Gutter Cleaning for Attenborough homes
Solid walls with no cavity mean an overflowing gutter shows inside within a season rather than eventually. What comes out of the runs is seed off the reserve trees and moss from the shaded rear slopes as much as autumn leaf.
Two things make a blocked gutter cost more here than it does on an estate. The first is the walls. The older houses in the village are solid brick or stone with no cavity, so water running down the face of one has nothing to interrupt it, and a run that overflows through a wet autumn shows as a damp patch in a bedroom corner by spring. The second is what fills them. This close to the reserve the runs take seed and catkin off the willow and alder in spring as well as leaf in autumn, and that seed mats into a felt that holds water rather than letting it past, which is why a gutter cleared in November can be running slow again by June.
Attenborough sits in NG9, under Broxtowe Borough Council. On the practical side: Lanes here are narrow and the reserve car park fills at weekends, so visits are booked for the morning. Most houses have a drive; a few older cottages have neither drive nor side gate, so hoses and machines come in through the front door.
What we run into on Attenborough gutter cleaning jobs
Cast iron is worth knowing about before anybody quotes. Several of the larger period houses around the church still have original half round cast iron gutters on cast downpipes, often with a hopper head at the top of the run, and those behave nothing like plastic. The joints are bolted and bedded rather than clipped, so nothing gets poked or levered at them. The section is heavier and holds a deeper bed of silt along the bottom. The inside face rusts under standing debris, which is what shows on the camera once the run is empty. Hopper heads are the part that actually blocks, because everything off two runs arrives in one open box.
How an Attenborough gutter cleaning job actually runs
The village timetable decides when this happens. Front elevations on the older houses come straight onto the lane with no verge and barely a pavement, so the pole and the vacuum work from the carriageway, and that is only sensible early on a weekday before the reserve traffic and the school run arrive. Weekends are the worst time to ask for it. Reaching the rear is the other half of the arrangement. Where there is a side passage we go through it, and where there is not, the drum and the poles come through the house, which needs somebody in and protection laid along the route rather than a cheerful walk through with a wet hose. The gardens behind these houses fall away toward the water, so the drum stands at the top and the hose runs down rather than the other way about, which is worth knowing because a full drum does not get carried back up a wet slope. Tell us at booking about a conservatory or a lean to at the back, about anything glazed we will be working above, and about a dog with the run of the garden.
Who books it here
Open water comes right up to the southern edge of the village, and the air here stays damp longer than it does a mile inland. That shows as green film on frames, render and paving, as slower drying indoors, and as condensation in the older solid walled cottages well into spring.
We run Attenborough on the same round as Chilwell, Beeston and Toton.
What we check on every Attenborough job
The camera earns its keep here more than on a modern estate, because on a cast iron run there is something to see beyond whether it is empty. Once the debris is out we film the bottom of the channel and the joints, and what turns up repeatedly is a joint where the bedding has gone and water tracks through rather than along, a bracket rusted thin at its fixing, and a section that has dropped between two brackets so a puddle sits there permanently in weather that never dries it out. None of those are cleaning problems and we do not pretend otherwise. The camera also catches the downpipe, which on these houses discharges over an open gully at the bottom rather than into a sealed drain. Clear the gutter, leave the gully packed with silt and moss, and the water backs up the shoe and soaks the base of the wall instead.
What the gutter cleaning covers
A sample of what is included
- The camera: A look along every run before anything starts, so you know what is actually in there
- Washing and extras: External gutter wash, meaning the outside faces of the gutter and the downpipes
- Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory
- Clearing: Hopper heads emptied where a run drains into one
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What gutter cleaning costs in Attenborough
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Attenborough. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why would damp show inside so quickly here?
Because there is no cavity in the older walls to interrupt it. On a modern house the outer leaf gets wet and the inner leaf stays dry. On solid brick or stone, water soaking the outside face keeps travelling inwards, and a gutter overflowing down the same strip of wall week after week saturates it faster than it can dry in air that is already carrying moisture. The clearing is the cheap part of that sum and the plaster it saves is not.
What is actually in the gutters on a house like ours?
Three things in most cases: silt and grit washed off the roof covering, moss shed from the shaded rear slope, and seed off the trees around the reserve. Whole leaves are the smaller part of it. That matters because moss and seed pack into a mat that a rod pushes along the run rather than lifting out, which is why it comes out on a vacuum and gets filmed before and after rather than described to you.
Do you repair the things the camera finds?
No. Split joints, rusted brackets, a run that has lost its fall and anything needing a section taken off go to a roofer, and on the older houses in the conservation area to one used to working in cast iron rather than plastic. What we do is film it, send you the footage the same day and describe what we saw, so you are commissioning a repair from evidence rather than from somebody's word for it. Clearing a run that has dropped will not stop it holding water.
How often, and when in the year?
Twice on most houses in the village, and the timing is the part people get wrong. Late autumn once the willows and alders are bare is the main visit. A second in early summer catches the spring fall, because seed rather than leaf is what silts a run here. A shaded rear slope shedding moss pushes it toward twice regardless of the trees. A bungalow with nothing overhanging it may genuinely only need the one.
Do you cover the whole of Attenborough?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Attenborough?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Attenborough?
Within a week or two, longer through October and November when everything comes down at once. Lanes here are narrow and the reserve car park fills at weekends, so visits are booked for the morning, and we group Attenborough with Chilwell, Beeston and Toton on the rota.
