Gutter Cleaning for Wollaton homes

Paired semis share one unbroken run across the party line, so the state of your gutter is partly a question about next door. The forgotten length is the low one on the side garage, invisible from the front.

What shapes a gutter job here is that the houses are paired. A 1930s semi shares one unbroken run with next door straight across the party line, falling to one end or the other, so the condition of your gutter is partly a question about a roof you do not own. If the outlet sits on their half and it has silted up, water backs along the whole length and comes over the joint above your bay first. The second feature is the garage. A great many of these properties have one attached down the side or set just behind the building line, with a lower gutter of its own and a downpipe into the side passage, and that is the run nobody thinks about because it cannot be seen from the road.

Wollaton sits in NG8, under Nottingham City Council. On the practical side: Drives on most properties. Wollaton Park events affect the roads around the hall a few times a year.

What we run into on Wollaton gutter cleaning jobs

What comes out of a gutter here is roof rather than tree. The original clay and concrete tiles on these houses carry moss on the north facing rear pitch, and every hard frost and every downpour sends a load of it into the gutter along with the granular grit that ageing concrete tiles shed as they weather. It does not float. It packs into a dense mat at the outlet, which is why a hose runs straight over the top of it and proves nothing at all. On the camera it looks like wet sand with green through it, and it lifts out on the vacuum in lumps rather than as loose debris.

How a Wollaton gutter cleaning job actually runs

Height and ground both work in our favour here, so the constraint sits elsewhere. Two storeys front and back is well inside pole reach, the front garden gives firm level standing for the tripod and the vacuum, and the drive means nothing has to be carried far. The rear is the awkward half. On most of these plots the only route round is the gap between the house and the boundary, narrowed further where a garage has been built down the side, and that gap is where the bins, a chest freezer and the recycling boxes have ended up. It wants clearing before the day rather than on it. Where a semi shares its run with the other half of the pair, give the neighbour notice, because a pole and a camera head over their side of the roofline is far better explained beforehand. The rhythm is seasonal rather than convenient. Moss comes off the rear pitch heaviest through winter and early spring, so a run cleared in September can be part choked again by March on the properties where the back roof sheds most. So a main clear in late autumn, and a shorter look in spring.

Who books it here

Family homes with conservatories and a lot of glass, so interior windows and conservatory roofs come up more here than anywhere else we work.

We run Wollaton on the same round as Bilborough, Beeston and The Park Estate.

What we check on every Wollaton job

The findings that matter are at the joints rather than along the middle of a run. Where one owner has renewed only their half of a shared length, surviving cast iron meets replacement plastic in an adaptor sitting over the party line that never quite matches. That adaptor is the first place a run drips and the first place a mat builds, and it is worth seeing on camera before anybody quotes to repair it. On the garage run the usual find is a downpipe shoe discharging onto the side path instead of into a gully, which is why that path stays green and the wall beside the door stays wet. On the back addition the hopper head at the top of the stack collects tile grit that nothing further down the system can pass. All three get filmed and the stills come to you, because each one is something to put right rather than something to clear again next year.

What the gutter cleaning covers

A sample of what is included

  • Clearing: Outlets, corners and stop ends, which is where the mat forms first
  • Washing and extras: Fascias and soffits washed down, quoted per elevation or as a whole property
  • The camera: Wireless camera on the pole head, so the inside of the gutter is visible from the ground
  • Clearing: Vacuumed from ground level on a carbon fibre pole, up to three storeys

That is a sample rather than the whole list. The full gutter cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What gutter cleaning costs in Wollaton

Gutter clearing by ground based vacuum, at typical UK market rates by property type. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£70 to £120

Typical per visit in Wollaton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per visit
Bungalow or single storey£45 to £75
Terraced house£55 to £90
Semi-detached£70 to £120
Detached£100 to £180
Three storey or townhouse£140 to £220
Priced by the metre instead£4 to £12 per metre

Gutters are quoted per visit, so a semi-detached cleared twice a year sits at roughly £140 to £240 a year. If a quote looks high against that, ask for the per metre rate instead: it shows whether the price was worked out from your actual run of guttering or from a glance at the front of the house.

Priced separately

ExtraTypical cost
Conservatory gutter added to a visit£30 to £50
Downpipe unblocked, per pipe£20 to £60
External gutter wash, fascias and soffits£40 to £80
Gutter guards supplied and fitted, by others£200 to £500

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Our gutter runs straight into next door's. Do they have to book as well?

Not necessarily, though it helps. A shared run falls to one end, so clearing only your half leaves whatever is on theirs free to travel back the first time it rains hard. On your booking we clear your half properly and film theirs, which gives you something to show them. Where both halves go in one visit it is a single set up rather than two, and the set up is the part that takes the time.

Can the garage gutter be cleared from the ground too?

Yes, and it is normally the simplest run on the property because it is so low. The obstacle is not the height, it is what has been stored in the gap beside it. We need standing room for the tripod and a clear line for the pole, so bins, a chest freezer and stacked timber down the side want moving beforehand. If the gap is genuinely too narrow to stand in, tell us at booking and we will say honestly what can be reached.

How do I know the gutter was actually cleared rather than poked at?

You get the footage. The camera runs along the length before anything starts and again once it is finished, and the stills reach you the same day whether you were at the property or not. That is worth having here, because the rear runs on these houses cannot be seen from the garden at all, so before and after images are the only way anyone standing on the ground can check the work. Whatever we could not clear is filmed rather than described to you.

There is a green streak down the wall under the gutter joint. Is that a cleaning job?

Partly. The streak itself washes off, and on a rendered or painted elevation it returns within a season unless the reason for it is dealt with. Under a shared length the cause is usually the joint over the party line letting go, and that is a roofing repair rather than something clearing the gutter will fix. We clear the run, wash the face of the gutter and the wall as far as we can reach, and film the joint so you can show whoever quotes for it.

Do you cover the whole of Wollaton?

Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does gutter cleaning cost in Wollaton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of storeys, the length of the run rather than the house type, and whether the downpipes are blocked as well. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start gutter cleaning in Wollaton?

Within a week or two, longer through October and November when everything comes down at once. Drives on most properties, and we group Wollaton with Bilborough, Beeston and The Park Estate on the rota.
