Gutter Cleaning for Sherwood Rise homes

Two runs matter on a bay fronted villa: the short length over the bay roof at first floor, and the valley behind the back addition that empties into a hopper. Neither is inside anybody's flat, and neither has an obvious owner.

Nothing about a gutter here sits inside a flat, which is what makes it awkward to buy. The run belongs to the building, and the building is four or five households with different views of it. The top flat pays for the ceiling when the rear run goes over, the ground floor watches water come down the wall beside its window, and neither owns either. With the house in one ownership it is a single instruction and a single invoice. With the flats sold off it is a service charge item and the managing agent places the order. The way through that is footage: we film the inside of every run before anything is touched and again once it is empty, so a leaseholder asked to contribute can watch the first clip and see the reason.

Sherwood Rise sits in NG7, under Nottingham City Council. On the practical side: The hill is the problem. Most front doors sit above a flight of stone steps, so equipment comes up on foot, and the van parks on a gradient with the wheels turned in. Communal entrances need a fob or somebody to buzz us in.

What we run into on Sherwood Rise gutter cleaning jobs

The bay is the run that gets missed. A bay fronted villa carries a small flat or leaded roof over the bay at first floor level with a short length of gutter on it, discharging into a shoe or straight onto the main roof below. It is out of sight from the pavement, and because it is short it silts up faster than the long runs do. Once it fills, water goes over the back edge into the joint between that little roof and the wall, and the mark turns up indoors as a damp corner in the first floor front room. It takes minutes with a pole and a camera, and it is worth asking for by name.

How a Sherwood Rise gutter cleaning job actually runs

This is the one job on the list that needs nobody to be in. All of it happens outside, from the ground, so a building where five households are all out at work is for once not a problem, and it is the easiest of these services for an agent to schedule. What it needs is somewhere for the machine to stand. It is heavy, and it runs off the footway or a front garden that is small, walled and usually given over to bins. On a main road frontage the hose crosses a pavement in use, so it is watched rather than left lying. The other half is the decision. Have the whole building quoted as one job rather than one elevation at a time, because the pole and the vacuum are already there and a second run costs far less than a second visit. Late autumn is the month, once the trees nearest the house are bare. Where a run has not been touched for years the first visit takes longer than the ones after. Say if there is a lean to or a conservatory at the back, since those carry their own gutters and are quoted separately.

Who books it here

Almost every large house has been cut into flats, so the front door opens onto a staircase that four or five households use and none of them own. That common hall is where the dirt collects, and it is usually nobody's job until a letting agent asks.

We run Sherwood Rise on the same round as Carrington, Forest Fields and New Basford.

What we check on every Sherwood Rise job

A good number of these houses still have their original cast iron at the back even where the front was changed to plastic years ago. Cast iron is jointed every couple of metres with a bolt through the overlap and a bedding compound between the sections, and that joint is where trouble starts. Silt holds water against the inside of it, the iron rusts outwards from there, the bolt seizes and swells, and eventually the seal weeps a rusty line down the brickwork that people read as an overflow. The camera separates the two easily: an overflow wets the whole length below the lip, while a failed joint leaves one narrow stain under one point. Cast iron is heavy, so a run packed with wet moss puts real load on brackets screwed into a fascia a century old. We clear it, film it again, and where the footage shows a weeping joint or a bracket letting go, you get told in writing and sent to a roofer.

What the gutter cleaning covers

A sample of what is included

  • Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property
  • Clearing: Conservatory and lean-to gutters where they are reachable from the ground
  • Washing and extras: Existing gutter guards lifted, cleared underneath and refitted
  • The camera: Stills or footage after clearing, sent the same day

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Sherwood Rise

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Sherwood Rise. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Water is coming in at my flat. Who do I actually tell?

Whoever controls the fabric, and put it in writing the same week. In a house held by a single landlord that is the landlord or their agent. In a building of separately owned flats it is the freeholder or the managing agent, and the buildings insurer will want to see it was reported promptly. A photograph of the wall with the date and the weather beats a description, and we can supply footage from inside the run to go with it.

The gutter was cleared and the wall still gets wet. What now?

Often it is the hopper rather than the gutter. Larger houses on this slope drain a rear valley into an open funnel partway down the stack, and that funnel catches everything the valley sheds as well as whatever blows in off the roof. Packed solid it spills down the brickwork and looks like a gutter fault from the ground. A vacuum head does not seat properly in one, so it is emptied by hand and then flushed with somebody watching the bottom of the pipe.

The flats cannot agree about paying for it. What helps?

One quote for the whole building, circulated with the before footage. Most disagreements in a converted house are about whether the work is needed rather than the sum, and a clip of a run packed solid ends it quickly. Where the flats are leasehold the cost goes through the service charge and the agent places the order, so the useful thing a resident can do is send evidence instead of a complaint. Where one owner holds the lot, a single email does it.

There is a bird's nest in the gutter. Can you clear it?

Not while it is in use. Old villas have gaps under the eaves and at the verge where birds get in, and the nesting material ends up in the run below. A nest that is active or being built is protected, so we leave it, and that is the law rather than a preference. We film it, show you where it is, clear the rest of the run and return for that section later. Closing the gap is a roofer's job and only once nothing is living behind it.

Do you cover the whole of Sherwood Rise?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Sherwood Rise?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Sherwood Rise?

Within a week or two, longer through October and November when everything comes down at once. The hill is the problem, and we group Sherwood Rise with Carrington, Forest Fields and New Basford on the rota.
