I tell?
Your landlord first and in writing, then expect them to pass it on. In a converted terrace the roof and the guttering are usually the freeholder's responsibility rather than any one flat owner's, so the person who can instruct the work sits two steps away from the person getting wet. Footage from inside the run is what moves that along, because it turns a description into something a managing agent can act on.
Is there any point in clearing just the front?
Only if the front is where the problem is, and often it is not. These runs drain to an outlet at one end and the downpipe is frequently at the back, so a clear front length feeding a packed rear run and a blocked pipe overflows exactly as it did before. We look along both elevations with the camera before quoting. If the front is genuinely fine, we would rather say so than clear it and charge you for the privilege.
There is a shrub growing out of the gutter. Can you take it out?
We can take the top off and lift the silt around it, and we will tell you what the root has done. Buddleia and sycamore establish easily in a run nobody has touched for years, and a root that has worked into a joint or under a bracket has usually broken the seal, so removing it properly is a guttering repair rather than a clearance. You get the footage either way, which is what a roofer needs before quoting anything.
Nothing comes out of the downpipe at the back.
Then the pipe is the job rather than the gutter, and it is a common finding on these buildings. The stack discharges to a gully in the yard, which silts up with whatever the paving sheds and frequently takes surface water from the yard as well. We rod the pipe, flush it and watch the shoe at the bottom, then clear the gully grating. If water still backs up at ground level after that, the problem is below the gully and wants a drainage contractor.
Do you cover the whole of Hyson Green?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Hyson Green?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Hyson Green?
Within a week or two, longer through October and November when everything comes down at once. On-street only, and tight, and we group Hyson Green with Radford, New Basford and Sherwood on the rota.
