Gutter Cleaning for Chilwell homes
Extensions changed the roof drainage on a lot of these houses. A single storey rear addition puts in a lower gutter that takes the main slope's discharge as well as its own, and nobody has ever put it on a list.
Most gutter work here is not at eaves height. A single storey rear addition or a conservatory puts a second, lower run right across the back of the house at about first floor sill level, and that run does two jobs: its own roof, and everything shed by the main slope above it. Twice the water through a shorter length, so debris packs at the outlet rather than spreading along the run, and an overflow lands on the head of a patio door instead of on a lawn. The newer closes are the other case. Those downpipes generally go straight into a sealed underground surface water drain, with no open gully and no shoe at the bottom to watch, which changes how a pipe gets proved rather than whether it needs proving.
Chilwell sits in NG9, under Broxtowe Borough Council. On the practical side: Drives on most properties. The tram park and ride makes the area easy to reach.
What we run into on Chilwell gutter cleaning jobs
What comes out of an extension gutter is not the same material as what comes out of the main run. There is normally a layer of mortar crumb and grit left from the tiling itself, put there while the addition was built and never washed clear, and sitting on top of it the silt and moss the main slope has been dropping down ever since. Where the extension roof meets the house wall there is a lead flashing, and tucked behind some of them is a narrow channel that fills with the same material and cannot be reached from the ground. That gets filmed and reported rather than attempted, because it is a roofer's access rather than a pole's.
How a Chilwell gutter cleaning job actually runs
Two things set the day, and the first is where a person can stand. A pole works from a stable position back from the wall, and at the rear of an extended house that is out on the lawn rather than close in, because the extension roof is in the way and nobody should be standing on a flat roof or conservatory glazing to shorten a reach. So garden furniture and anything on a soft border wants moving before we arrive, and after a wet week we would rather come back than churn up a lawn. The second is the gap between plots. On the newer closes one flank wall is a few steps from the next, and the pipe serving both rear runs often sits in that gap, so reaching it means standing on somebody else's ground. That is a conversation for the booking rather than the morning. Timing is late autumn on the older semis, where the gardens behind hold mature trees. It is less obvious on the newer closes, where street trees are young and the runs fill with material off the roof instead, and those want a look before a long wet spell rather than after.
Who books it here
Newer builds here have combination boilers and unvented cylinders rather than tanks, which is worth nothing to a cleaner except that airing cupboards are smaller and easier.
We run Chilwell on the same round as Beeston, Stapleford and Clifton.
What we check on every Chilwell job
Proving a downpipe is a different exercise on a newer house, and it is the part worth watching. There is no open gully at the bottom and no shoe to look at, just a pipe going into a socket at ground level with a sealed connection under it, so flow is proved by putting water down the outlet and lifting the nearest inspection chamber cover to watch it arrive rather than standing at the wall listening. If it does not arrive, the blockage is below ground, and that is a drainage contractor rather than a cleaner. On the lower extension runs the camera turns up the same two things again and again: a packed section directly under where the main slope discharges, and a length holding a strip of standing water where the gutter was hung slightly out of fall across a longer span than it should have been. The first one is ours. The second is a bracket, and you get the footage to take to a roofer.
What the gutter cleaning covers
A sample of what is included
- Washing and extras: A repeat visit put in the diary for late autumn rather than left to memory
- Clearing: Debris bagged and taken away, not tipped into the border
- The camera: Defects recorded as we find them: standing water, a split joint, a bracket letting go
- Washing and extras: Existing gutter guards lifted, cleared underneath and refitted
That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Chilwell property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What gutter cleaning costs in Chilwell
Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£70 to £120
Typical per visit in Chilwell. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per visit |
|---|---|
| Bungalow or single storey | £45 to £75 |
| Terraced house | £55 to £90 |
| Semi-detached | £70 to £120 |
| Detached | £100 to £180 |
| Three storey or townhouse | £140 to £220 |
| Priced by the metre instead | £4 to £12 per metre |
Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.
Priced separately
| Extra | Typical cost |
|---|---|
| Conservatory gutter added to a visit | £30 to £50 |
| Downpipe unblocked, per pipe | £20 to £60 |
| External gutter wash, fascias and soffits | £40 to £80 |
| Gutter guards supplied and fitted, by others | £200 to £500 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
There are no mature trees near the house. Do we still need the gutters doing?
Yes, and the reason is different from a house under trees. On the newer plots the run fills with what comes off the roof rather than what falls onto it: the fine grit that sheds from tile surfaces, moss working down off a shaded flank, and the silt all of that breaks into. It packs at the outlet and it holds water without ever looking like a blockage from the ground. Once a year is enough on a house with nothing overhanging it.
Is the conservatory gutter part of the same visit?
Where it can be reached from the ground, yes, and it usually can. What is not part of it is anybody standing on the glazing or on a flat roof to shorten a reach, so the pole works back from the lawn and a few feet may sit outside what it covers. The junction where a conservatory abuts the house is the other limit. That is often a box gutter or a flashing detail, and it gets filmed and shown to you instead.
Water came over the extension gutter and there is now a stain on the ceiling inside. Is that part of this job?
No, and it is worth separating the two. Clearing the gutter stops more water arriving; it does nothing about what has already gone into the wall head or the ceiling, which needs drying out and then making good once the source is fixed. If the house is rented, report the stain in writing with a photograph and a date rather than mentioning it, because that is the point at which it becomes a repair obligation instead of an opinion.
Can the lower run be done without anybody at home?
Only if we can get to the rear of the plot and stand where the pole needs standing, and on these houses that means the side route being open and the lawn clear. The clearing itself needs nothing from you. What does need you is the water test on the downpipes, since lifting an inspection chamber cover on your own property is not something we do unannounced. Most people leave the side access open and take the footage afterwards.
Do you cover the whole of Chilwell?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does gutter cleaning cost in Chilwell?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start gutter cleaning in Chilwell?
Within a week or two, longer through October and November when everything comes down at once. Drives on most properties, and we group Chilwell with Beeston, Stapleford and Clifton on the rota.
