Gutter Cleaning for Beeston homes

Nobody on a let street books a gutter until damp shows in a bedroom, because the tenant does not own it and the landlord never sees it. What comes out is mostly moss off a shaded rear slope.

The terraces near the High Road are two storey with a back addition, so the rear has two gutter levels: the main run at eaves height and a lower one over the back addition or a later kitchen extension. The lower one is the one that fills, because it takes what washes off the main roof as well as its own, and it discharges over a small yard, so an overflow soaks a wall head above a kitchen rather than running harmlessly onto a lawn. The semis toward Bramcote are wider, with a bay at the front carrying its own short length of gutter and a hipped roof shedding in four directions. Both are cleared with a pole from the ground. The difference is where a person can stand to raise one.

Beeston sits in NG9, under Broxtowe Borough Council. On the practical side: The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in. Nothing that affects your price, but it is why we ask which end of Beeston you are on.

What we run into on Beeston gutter cleaning jobs

Raising a carbon fibre pole in a terrace back yard is the real problem. The pole is longer than the yard is deep, there is a wall behind you, a rotary line above you and often a lean-to roof in front, so it goes up in sections against the house rather than being assembled flat and lifted. That decides how far along a run we can reach, and it is settled before a price rather than on the morning. The other constant is what the blockage is. A slate roof on a shaded rear slope gives moss rather than leaf litter, and wet moss is heavy: one length fills more of the machine than a whole autumn of leaves.

How a Beeston gutter cleaning job actually runs

Scheduling runs against the calendar of everything else in Beeston. Gutters want clearing in late autumn once the nearest trees are bare, and on the let side that is exactly when the houses are full again after the September intake. Somebody has to be in to open a back gate, so it becomes an appointment with a tenant rather than a landlord, and a tenant has no particular reason to care about a gutter. For a landlord with several properties the workable answer is doing them in the quiet fortnight in September while the houses are still between groups, then accepting a second clear after leaf fall on anything with a tree over it. The second practical point is power. The vacuum is a wheeled machine on a lead, and a Victorian terrace has no outside socket, so it runs from indoors through a door that then stays open for the duration, or off a generator. That is a booking conversation rather than a doorstep one. Toward Bramcote there is a drive to stand the machine on and an outside tap and socket more often than not, which is why the same job is quicker there.

Who books it here

Two different jobs in one town. Family homes on a fortnightly rota, and a heavy end of tenancy peak through late June and July as student lets change over together.

We run Beeston on the same round as Chilwell, Stapleford and Lenton.

What we check on every Beeston job

The camera earns itself on this stock more than on most. Terraces here often have a hopper head partway down the rear stack, where the back addition gutter feeds into the main downpipe, and the hopper is usually where the blockage is, not the run above it. It is an open funnel, so it takes everything that arrives and holds it, and a vacuum head will not sit in one properly, so it is emptied by hand and then flushed with somebody watching the bottom of the pipe. The other thing footage settles is fall. A length that has dropped between two brackets holds a strip of standing water after clearing, which looks like a job left half done and is actually a fixing letting go. You get the picture to put in front of a roofer. We do not quote for the bracket, and a contractor who clears your gutter without showing you inside it has left you no way of telling which of those two you have.

What the gutter cleaning covers

A sample of what is included

  • Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys
  • Clearing: Debris bagged and taken away, not tipped into the border
  • The camera: Anything we cannot clear is filmed and shown rather than described

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Beeston

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Beeston. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

We are mid terrace and the gutter runs across all the houses. Can just ours be done?

It can, and it is worth knowing what that buys. A continuous run is cleared along your length and to the outlet serving it, which is normally enough, because water leaves at the nearest outlet rather than travelling the whole row. Where it falls short is a packed section next door sitting immediately upstream of your outlet. We film that, show you, and you have something to take to the neighbour.

Who books this on a rented house, the tenant or the landlord?

The landlord or their agent almost always, because it is maintenance of the building rather than anything to do with how it is lived in. The difficulty is that they are not there to notice it. If you are a tenant watching water run down an outside wall or a stain appear on a bedroom ceiling, report it in writing with a photograph, because that is the point it becomes a repair obligation rather than an opinion.

Water is running down the back wall of a terrace. Is that the gutter or the downpipe?

Film it and you will know, and on this stock it is often neither. The three we find are a back addition run overflowing where it meets the main roof, a hopper packed solid, and a downpipe blocked at the bend where it changes direction. All three put water onto the same patch of wall, and the wall head above a kitchen extension is where it does most damage, because it is solid brick with nothing behind it to keep the wet off the inside face.

Ours were cleared last year and they are full again already.

That is normally timing rather than a poor clear. A gutter emptied in September fills again through October and November, which covers the whole of the leaf fall and most of the moss coming off a wet roof, and late autumn is the right visit for exactly that reason. The other cause worth ruling out is the roof itself. A shaded rear slope sheds moss steadily all year, and no clearing interval fixes a roof that is feeding the gutter.

Do you cover the whole of Beeston?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Beeston?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Beeston?

Within a week or two, longer through October and November when everything comes down at once. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
