Gutter Cleaning for Dunkirk homes

A terrace has one gutter, not eight. The run crosses every party wall without a break and falls to a shared outlet, so clearing your length alone often changes nothing at all. The blocks and apartment schemes are past pole height.

Three quite different roof types sit within a few streets of each other here, and only one of them is a pole job. The terraces have a single gutter running the length of the block, crossing every party wall without a break and falling to a shared outlet, which is why clearing one house on its own so often changes nothing. The purpose built blocks and the newer apartment schemes are four storeys or more with parapet and concealed gutters, and those need a powered platform rather than a pole, so we say no to them rather than take the booking and improvise. Between the two sit the two storey rear additions over the yards, which are low, straightforward and where we normally start on a terraced property.

Dunkirk sits in NG7, under Nottingham City Council. On the practical side: Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest. Tell us where a van can legally sit before the first visit, because working from the kerb of a dual carriageway is not an option.

What we run into on Dunkirk gutter cleaning jobs

The place these houses actually let water in is the valley where the back addition roof meets the main rear slope. It is a lined channel a few inches wide running down into the head of the gutter, it takes everything washing off both pitches, and it sits behind the eaves line rather than in front of it. A camera on a pole can see into it and a vacuum head cannot reach it. Once it packs, water goes over the side into the angle of the brickwork instead of into the downpipe, and it shows up inside on the back bedroom wall. We film it and tell you, because clearing it means roof access.

How a Dunkirk gutter cleaning job actually runs

The single most useful thing you can send before a visit here is which lengths you actually own. On a terrace the gutter is continuous and the houses are often in different hands, so a landlord with three doors in a row gets a far better job and a shorter visit by having all three cleared in one go than by booking one and hoping. Where the houses are separately owned it is worth a knock next door first, because a downstream blockage is not something we can clear from your side without permission to work over their yard. Timing follows the same logic as anywhere, late autumn once the shedding has finished, but the reason to book earlier here is availability of the ground rather than the season. The rear runs sit over yards reached by an entry, and if the neighbouring yard is where the pole has to stand, someone has to be expecting us. The front runs on a busy frontage are set up from the pavement side, and we will tell you before the day which elevations we can and cannot reach.

Who books it here

Boxed in by trunk roads, the hospital site and the edge of the university campus, so it is a small place carrying a great deal of traffic that is not going to it. Road dust and road noise shape more of the work here than the housing itself does.

We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.

What we check on every Dunkirk job

What comes out of a gutter on these streets does not look like what comes out of one on a suburban road. There are few overhanging trees, so the bulk of it is moss that has let go of the rear slope after a hard frost, grit worn off the tiles, and feathers and nesting material from the eaves. Mixed into that is a fine dark silt that gives the whole lot the consistency of wet mortar. It does not blow clear and it does not fall out when a gutter is tipped, it has to be lifted section by section with the vacuum head worked into it. That is also why the camera earns its place here. You get a look along the run before we touch it and stills afterwards, and anything we cannot fix gets filmed rather than described: standing water at the far end where the fall has gone, a joint weeping at a party wall, a bracket pulling out of the fascia.

What the gutter cleaning covers

A sample of what is included

  • Clearing: Hopper heads emptied where a run drains into one
  • Washing and extras: Downpipe unblocking, rodded and then flushed through to prove it
  • The camera: Stills or footage after clearing, sent the same day
  • Clearing: Outlets, corners and stop ends, which is where the mat forms first

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Dunkirk

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Dunkirk. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Our neighbours are not interested. Is clearing just ours worth it?

It depends entirely on which way the run falls, and the camera answers that in five minutes. If your length drains to an outlet on your side, clearing yours works. If it drains through the next two houses to a downpipe further along, you can empty your own gutter completely and still have it overflow at the join. We look first and tell you which of those you have before quoting.

There is not a tree anywhere near us. Why is it blocked?

Because leaves are not what fills gutters here. What comes out is moss shed off the rear slope after a frost, grit off the tiles, and nesting material from under the eaves, and on these frontages the road borne fines bind all of it into a wet paste rather than loose litter. Paste has to be lifted out section by section, which is slower than a leaf blockage and does not blow clear.

You cleared it last year and it still runs over in heavy rain.

Then it is probably not a blockage, and the footage will show which of the usual causes it is. A gutter that has lost its fall holds standing water and tips over the front before it reaches the outlet. A split joint over a party wall leaks in one spot whatever the state of the run. Both of those are jobs for a roofer rather than a cleaner, and we will show you the evidence rather than clearing it again.

There is a bird's nest in the gutter above the back bedroom.

Then we leave it alone and come back. An active nest is protected while it is being built or in use, and disturbing it is not something we will do whatever the state of the gutter. We clear the rest of the run, film the nest so you can see exactly where it is, and put a return visit in the diary for after the season. An old nest with nothing living in it comes out normally.

Do you cover the whole of Dunkirk?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Dunkirk?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Dunkirk?

Within a week or two, longer through October and November when everything comes down at once. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
