Gutter Cleaning for Radford homes
One continuous run along a whole terrace row, so a blocked outlet four doors down puts water on your rear wall. The rear addition has its own short gutter into a hopper head, which is where the mat forms.
A terrace does not have its own gutter. It has a share of one, a single length running the whole row across every party wall with a downpipe at intervals rather than at each house, and water finds the low point regardless of whose deeds it sits above. So the first question here is not what is in your gutter, it is where the outlet serving your stretch actually is, and whether anyone has looked in it. The second run is the one at the back over the rear addition, short, lower, and draining into a hopper head at the junction between the main roof and the extension. That hopper is the reliable blockage on this stock, and the wall directly beneath it is the wall that shows damp inside a back bedroom.
Radford sits in NG7, under Nottingham City Council. On the practical side: On-street, generally available outside commuting hours. The Raleigh site redevelopment changes the traffic pattern week to week.
What we run into on Radford gutter cleaning jobs
What the camera finds in these runs is not leaves. There are few street trees on the terraced streets and no mature garden trees behind them, so the load is slate grit, a fine black silt off the roofs and the road, and moss shed from the north facing slopes in wet weather. Silt is the difficult one because it packs rather than floats and sits as a firm bed along the bottom of the run with a clear channel worn through it, which looks clear from the ground and holds standing water at every joint. The other regular find is nesting material and feathers behind a downpipe head, which is why the outlet blocks before the run does.
How a Radford gutter cleaning job actually runs
The practical unit here is the row, not the house. We would rather clear six properties along one stretch on one morning than one in isolation, and the price per house drops when we do, because the pole and the vacuum stay in one place and only the operator moves. Getting agreement across six front doors, several of which are let, is the actual work, and it is usually an agent or a landlord who holds enough of them to make it happen. Fronts are done from the pavement, which needs the kerb free for the vehicle and the bins not out that day, so the round avoids collection day on each street. Rear runs are reached through the yards, which means the shared entry gate and every intervening back gate unlocked before we arrive, arranged in advance rather than knocked for on the morning. Where one yard cannot be reached, that stretch of rear gutter gets filmed from the neighbouring yard so at least you know what is in it. Autumn is the sensible booking, after the moss has moved rather than before it.
Who books it here
Landlord turnarounds are the bulk of the work here, usually to a tight void between tenancies. We photograph the finished job so the check-in inventory has something to sit on.
We run Radford on the same round as Hyson Green, Lenton and New Basford.
What we check on every Radford job
Everything we do here is filmed because on a terrace almost nothing about the roof is visible from where you stand. The camera goes along the run before anything starts and again when it is empty, and the same footage picks up the things that are not our work. Joint seals that have hardened and dropped open, which show as a wet line down the render below rather than as a drip. A bracket that has pulled its screw out of the fascia, leaving a dip that holds water even when the run is clear. Slates slipped at the eaves course, which is what puts the grit in the gutter in the first place. On a shared run we film past the party line in both directions and say plainly which house the defect is above, because on a length crossing six properties the argument about whose repair it is starts the moment somebody sees damp inside.
What the gutter cleaning covers
A sample of what is included
- Clearing: Hopper heads emptied where a run drains into one
- The camera: Defects recorded as we find them: standing water, a split joint, a bracket letting go
- Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory
- Clearing: Conservatory and lean-to gutters where they are reachable from the ground
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Radford property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What gutter cleaning costs in Radford
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Radford. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
My gutter is clear but the wall inside is still wet.
Then look four doors along rather than at your own eaves. On a continuous run the water backs up from whichever outlet is packed and goes over the front edge at the lowest point, which may not be above your house at all. We film the whole stretch either side of you so you can see where it is actually failing, and that footage is what gets a neighbour or a managing agent to act.
Can the pole reach the back of a terrace?
From the yard, yes, and the height is not the problem. The constraint is standing room and what is strung overhead. These yards are narrow with walls on three sides, and service cables and aerial leads cross them at the level the pole has to pass through, so the sections go up in a different place from where they would on an open elevation. We look at that at the survey rather than on the morning.
The landlord says the damp in the back bedroom is our condensation.
It may be, and it may be the hopper head above that wall. The two look different once you have looked: condensation is worst in the corners and behind furniture and grows mould in a bloom, while water off a blocked outlet comes down the wall in a band and stains rather than blooms. Ask for the gutter over the rear addition to be inspected and filmed, and put the request in writing. That footage settles the question either way.
Nobody knows who owns the gutter across the row. Does that stop the job?
No, because we clear what is above the address that booked it and film either side of that. Ownership of a shared length is a question for the deeds and the landlords, not for us, and it rarely gets answered quickly. What works in practice is one person on the row organising the whole stretch and each house paying for its own frontage, which is the same arrangement people already use for the windows here.
Do you cover the whole of Radford?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Radford?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Radford?
Within a week or two, longer through October and November when everything comes down at once. On-street, generally available outside commuting hours, and we group Radford with Hyson Green, Lenton and New Basford on the rota.
